This delightful farmhouse has Georgian origins, but has been extended and completely modernised in the last 20 years, giving a wonderful mix of character feel and contemporary convenience. With five bedrooms and lots of living space, Blaenafon is ideal for an active family. Sitting in 20 acres of beautiful West Carmarthenshire countryside, it also offers considerable potential as an equestrian property or for anyone looking for the ‘Good Life’. The village has a primary school

and a short drive away is Glandy Cross with its petrol station and shop. The A40 (with its link to the end of the M4) and the popular town of Narberth are about 15 minutes drive away. Narberth recently featured in the Sunday Times as one of the best places to live in the UK. It has small supermarkets and a wide range of independent shops. There are also pubs, restaurants and leisure facilities.

Seller Insight Although quietly tucked away, Blaenafon is within easy reach of amenities, including a primary school and convenience store in

the nearby village. Narberth is very close for a more comprehensive range of facilities and also bars and restaurants. The property is situated at the foot of the beautiful Preseli Hills and within easy reach is the spectacular coastline giving access to the Pembrokeshire Coastal Path.

The present owners were looking for a spacious home and were immediately attracted to Blaenafon, despite its condition, because of the fantastic setting. Having the land which the property overlooks is a great advantage and provides a wonderful space to enjoy. Parts of the house pre-date the 1800’s but over the last twenty years they have completely renovated it to provide a practical family home. Georgian features have been incorporated as the home has been extended, maintaining a light and airy feel and taking full advantage of its position. The internal layout has been changed to give a stunning open plan area incorporating the kitchen, dining area and sun lounge. Providing a great family space, it is also ideal for entertaining and the sun lounge with its Georgian style arches opens out onto a spacious patio giving breathtaking views down the valley.

The external space has been given as much care and empathy as that inside. There is a spacious lawned area with plenty of space for family games and the small woodland at the top of the garden provides a wildlife habitat with an amazing display of snowdrops and then bluebells in the spring, whilst the adjoining organically managed land is mainly used for grazing.”

EXTERNALBlaenafon is accessed via a private lane, owned by the property. The land extends to about 20 acres, most of it is gently sloping and dropping down to a stream in the valley. The boundary is fully sheep fenced. Below the house is a large fenced off productive vegetable patch. The formal garden is approximately ¾ acre and is set mainly to lawn. Dotted throughout the garden are mature trees and shrubs. At the top of the garden is a section of woodland. To the front and side of the house is a slate terrace creating the perfect place to enjoy the views and ‘al fresco’ dining.

At the end of the private lane is a courtyard with parking for numerous vehicles. In the courtyard is a stone and block built double garage with an integral workshop. There are remote control up & over doors, a concrete floor and the building has power, lighting, and water. The integral large workshop with doors to the front and rear has a cloakroom with a WC and a wash hand basin. Stairs lead to a storage section above both the garage and workshop. Natural light comes in from three Velux style roof lights. On the other side of the courtyard are a range of stone and block outbuildings. The stone building, believed to be the original cottage, then a milking parlour and now used for storage is accessed via a sliding door and could potentially be converted into holiday let unit (subject to planning consent). Adjacent to this is a stone built log store with double doors and an open fronted storage shed.

ADDITIONAL INFORMATIONAll of the external windows and doors are double glazed. To the side of the house is the boiler room, housing a Grant oil fired boiler running the central heating and hot water systems. The boiler room also provides a useful storage and drying area.

DIRECTIONSFrom Narberth take the A478 toward Cardigan. Follow this road for 7.4 miles. You will pass through the villages of Clynderwen and Llandissilio. One hundred yards past the village sign for Efailwen on the right is a private gravel lane. Follow this to the end and you will arrive at Blaenafon.
