Thus we have stated above about the hotels but there are hotels which are environment friendly and it doesn’t cause much harm to the environment which are also known as Ecotel Hotels.Over here the Ecotel Hotels are defined as “a hotel or accommodation that has made important environmental improvements to its structure in order to minimize its impact on the environment”. These hotels are also termed as Eco-Friendly hotels.

The purpose of learning about Ecotel is that in this age where global warming has been a cause of concern in the world. This can be a solution/measure taken up by hotel industry to come in terms with the environment. Ecotel hotels are also said as hallmark of environment sensitive hotels.“ ECOTEL is a great concept that any Hotel should be after.Ecotel is a new concept in hospitality that claims to work for environment protection and preservation. All eco-certified hotels must pass a detailed inspection and satisfy stringent criteria designed by environmental experts. The Ecotel certification process requires undercover inspections and staff interviews. The first Ecotel certified hotel was hotel NEW YORK VISTA in the year 1994. MR VITHAL KAMAT of KAMAT GROUP OF HOTELS brought the concept of ecotel to INDIA through his hotel known as Hotel Orchid. Hotel Orchid was the first Ecotel certified hotel not only in MUMBAI and INDIA but also in ASIA.

This project report contains all the vital information about Ecotel hotel right from its functioning to its contribution towards the environment. It tells us about the hotels and the 5 globes the Ecotel hotel acquires and many more in easy words a detail analysis regarding the Ecotel hotels. The data collected was really very interesting. The primary data collection was really interesting. A visit to Hotel Rodas was made regarding the project. Through the G.M. of Rodas a detail research and analysis of working of Ecotel was known more in depth. According to them Ecotel hotels give more emphasis to customer satisfaction and concern for environment rather than profit maximization. The hotel does earn a very good amount of profit but at he same time show concern to the environment. The secondary data was collected fro newspapers and magazines as well as Internet surfing. After meeting the G.M of Rodas and collecting data, proper analysis was made regarding the project.

Lot of hotels have turned into an Ecotel hotel and Ecotel drive would be very much successful in years to come. These hotels right from the construction to their waste disposal are formed in a way that they do not cause any harm to the environment.

1) WHAT IS A HOTEL? A) DEFINATION AND INTRODUCTION OF HOTEL: A hotel is an establishment that provides paid lodging, usually on a short-term basis. The provision of basic accommodation, in times past, consisting only of a room with a bed, a cupboard, a small table and a washstand has largely been replaced by rooms with modern facilities, including en-suite bathrooms and air conditioning or climate control. Additional common features found in hotel rooms are a telephone, an alarm clock, a television, and Internet connectivity; snack foods and drinks may be supplied in a mini-bar, and facilities for making hot drinks. Larger hotels may provide a number of additional guest facilities such as a restaurant, a swimming pool or childcare, and have conference and social function services.

In India, the word may also refer to a restaurant since the best restaurants were always situated next to a good hotel.

B) CLASSIFICATION OF HOTELS

The cost and quality of hotels are usually indicative of the range and type of services available. Due to the enormous increase in tourism worldwide during the last decades of the 20th century, standards, especially those of smaller establishments, have improved considerably. For the sake of greater comparability, rating systems have been introduced, with the one to five stars classification being most common and with higher star ratings

indicating more luxury. Hotels are independently assessed in traditional systems and these rely heavily on the facilities provided.

E.G The Taj Mahal Palace & Tower in Mumbai is one of India's most famous and historic hotels followed by the Ritz Hotel in London, UK and many other hotels known for its service and hospitality.

2) INTRODUCTION TO NEW CONCEPT OF ECOTEL HOTELS:

Ecotel hotels are defined as “a hotel or accommodation that has made important environmental improvements to its structure in order to minimize its impact on the environment”.Traditionally these hotels were mostly presented as Eco Lodges because of their location, often in jungles, and their design inspired by the use of traditional building methods applied by skilled local craftsmen in areas such as Costa Rica and Indonesia.Today the term has developed to include properties in less “natural” locations that have invested in improving their “green” credentials.According to this site the correct definition of an Eco Hotel is a property that fills a majority of the following Criteria:Dependence on the natural environmentEcological sustainabilityProven contribution to conservationProvision of environmental training programsIncorporation of cultural considerationsProvision of an economic return to the local community .

