HVAC SYSTEM

999 North Capitol is heated and cooled by means of two centralized air handlers and a variable air volume (VAV) system. Two centralized air handlers provide conditioned air to each floor via centralized air ducts and floor air distribution is accomplished by means of a single air handler and VAV boxes on each floor.

Cooling is accomplished by means of two chillers (650 tons and 500 tons). Heating is accomplished by means of electric reheat coils in the individual VAV boxes, activated as needed during the heating season. Individual thermostats (pneumatic) control approximately 360 square feet of open space or 3 offices.

In addition the Building has a 1,200 ton commercial cooling tower that operates Monday through Friday from 7:00 a.m. to 6:00 p.m., and Saturdays from 9:00 a.m. to 1:00 p.m.

EMERGENCY GENERATOR

The building is equipped with a 400 kva diesel-powered generator. In the event of a power failure the generator powers the emergency lighting system, the fire system, returns the elevators to the ground floor, and powers one elevator to run.

FIRE AND LIFE SAFETY EQUIPMENT

Fire protection is accomplished by means of a fire alarm system, with the fire control room located on the ground floor. The system includes smoke detectors in the common areas, pull stations, duct detectors, a verbal alarm and strobe lights.

ELECTRICAL CAPACITY

Landlord shall provide sufficient electrical service to provide Tenant with five (5) watts per square foot of connected load, exclusive of HVAC and lights, averaged over the entire Premises.
