DATO’ IR. MOKKAM SINGH BHULLARB.Eng (Hons), P.Eng, C.Eng, MIEE, AMP, PJK

CHAIRMAN

Dato’ Ir. Mokkam Singh Bhullar graduated with a Bachelor of Engineering (Hons.) from the University of Malaya, and joined the National Electricity Board in June 1964. He was posted to the United Kingdom for postgraduate work, upon his return; he was appointed the Consumer Engineer for TNB, Johor Bahru. He was promoted to District Engineer and subsequently Senior District Manager, before going into private practice. He purchased an electrical services company in 1979, and this company was renamed One Alpha Electrical Services in 2013. He was a pioneer in Electrical Consultancy from 1980, with an enterprise company called B. Mokkam Singh Consulting Engineers.

With his tenacity and determined nature, he was responsible for much of the infrastructure development for the Johor State Economic Development Corporation, with his design being implemented for business parks in Senai, Batu Pahat, Tebrau, to name a few. He is the father of 3 electrical engineers, and to date a grandfather having 8 doting grandchildren. He has been the President of the Malaysian Sikh Union, a body that looks after matters pertaining to the Sikh Community in Malaysia, as well as a past president of the Rotary Club of Johor Bahru. Besides being a Leader and Entrepreneur, he finds time for an occasional game of golf, having once shot a hole in one, at the Royal Johor Country Club.

IR. NASH BHULLARB.Eng (UK), MSc (UK), MIEM, P.Eng

MANAGING DIRECTOR

Ir. Nash Bhullar graduated from the University of Leicester, UK, where he obtained a First Class Honors Degree in Electrical Engineering in 1992. He commenced work with Alpha Electrical Services Sdn Bhd in September 1992. In June 1996, he pursued a Masters in Science from the City University, London.

He is a Certified Competent Electrical Engineer up to 33,000Volts, by the Energy Commission as well as a professional engineer certified by the Board of Engineers, Malaysia.

In 2012, Ir. Nash Bhullar achieved the qualification of Registered Electrical Energy Manager by the Energy Commission.

Nash has also served as an Area Governor for Toastmasters International and as a past President of the Johor Bahru City Toastmasters Club. In addition, he was a former President of Business Network International (BNI) for 2 terms.

Passionate about nature and Nash has climbed Mount Kinabalu. He has also done 2 parachute jumps from 2,200 and 14,000 feet as well as scuba diving at 20m below sea level. After competing two half marathons, he is now setting his sights on completing a full marathon.

Today Ir. Nash Bhullar is the One Alpha Group Managing Director overseeing all aspects of the business and continued expansion of the Group such as Energy Management and Trading. He is passionate about offering the best service and adding more value.

His aim is for One Alpha to be a vehicle for positive change in the world we live in. His contribution can be seen in the provision of education to needy children in Malaysia, Sri Lanka and Nepal.

At the start of 2013, the Management decided to combine the various companies that cover Electrical Services, Mechanical and Electrical Consultancy, Energy Management and Training, and Media, under the One Alpha Group.

The One Alpha Group is now a one-stop service provider. We serve clients throughout Malaysia from our head office in Johor Bahru and branch office in Petaling Jaya. We are incorporating the ISO: 9001 Quality Standard to improve our service to all our clients.

We have expanded in recent years and are fast becoming a group that is known for delivering consistently, with our core value being Integrity.

We have worked on increasing efficiency within the group and with the liberalization of ASEAN, we are poised to serve new clients in Southeast Asia in due course.

ONE ALPHA M&E CONSULTANTS SDN BHDEstablished in 1980 Mechanical & Electrical Consultancy Services. Initially known as B.

Mokkam Singh Consulting Engineers in 1980, now known as One Alpha M&E Consultants S/B.

Established 37 years ago, we currently have projects exceeding one billion Ringgit in Gross Development Value (GDV). In Johor, we are involved in the RAPID Petronas Development in Penggarang (GDV of RM500 million), as well as the Gelang Patah Iskandar City Square Mixed Development (GDV of RM850 million).In Melaka, we are the appointed M&E Consultants for the Government’s Affordable Housing Scheme called PRIMA with a GDV of RM100 million.

ONE ALPHA ELECTRICAL SERVICES SDN BHDEstablished in 1979 Electrical Services including Electrical inspection and

Certification. Inclusive of Electrical Servicing for Low and Medium Voltage Installations, Protection Relay Calibration and Thermography Scanning Service.

ONE ALPHA TRAINING & CONSULTANCY SDN BHDEstablished in 2002 A dedicated HRDF registered training company for the

requirements of industry. While we specialise in Engineering and Safety Training, we also offer Training in the areas of Soft Skills, Management, IT and Social Media as well as Technical Training. All our Modules are customised to meet individual customer

requirements, for both Public and In-House Training.

ONE ALPHA ENERGY MANAGEMENT SDN BHDEstablished in 2013 We offer both General Energy Management as well as in depth

analysis of how energy is used by our Client in their day to day operation. We have specialist energy auditors who will install and monitor the actual power consumption,on site, and we will recommend and implement methods to increase energy efficiency and reduce the operating costs for our clients.

We also specialise in analyzing our clients TNB Bills. In many cases, we are successful in obtaining a cheaper and more effective electricity tariff from TNB. We have a team of Registered Electrical Energy Managers to help our Clients comply with the Electricity Regulations. We follow up the service of our Energy Managers, with our professional report which highlights many ways for our clients to improve their energy efficiency and reduce their monthly electricity bill.