Getting an Ecotel Certification for a hotel means that the hotel is completely environment friendly. Each of the hotels applying for the certification need to fulfill certain criteria and the norms set by the authorities before they are awarded the Five Globe Certification Award. In an audit conducted by HVS International, the 5 key areas for ecotel certification were inspected. The five criteria for Ecotel certification which were fulfilled by The Lagoona Resort are:

3) DETAILED STUDY ON ECOTEL HOTELS:

ECOTEL ® - The Hallmark of environmentally Sensitive hotels

The ECOTEL® Collection is an exclusive group of International inns, hotels and resorts that define the concept of environmental responsibility in the hospitality industry. All Ecotel certified hotels must pass a detailed inspection and satisfy stringent criteria set by environmental experts.The Collection began in 1994 when the New York Vista Hotel re-opened as the world's first Ecotel certified hotel after the bombing of the World Trade Center. Since then over 1100 hotels, resorts and inns have applied (but not qualified) for the certification. Currently, there are only 34 Ecotel hotels in the world, out of which only 3 are 5-star hotels with the 5-globe certification.

5 GLOBES (CRITERIA AND INSPECTION) OF ECOTEL:

The Ecotel Certification is based on five areas of environmentalism, each of which is designated by a Globe award. These five areas are referred to as the ‘cornerstones of environmental responsibility’ or simply as ‘Globes’. These Globes are:

1. Energy conservation:

This requires the existence of a formalized framework to actually reduce the energy consumption of the hotel. For instance, whether the hotel has been designed and constructed keeping in mind maximum energy conservation. Factors like whether minimum lighting is

being used, the extent of involvement of the guests as well as the employees etc. also make a difference to the final score

2. Water conservation:

Evaluates the effective conservation of water in all departments of the hotel, across all levels. The extent to which water is recycled and utilized is also considered an important factor. Again, all employees are expected to be well versed with the water conservation operations of the

hotel.

3. Solid waste management :

The hotel must effectively recycle and manage waste wherever generated. Proper systems for collection, recycling and disposal of these wastes in all departments of the hotel are a must for the Ecotel certification. Moreover, all employees of the hotel must undergo training in the

basic solid waste management techniques.

4. Employee environmental education:

Evaluates how involved the employees are in the efforts of the hotel to contribute towards the environment. The hotel should have training modules in place for employees at all levels to familiarize them with the eco-friendly initiatives of the hotel.

5. Environmental commitment:

The hotel/ resort/ inn must demonstrate the existence of a formalized commitment towards the preservation and enhancement of the natural environment. It must, through

all operations, activities and written statements, communicate its commitment to the environment. For e.g. the mission statement of the hotel/ resort must mention its environmental dedication. Additionally, every hotel should have a green team headed by a member of the top management ensuring that all departments are working in consonance with the hotel’s mission of environmental responsibility.

Incidentally, the Five Globe Ecotel Certification Awards have been given to a few select hotels the world over. In Asia, the first Five-Globe Certification award went to the Orchid Hotel, Mumbai.

The design of the Floatel has been made with the following criteria :

Fully loaded draft not exceeding 6 ft. (about 100% cushion over the lowest draft available at the location)A tested anchoring and mooring system, which is to be able to withstand all kinds of tidal currents and bore times.

GB Marine Pte Ltd. (GBMPL), Singapore made the detailed design of the Floatel calculating the mooring forces with the parameters indicated by M/s.Geo Hull Ltd., and further prepared the "Estimated Intact Stability" for the Floatel. The anchoring system was designed consisting of 4 numbers of 1.5 ton LWT Danforth anchors for extra safe anchoring purposes and mooring to the shore with 62 mm chains.*

Based on the design made by GBMPL, the Floatel was built by M/s.Lian Yi Ship-building and Construction Co. Ltd. (LYSCL) at Singapore. The anchoring and mooring system were also fabricated by LYSCL at Singapore. The entire fabrication and construction work was carried out under the supervision of GBMPL.

