Compared to previous years it is evident that there is an upswing in the world economy and no tables were left unturned to impress with bold designs, expensive finishes and space-age technology in kitchen appliances.

The following trends were most notable:Natural and Engineered stone, Neoilith, Porcelain, lava stone and concrete were used extensively everywhere in kitchens and it was not unusual to see kitchens made entirely from these finishes (See photos 1&2)

“Hidden kitchens” are a 2016 trend that was ub iqu i tous a t Eurocuc ina. Ernestomeda presented an innovation that includes a moving surface that you can slide over your cooktop to cover it and hide a mess increasing your usable prep and serving space (see photo 3).

“Living” kitchens, where growing your own live ingredients in your kitchens without any sunlight is now possible thanks to Rosana's closed kitchen unit with drip trays and artificial sunlight (see photo 4).

Another innovation is the “invisible” induction cooktop. It looks like an expansive kitchen island, but the cooktop is contained within. 'Binovas model looks

like a regular marble island, but is made of a porcelain material and has a built-in, integrated induction cooktop. This allows you to prep, cook and serve on the same surface. You can prepare for the party and serve cocktails and snacks from the same surface! The only give-away that there's more than meets the eye are the small circles indicating where the burners are. When you want to cook, digital controls light up, indicating heat levels. Because it's induction, the rest of the space stays cool to the touch. When you're all finished, you can serve your guests from the island (see photo 5).

We just loved the bold fashion statement for the kitchen designed by Dolce and Gabbana for Smeg. Their funky, retro fridge design attracted a lot of attention (see photo 6).

Amid all the gorgeous kitchen designs at EuroCucina in Milan, many of the most exciting innovations were actually things you can't readily see — technologies that make life, cooking and cleaning easier. From fully connected kitchens to smaller technological advances in appliances, tech was the name of the game.

Smart Kitchens: Fully connected, smart kitchens make it possible to not only control and schedule the operation of

your appliances, but also provide a dashboard of your household life. Siemens presented a personalized system that is run from an app. On a busy morning, you can see your schedule, the time, weather and other parts of your day. The same app controls your coffee maker, dishwasher, washer and dryer, oven and refrigerator. Speaking of the refrigerator, the latest ones take picture of the contents so that you can check if you have milk or other groceries while you're away from home — even while you're at the store.

Whirlpool also demonstrated their fully connected kitchen, which can include a visual baby monitor as well as personalized cooktop settings sensitive enough to keep your coffee warm, or to warm up your baby's bottle (see photo 7).

As house prices continue to grow exponentially, averaging 15% to 20% per annum, the looming question is whether the “average” consumer can afford the property in the market. The general assumption is that if real incomes are growing at the same rate, then the current growth in house prices is supported by positive real demand from a growing economy versus skewed market dynamic. Eventually, this will have to realign completely to avoid market failure.

Over the past few years, the level of affordability has declined substantially as house prices rose faster than incomes. The affordability tracker is a ratio comparing per capita real wages to median house prices. It has receded to an all-time low of 0.51 at the end of 2015 based on estimates of income growth between 2006 and 2015. The 9% drop in affordability s ince 2014 suggests that income adjustments remain mute compared to housing prices. Ultimately, a value of 1 suggests that households are comfortably able to afford the property prices offered at market. 2007 was used as a base year for this measurement and the data suggests that wages would have to increase by 52% or house prices drop by that margin for consumers to have the same purchasing power in the housing market in 2016 compared to 2007

Other indicators such as interest rates, wage and house price inflation help in painting a better picture of the current market. From 2009 to 2012, average prices of goods and services increased supported mainly by a low interest rate environment which boosted overall demand thus fuelling consumption. House prices bottomed at the end of 2011 before entering a period of unabated escalation. The low interest rates could have played a role in supporting the growth but this should have levelled when interest rates started rising in 2014. Still, the rise in interest rates has been modest and intermittent, insufficient to shock and

consequently taper the demand in the housing sector. Regardless, the housing reigns need to be pulled in as current house price growth is double wage and interest rate growth.