ENGINEERING SERVICES + CONSULTANCY

Today, One Alpha Electrical Services has diversified its range of services to include:

Electrical Inspection and Certification Services The scope in brief is to visit any installation such as a

factory, hotel, condominium, even a car showroom, to carry out a physical electrical inspection. We check that the premise is operating safely and prepare an electrical inspection report. We submit this report, called ‘Borang I’, to the Energy Commission within 2 weeks of carrying out the electrical inspection. This is a requirement by law under the Electricity Supply Act (1990)

TNB Bill Analysis We analyse our client’s TNB Bills and to provide a

comprehensive Analysis Report, with Graphs and Charts to help our clients better understand their electricity bill. We also check if they are on the correct TNB Tariff (some clients are on a higher TNB tariff, and we can help them to achieve substantial savings in their monthly TNB bill).

Energy Management We have a team of registered Electrical Energy Managers

who serve our larger clients, to help achieve realistic and measurable savings in their monthly energy consumption.

ENGINEERING SERVICES + CONSULTANCY

Testing of Protection Relays & Electrical Servicing Protection relays such as earth fault and overcurrent

relays need to be retested and recalibrated at least once in 2 years, under the Electricity Regulations. We also carry out preventive maintenance for Main Switch Boards, Electrical Panels, Power Transformers and other electrical equipment to improve the reliability of power supply.

Thermo Graphic Scanning Thermo Graphic Scanning uses specialised equipment to

detect abnormal conditions in the electrical system. The scan will reveal any hot spots or problems in the wiring, such as loose connections, or overloading in cables. This is a preventive maintenance service to reduce unplanned downtime especially for factories. This scanning reduces the incidence of Fires, as the hot spots can be detected and rectified. Many fire insurance providers require a yearly scan to be carried out and reduce their fire premiums for clients that have a good safety record.

Emergency Call Out We offer a 24-hours electrical emergency call out service.

If there is a black out at our clients premises, we will send a qualified person to identify the problem and carry out repairs until power supply is restored.

Electrical Training We provide in-house training for our clients to improve

their electrical safety as well as understand the basics of electrical operations. This is especially useful for non-technical staff.

Single Line Drawings (SLD) We provide up to date electrical line drawings, called Single Line Drawings, with Professional Electrical Engineers Endorsement. This is a legal requirement and our clients need to display these drawings in their electrical rooms.

Registration with Energy Commission We prepare the necessary drawings and documentation

duly endorsed by our professional engineers, for submission to the Energy Commission to help our clients obtain their registration licence. This is required by law.

Perbadanan PR1MA Malaysia was established under the PR1MA Act 2012 to plan, develop, construct and maintain homes for middle-income households in key urban centres by the Malaysian Government.

This development comprises of 2 blocks of 13 storey, 2 blocks of 12 storey and 2 blocks of 10 storey apartments with a total of 772 units and is expected to complete by 2019.

One Alpha M&E Consultants are the appointed M&E consultants for PR1MA homes project at Durian Tunggal, Melaka.

OVERSEAS PROJECT

Project Bodaiju Residence, Phnom Penh, CambodiaStart Date Nov 2015 till presentGross Development Value RM 108 million

Bodaiju is a few minutes’ drive to Phnom Penh International Airport and International Phnom Penh Hospital.

One Alpha M&E Consultants are certainly proud of being a part in this iconic development in the heart of Phnom Penh which has 380 units of condominium (13 storey). This project is expected to complete by early 2018.

MECHANICAL & ELECTRICAL CONSULTANTSOUR CURRENT PROJECTS

Start Date Jan 2016 Gross Development Value RM700 - RM800 million

The 3.5Ha development consists of one 37 storey 5 star hotel and one 4 star hotel, with a total of 800 rooms. There will also be a 37 storey Office Tower Block and a 4 storey convention centre. The development is expected to take 36-48 months to complete, from early 2019.

One Alpha M&E Consultants Sdn Bhd have been appointed as the M&E consultant by the developer, from Singapore.

Project Refinery and Petrochemical Integrated Development (RAPID),

Pengerang, JohorStart Date Jun 2015 till presentGross Development Value RM489 million

The Pengerang Integrated Petroleum Complex (PIPC) in Pengerang, is the largest Southern Oil & Gas investment by Petronas. Located on a single plot measuring about 20,000 acres, the project will house oil refineries, naphtha crackers, petrochemical plants as well as a liquefied natural gas (LNG) import terminal and a regasification plant.

One Alpha M&E Consultants participated in this mega project as the M&E consultant to the listed Mudajaya Corporation who will undertake the engineering, procurement, construction and commissioning (EPCC) of workers village and temporary construction facilities for the UIO facilities for RAPID.

This project will complete by mid 2017.

I was working as a Maintenance Technician with the Lien Ho Shopping Complex in Johor Bahru. That was when I met Ir. Nash during an electrical inspection of my building. We spent some time talking after the inspection, and he persuaded me to join the One Alpha Group.

It has been a very rewarding 9 years, and many a time, I am thankful to earn 3 or more times my past salary. One Alpha even sent me for a fully paid Thermography training course in Pattaya, Thailand and as a result, I am now a Competent Thermographer.

My salary continues to exceed my expectations, and I love the freedom and trust given to me. I travel widely to serve our customers throughout Malaysia. I love being a part of this team, and I continue to serve to the best of my ability.

I met Ir. Nash during his electrical inspection at my previous place of work. We had a short discussion which I later realised was an on the spot interview! He offered me a job immediately in the oneAlpha Group.

Over the past 7 years, I have been given different opportunities. Ir. Nash encouraged me to continue my studies and even offered to part fund this. Thus I embarked on a part-time course to obtain an AO (low voltage) Chargeman qualification.

Having achieved this, I am now enrolled to obtain my higher Electrical A4 qualification. Being a part of the family has been a huge benefit for me and has really opened up my career prospects.