The entire hull of the Floatel was tested and certified by M/s. Bureau Veritas, Paris, at Singapore on the basis of data of Kraufkramer Ultrasonic Thickness Gauge Tests undertaken by M/s. Scantech NDT & Inspection Pte. Ltd., Singapore.

The proof load test for the anchors was undertaken by M/s. ABS Marine Services Inc, USA in Singapore. The anchor chains were tested and approved by Lloyds Register of Shipping at Singapore.

Construction of rooms, service areas and other finishing work on the Floatel, the detailed design and drawings were made by GBMPL. While the facilities were being designed, MFL engaged the services of an architectural firm M/s. Ghosh, Bose and Associates Pvt. Ltd. (GBAPL), to advise GBMPL on the norms required for obtaining approval of various Indian authorities, including Kolkata Municipal development Corporation, Ministry of Tourism, Govt. of India etc. GBMPL is one of the reputed architectural firms in Kolkata, having associated with construction of several prestigious buildings including multi-storied office buildings, industrial complexes, airports, hotels etc.

GBMPL, in addition to the services provided while designing the Floatel, also conducted The Environmental Impact Study (EIS) of the project.

Presently, the Pontoon of the Floatel is classified by Indian Registrar of Shipping (IRS - 100AI) and also Govt. Fire fighting, rescue and evacuation

certificates equivalent to the standard of Lloyds of London.

* GBMPL, based at Singapore, is engaged in providing services for Naval Architecture, Marine project management, Shipyard Production Design, Establishing Stability Criteria for marine vessels, Supervision of Construction, Investigation of problems related to operation of ships and other vessels etc. The company also rendered its services in designing a "Floating Hotel" to be located at Indonesia.

The properties in Mahabaleshwar, Lonavla, two in Goa and Pune, Hyderabad and Bangalore, are all upcoming hotels in different stages of construction and are in the process of getting certified. Speaking to Express Hospitality, Harinakshi Nair, senior associate, Emote certification, from HVS International, said, "Hotel Gautham in Mahabaleshwar will be the first to get its certification next month. Only the properties in Hyderabad and Pune will be managed by Concept Hospitality, while the others are new, individual groups in the industry."

In an effort to include more hotels in Emote collection, HVS International also plans to certify properties in Sri Lanka, Nepal, Pakistan and other neighbouring countries in the next five years. Positioning a new hotel in the market place is a very important aspect of marketing. With spiraling prices and huge costs of development, it has become mandatory to implement innovative ideas for marketing a hotel. It is equally important to understand that the development itself is a long process and as such the hotel industry has a long gestation period. To partly fund the project cost, some of the projects are designed as multi use projects in which a certain percentage of the hotel rooms are pre sold, so that the owners have some capital. launched The Orchid Advance Locality Management (ALM) trust. The trust is going to act as a platform for all the ALMs of the city and is going to guide them to pursue various environment friendly programmes. Besides that five ALMs registered with the trust would be awarded.The trust, which would be actively supported by the government, would help in inculcating environment consciousness among the citizens of the city. The trust would also provide support in terms of educating the ALMs. Apart from the launching of trust, a 12-year old student, Shradha Teli and four others were felicitated for their contribution towards the cause of environment.

The other four are Ajit Kumar Jain (Officer on Special Duty) for Solid Waste Management, Shrikrishna Shripad Bhagwat (Officer on Special Duty) for Advance Locality Management (ALM), Mrudula Saptrishi, a technical director with Vermigold Ecotech Pvt Ltd and Times Foundation. Shradha Teli has been

selected for a project- " Dyeing with eco-friendly natural dyes", which she did for the state level science exhibitionheld at Wardha. A student of JB Vacha school, Mumbai, Shradha bagged 2nd position among 270 schools, which participated in the exhibition. The Times foundation has been choosen for the various environment related issues, it has taken up from time to time, since its formation.