Renta l , u t i l i t i e s and househo ld maintenance affordabilityThe current methodology of computing the Consumer Price Index factors in the growth in rent on a monthly basis across the whole country. In most cases, observed rent within the capital is adjusted annually by about 7% to 10%. However, within the CPI, the data shows a much smaller movement in wage growth of about 2% to 3% per annum over the past few years. Recently, this number edged higher to 7%, reflecting the c u r r e n t m a r k e t d y n a m i c s . T h e consequence of data irregularities is seen clearly in the adjacent graph which suggests that house price growth has been four times as aggressive as growth in rental prices. This we know to be incorrect. If this were the case, property would lose its appeal as an investment and people would have disinvested from property opting rather to rent where the growth in expenses are much lower.

In addition, property owners are faced with other costs associated with property. Munic ipal tar i f f s and the cost of maintenance are some of the drivers that suggest where and when individuals choose to buy property and whether or not they will be able to afford the running costs over the years. Ideally, wages should be able to cover the costs of these variable costs in order for consumers to maintain their standard of living. According to CPI data, overall household maintenance has remained af fordable s ince 2007. However the costs of electricity and water have greatly outrun the growth in real wages. In 2016, households need to earn an estimated 30% more to be able to afford the increase in water and electricity, when compared to 2007. The higher utility prices are mainly attributed to aged, overburdened water and electricity supply

in f ras t ruc ture which needs to be revamped. Additional supply will be needed in this sector if the growth in demand for these services continues at the current rate.

Affordability of general prices and credit situationOverall, consumers have been able to meet the average growth in prices with the wages that they have earned. Based on the low inflation recorded over the past two years, consumers have generally been satisfied with the growth in wages. But this does not include the growth in house prices as recorded by the FNB Housing Index.

There is a huge divergence between incomes and property prices suggesting that consumers may be forced to borrow aggressively to afford their homes. This impl ies that the average monthly repayments for a standard house have increased drastically since 2007 with consumers having to take on more debt to maintain their lifestyle.

The debt to service ratio produced by the central bank confirms and underscores this notion with the cost of servicing debt further rising since 2010 when interest rates started rising and consumers had to use a bigger portion of their disposable income to service debt.

ConclusionBased on the few indicators, an average consumer in the housing market is not a happy investor. Not only have the purchase price rose but also the cost to maintain the house.

Unless wages are adjusted accordingly over the next few years or major changes take place from the supply side to ease growth in house and utility prices, labour unrest will mount. This could potentially lead to strikes which would lower productivity and cripple overall production in the economy.

How do I apply?You, as owner, or your estate agent or property laywer, may apply at the Building Control Division of the City of Windhoek.

The cost?

You must pay N$575.00 in favour of the

City of Windhoek and you will need the

correct ERF number.

What next?

After your application, an inspector of the

City of Windhoek will call you, as owner, in

order to arrange an inspection of your

property.

The inspector will establish whether there

are approved building plans and whether

the approved plans are in accordance

with the structures on the property.

What if the inspection fails?

If the structures are NOT in accordance

with the plans, you will need to instruct a

competent draftsperson to draw and

submit new plans for approval to the City

of Windhoek.

The approval of these plans may take up

to 3 to 6 months, but the City of Windhoek

has provided an Agreement which allows

the Municipality to issue an Interim

Compliance until your plans are

approved. This agreement will have to be

signed by the Seller, Purchaser and

Municipality, and shifts the responsibility

of the plans to the Purchaser.

The Municipal agreement does not make

provision for the following and this will

have to be attended to before transfer of

your property:

Soaking in a hot tub can bring many health benefits. In fact, the word "spa" is an acronym for the Latin “salus per aquam”, which literally means "health from water." Ancient cultures - including the Egyptians, Greeks, and Romans - used spas for therapy and relaxation. In more recent times, natural hot springs around the world were a popular vacation destination for those who could afford the indulgence.

Spas and hot tubs have changed dramatically since the days of soaking in natural mineral spas - but the reasons they feel just as good today remain the same. There are three simple principles that affect the body.

Warm Water

Everyone knows that a hot tub is hot - it's right there in the name! But not everyone knows of the great benefits to the body when you spend a few minutes in your spa.

When your body absorbs heat, several subtle physiological processes occur. First, as your body warms up, blood flow is increased. The warming of your blood causes your blood vessels to dilate. Blood pressure is subsequently reduced - often in as little as 20 minutes.