The two OSDs with the Brihanmumbai Municipal Corporation, Ajit Kumar Jain and Shrikrishna Shripad Bhagwat have been spearheading the ambitious project of making Mumbai garbage free. The project launched by their combined efforts has been successfully turning more than 30

tonnes of garbage into manure. Whereas,Mrudula Saptrishi, successfully executed India's first vermicomposing project to process five tones of market vegetable waste per day, which now produces more than 500 tones of 100

per cent natural organic manure at Dadar, besides Executing vermiculture project for The Orchid . Besides that an energy efficiency seminar was also conducted for the hotel industry in the morning. The technical director of Kamat Hotels, P Kannampilly spoke about the various measures adopted by The Orchid, which has resulted in saving precious energy.Commenting on the initiative the CMD of Kamat Hotels, Vithal Kamat said, "this is yet another programme launched by us to make our contribution towards the environment". "Recognising people's effort is going to instill a confidence not only in them, but would also motivate others to do well too", he added.

What is ALM ?Advance Locality ManagementAdvance Locality Management (ALM) as the name suggests is a concept to manage the locality and its sorroundings. Undertaking projects to beautify the city is doing the same. As a first step towards it, the garbage and filth of the area is

segregated and removed with the active participation of local authorities and citizens. Subsequently various projects such as building a vermiculture plant, tree plantation drive and other beautification projects are undertaken. Apart from reducing the pressure on BMC to pick the garbage, it also adds up as a means of earning for the said ALM . The concept of Advance Locality Management (ALM) is existing in the city for quite sometime. Infact, it was in the year 1997 that it was first implemented at Joshi Lane, Ghatkopar. The idea behind ALM is to promote a partnership between the citizens and the municipal corporation. As on today there are over 500 ALMs in the city. Though the ALMs have been working for sometime, there is no coordination between the various ALMs. With the The Orchid ALM trust coming into being, a new dimension would be given to the whole concept of locality management.With the government endorsing the trust and the OSD of ALM, Shrikrishna Shripad Bhagwat actively participating in it, the trust is going to act as a platform for the BMC, police and citizens. World Water Day - March 22 Launch of Rain Center: Lotus Suites along with Eureka Forbes Institute of Environment and Rachna Sansad launched the Rain Harvest Center. The launch took place on the occasion of World Water Day - March 22. On this day the assembled audience of about 100 Mumbaikars came together at the unique Euro Enviro Park and took the '5 Point Pledge' to follow practical water savings tips everyday that would result in each of them saving 40,000 litres of water annually. This translates to a savings of 2 Million Litres of water.

The 'Water Harvesting Centre' is for education, demonstration and guidance on Rainwater harvesting. It has live models of rainwater harvesting on permanent display and documentation of actual work. Consultancy on Rainwater harvesting at sites will be provided without cost. This is the second joint initiative of the three organizations after the successful first ever 'Harvest to harness' rainwater harvesting contest last year

VERMICULTURE

The Lotus Suites practices waste segregation at all levels of waste output. Thus we are able to segregate the dry waste from the wet. The wet garbage is then compost at source. Onsite composting pits ensure that we are able to degrade our wet waste and reuse the compost as organic manureFurther we have also initiated the Nirmalya Composting. TIPSOxygen: Worms are aerobic digesters. They require oxygen just as we do. It diffuses through their skin and they exhale carbon dioxide by the same process. If their environment becomes anaerobic, they will seek more favorable conditions. The louvered vents in The Worm Farm bin provide enough oxygen for the worms to survive, but it is recommend that you periodically fluff the bedding with a garden fork or trowel to help aerate it.

Temperature: Redworms( Eisenia Foetida ) are most active at room temperature. However, they will toleratea range of +40°F to +85°F. If the worms freeze, they will die. The Vermiculture Pits are kept out of direct sunlight.

pH: This is the single most important condition to monitor regularly.Extremes in either direction may damage or kill worms. A pH between 7 & 8 is ideal for Redworms.High pH (alkaline): Adjust by adding a mixture of three (3) parts water to one (1) part white vinegar. Low pH (acid):adjust by adding crushed egg shells, oyster shell fluff, powdered limestone (not hydrated lime), or

even baking soda. Egg shells work best or you can use athletic field lime. Excessive quantities of coffee grounds, orange, lemon or other citrus peels are acidic and can contribute to low pH conditions.

Light: Although worms have no eyes, the sensory receptors in their skin are sensitive to light, particularly light of mixed wavelengths. When exposed, they will bury themselves in their bedding and will stay there until it is dark again.

Reproductions: Redworms reproduce quickly and frequently. You will discover small, oval shaped cocoons throughout the bedding. Each cocoon contains one to several baby worms and will take several weeks to hatch. Baby worms look like tiny, white threads. An egg-shell is added to the bedding because worms requires some calcium to reproduce. The worm population is controlled by the limitations of their environment, so you don't have to worry about being overrun by worms.

Vibration:Redworms will try to leave their home if it is located on or near a source of vibration (e.g. on top or next to a refrigerator).

6) ENVIRONMENT MANAGEMENT SYSTEMS - A Tool for Greening the Hotel Industry

Hotel industry, because it sees itself as environmentally "clean", has been relatively slow to acknowledge the fact that it is the most resource consuming industry.One of the most critical elements of becoming an environment-friendly hotel is the adoption of a new culture that extends throughout the hotel organisation, and between the hotel and its guest, local community, and even its vendors.Today, hotels have implemented environmental programs such as water conservation, composting and maintaining gardens in the city, but it is typically not done as part of a larger management system, nor is it integrated with other environmental programs. The EMS can be viewed as the integration of multiple environmental programs. In fact, environmental programs are typically designed to address a specific environmental problem or issue such as recycling or composting solid waste; or are focussed on a specific department such as a linen reuse program in housekeeping and laundry. In some instances, particularly for smaller hotels, environmental programs may involve multiple properties, such as sharing the cost of a bottle for glass recycling, selling the food waste to the piggery.

An EMS takes the following approach to address its environmental issues (or aspects as they are referred to in the standards).

lThe core team is formed with one member from each department of the hotel. The team is co-ordinated by the Management Representative (MR).

l

First step is to identify the inflow and out flow of each activity of each department and then identify the related Environmental aspect and impact. (under consumption of energy, water, paper, generation of solid waste, waste water etc.)

l

Then, an assessment is done to determine what improvements can be made, how much does it cost, and what type of changes in consumption or waste generation are expected. The assessment also allows you to establish a baseline against which changes should be measured.

l

A hotel sets objectives like reducing water consumption, or reducing solid waste for the entire property. Each objective is supported by a set of specific targets, such as introducing towel and linen reuse program by specific time period say, Dec 31st, or install low-flow taps in guest rooms and staff locker rooms by Nov 1st.

l

The individuals, or departments, responsible for achieving the targets are identified in the action plan. Greatest improvements are made through changes in staff procedures which are termed as operational control procedures.

lFinally, the impact or results, in terms of changes from the baseline, must be measured and documented. This provides the necessary feedback to determine whether the EMS is working.

An effective EMS can help a hotel assure its guests of its commitment to environmental management as partners in programs such as recycling, linen and towel reuse, etc. It can set specific and realistic performance objectives and targets, and allows the hotel to monitor whether the objectives and targets are being met or not.The Indian hotel industry is positioned to reinvent itself in a way that improves profitability, enhances guest relations, builds bridges into the local communities, and preserves the natural environment. Over the past two years, this trend has been translated into results in India in the form of implementing the Environmental Management System-ISO 14001 in hotel

This article presents a case study of three hotels, demonstrating the power of becoming an environment-friendly hotel by adoption of environ-mental management system (EMS), a comprehensive organisational approach designed to achieve environ-mental care in all aspects of operations. Partnering environmental protection with cost-saving environmental improvements and best practices, these units represent a model for the hotels in India and South Asia for environmental assessments and actions, as well as voluntary environmental audits that can lead to ISO 14001 certification.