Additionally, the hot water also causes muscle relaxation as heat from the water is carried deep into your muscles. So while you are soaking in a spa, your blood doesn't recirculate at a reduced temperature. It returns deep within your body at a warmer temperature than before, delivering therapeutic heat where other treatments cannot.

Even the fittest among us has a lot of weight on our joints. Think of your feet and ankles - they support almost all of your body's weight - every day, all day long. Other joints are constantly in motion - your knees, elbows, and wrists, for example. And unfortunately, everyone either has experienced some sort of back pain, or knows someone who has.

This obviously reduces the strain on our joints, by giving them a little "down time" from the daily grind. Method

Preheat the oven to 180ºC and grease a 1.5-litre baking dish with butter.

Peel, core and chop the apples, then place in a pan with 50g of the sugar and 2 tablespoons of

water.

Cover and cook, stirring now and then until the apple breaks down. Spoon into your dish, leaving

the excess liquid in the pan.

Beat the eggs with the remaining 50g of sugar until fluffy, then stir in the vanilla extract, sift in the

flour and spice and fold together.

Pour the batter over the apples and bake for 30 minutes, or until an inserted skewer comes out

clean from the sponge.

Dust with icing sugar before serving. Delicious served hot with ice cream or custard.

Winter time is soup time, no-one can resist a hearty bowl of homemade vegetable soup, loaded with vitamins and minerals to boost and protect our immune system. It's an affordable, nutritious meal, no need for expensive protein products, substitute with legumes such as dried lentils, peas and beans or even barley. Vegetable soup is rich in fibre and will ensure a healthy colon.

TURNIPS – don't really come to mind when thinking soup, yet they are loaded with flavour and so easy to grow. Not only do they enhance the taste of soup, but will do the same when added to curries and stews. Don't discard the top greens, just as tasty in any of these dishes. A winter veggie second to none, the colder, the better!

Start Planting: select a sunny spot and work in an ample combination of compost and coco peat together with 60gr/m2 of Efekto's 2:3:2. Within 30 days you should be able to harvest and if you want a constant supply until spring, prepare 3 small beds and sow 14 days apart. Turnip seedlings don't transplant well, therefore plant directly in the soil, 1cm deep, 15cm apart with 5cm between rows. No further follow up fertilizer is required and soil need to stay moist only, waterwise indeed! A lack of space? Turnips can be successfully grown in wide containers.

Pests and Diseases:Turnips can be attached by aphids and flea beetles. Prevention is better than cure – spray foliage fortnightly with a natural spray by blending garlic (or just wild garlic – Tulbaghia) and Artemesia leaves with half a litre of water. Keep weeds in the garden at a low level to control flea beetles.

PLANTING PEAS another cold crop season.“If a girl finds nine peas in a pod, the next bachelor she meets will become her husband.”

Ÿ Soil should drain well, so add sufficient compost or old kraal manure together with some coco peat.

Ÿ Add very little of Efekto's 2:3:2, peas are very sensitive to too much nitrogen, like other legumes, pea roots actually fix nitrogen in the soil, making it available for other plants. Add some of Efekto's bonemeal or superphosphates for root development. Peas will also appreciate a good sprinkling of wood ashes when preparing the soil.

Ÿ Peas are extremely water wise, water sparsely unless plants are wilting.

Ÿ Keep peas well picked to encourage more pods to develop.Ÿ Pick peas in the morning after the dew has dried – they are

crispiest then.Ÿ Always use two hands when you pick peas. Secure the vine

with one hand and pull the peas off with your other hand.

Interesting Facts:Ÿ A veggie? Actually a fruit as seeds develop from a flower.

Ÿ Green peas are the immature seed of dried peas, often called field peas.

Ÿ Dried peas have been eaten for over 5000 years and were a staple in the Middle Ages. Field peas were easy to grow and saved many from starving.

thŸ Fresh green peas did not become popular till the 16 century.Ÿ Canada is the largest producer of peas in the world!

Healthy for the environment:Ÿ Peas work with the bacteria in the soil to “fix” nitrogen from the

air and deposit it in the soil, reducing the need for artificial fertilizers since one of their main ingredients is nitrogen.

Ÿ After peas have been harvested the remaining plant easily breaks down to create more organic fertilizer for the soil.

Ÿ Once again – peas are able to grow on minimal moisture, making it a perfect crop in areas not needing irrigation or using up valuable water supplies.