Implementation of Environmental Management Systems - ISO 14001Case StudiesA. The Orchid Hotel, MumbaiSuccess through team work

Tajinder Narang, Ann Shaw (Training Department), The Orchid, Mumbai.Launched in 1997, The Orchid, Asia’s First Ecotel Hotel, a leading landmark in the city of Mumbai, has gained international importance due to its pioneering efforts in the eco-friendly sphere. The Mission Statement of The Orchid sums up its core values in accepting responsibility for living in close harmony with nature and community. In continuation to this Orchid has reinforced its commitment to eco-friendly practices by achieving the ISO-14001 Environment Management Systems certification in just twelve months of commencing the process. When the management decided to lead the way in reflecting the hotel’s intrinsic values, little did they realize then that the venture would place the hotel at the very top.It started with the formation of the core team headed by the Management Representative (MR). The initiative was executed by involving the team – HODs, department representatives and internal auditors. The MR being a team player streamlined the entire initiative, and was able to not only foster team spirit and use the principles of the Orchid culture, but he was able to tactfully handle the Orchid team members and channelise their energies in the right direction to achieve the goal.Inspite of being an ecotel where the Orchidians have been already practising environment-friendly systems and procedures, it was a challenge for the Orchid team to find ways and means to go further in this endeavour. Each Orchidian rose to the challenge to document and implement the ISO 14001 environment management systems. The

Orchid Hotel is located conveniently, midway between the Sahara

system was audited by Bureau Veritas Quality International (BVQI) and was found to be in accordance with the requirements of the environment standard ISO 14001. During the process and inspite of a busy period in terms of occupancy, approximately 80% from May 2000 to May 2001, the Orchid team stuck to their guns and went through a structured program provided by consultants "Development Alternatives.

International Airport, and the Santa Cruz Domestic Airport. Spread across a total area of 75,644 sq. ft. the six-storey building has 245 rooms.

 It is not really an easy task for Orchid to strike a balance between environmental improvement and five star deluxe hotel service. But Orchid’s genuine desire to reduce adverse environmental impacts without sacrificing five star service can be seen by taking a glance at its everyday operation, even the slightest aspects.

The Orchid has been the proud recipient of several international and national awards, however this recent achievement has been quite special, because it involved constant interaction again and again and thorough training at all levels of the orchid to achieve the desired standards. The MR adds "that no one can ever take from the Orchidians those moments during the process of interaction – fun, teamwork and contemplation during the journey to achieve this goal".

 l Energy saved, at the push of a button on the Bedside Control Panel (a

unique "Ecoswitch", which automatically increases the AC’s thermostat by two degrees in 2 hours), without affecting comfort levels. Guests, who generally participate actively in this venture, are then rewarded and motivated with Certificates and a free subscription of the environment-based magazine ‘Sanctuary’. About 16,000 guests used the Eco-Button and saved energy.

l Packaging was reduced by 30% by our suppliers, which also brought down waste.

l For the aesthetics, potted plants here used instead of cut flowers.l  The Restaurant doesn’t use the table cloth and thus reduces the load on

laundry.The ISO 14001 initiative has been the result of "The Orchid team work, persistence and culture – we will exert vigorous effort such that others join in enthusiastically". Quality is never an accident, but the result of hard work and dedication, and this is what has paid rich dividends. Today, the Orchid

Hyatt Regency, DelhiBenefits of Cost ReductionMr. Atul Bhatia, Assistant Director, Hyatt regency DelhiThe Environmental Management Systems (EMS) of Hyatt Regency, Delhi covers all environmental aspects associated within the boundary wall of the hotel arising out of its activities, products and services. This standard (ISO 14001) enabled the hotel to establish an effective EMS, achieve continual improvement of environmental performance and ensure environment related regulatory legislative compliance. EMS allowed the hotel to address, control and improve the short-term and long-term impacts of its activities, products and services, thereby helping to operate in an environmentally responsible manner, anticipate and meet growing environmental performance expec-tations. The total timeframe of EMS implementation took fourteen months. Initial six months went in carrying out the detailed initial environmental review and prioritising the significant environmental aspects, so as to act immediately towards minimising the adverse environmental impacts. Hyatt Regency, Delhi is the first hotel in the world under Hyatt International chain to get the ISO 14001 certificate from Det Norske Veritas (DNV), September 2001.

The main challenge faced while implementing the EMS was that most of the core group members representing various departments took the initiative as an additional burden since they felt that a lot of time was spent in documenting and reviewing their day to day work under the initial environmental review. But later, the same group realised that it gave an opportunity to observe their own activities in an environmental perspective. The second major challenge was acquiring support from the management. In terms of the commitment on part of the management, the key was in identifying the environmental aspects, which affected the organisational activities, products and services.

Hyatt Regency Delhi, a ten storey five star hotel of 518 rooms is located in the heart of New Delhi.

At Hyatt nobody-out of conviction- now asks whether the relatively high expenses for the introduction of the Environmental Management Systems have paid off financially for the company. Due to the transparency of the processes, it has been possible to detect optimisation and cost saving potential.

Engineering Department – Outstanding Initiatives

The detailed process flow analysis for each and every utility and function of engineering department was done as part of the initial environmental review. This helped in understanding the operational efficiency (performance) of utility and the related environmental impact caused by the operation. Among all the identified environmental impacts, the significant ones (resource conservation possibilities) were identified to take appropriate action, such that adverse environmental impacts could be reduced. The actions are designed as detailed environmental management programmes and related operational control procedures. Some of the initiatives taken in conservation of resources are mentioned in Table-1. The payback period for all the initiatives taken was less than eight months. The total energy saving (including electricity and all other fuels used) achieved in the year 2001-2002, as compared to that of last year was 11.83% — amounting to a saving of over one crore rupees.

Implementing ISO 14001 - A Challenge

Mr. Ashok Gupta, Director, Best Western Radha Ashok, MathuraThe process of EMS –ISO 14001at Best Western Radha Ashok, Mathura, a three star hotel of 25 rooms was initiated in June 2000. To gain the public image of being Asia’s first three star hotel to be certified as ISO 14001 became a driving force for the hotel’s pursuit of the environmental management standards. Before implementing its EMS, Best Western did not

formally know how its actions and processes impacted the environment. It was through the rigorous exercise along with the employees that Environmental Aspect and Impacts of each department of the hotel was identified. For the significant environmental aspect, the objectives and targets were set. The focus was on energy conservation (electricity and LPG). In addition to implementing the environmental policy, Best Western has to comply with the statutory requirements on environmental protection for hotel industry set by the government .There are several areas that different ordinances cover, such as water pollution control, air pollution. One of the major achievements under EMS was that emergency preparedness plan was designed for the hotel which is usually overlooked in smaller properties.Best Western believes that EMS can only be successful if it is "experienced" by the employees. Humans are the critical factor in the system. Accordingly, in the implementation phase, the first step of Best Western was to convince and motivate the employees. The major barrier to implementation of EMS was the lack of human resource rather then financial ones. It was also true that the environment was not a core business issue in the hotel and the lack of allocation of resources conspired to keep the status of environmental issues low on the business. Inspite of these barriers, the continuous commitment of the top management resulted into the successful implementation of EMS.As a result of the increased transparency of the processes, it has been possible to detect optimisation and cost saving potential of the hotel. Further benefits are a general enhancement of the company’s image and a positive effect on the relationship with the competent authorities.It is not excessively complicated to implement an Environmental Management System, but it does require a methodology and strict adherence to a series of steps, in order to build it on a solid foundation and ensure that it is suitably adapted to the real situation of the hotel concerned.Somehow, a way have to be found to give environmental management the same sort of attention as financial management, marketing management, and human resources management. Like these, it has to be an integral part of every decision the hotel makes. It cannot be a specialist area for engineers or legal advisors or even the public relations department. It cannot be driven by a need to meet the minimum standards or just to comply with the regulations. Environmental Management must become ingrained into the hotel’s very being.

Buildings go green

Chief minister Vilasrao Deshmukh has gone on record to say that vertical development is the only panacea to the city’s infrastructure ills. In that case, it becomes imperative to question whether fast-depleting resources like power, water and fuel can keep pace with this rampant growth. It is here that energy efficient buildings can play a role. Several city based organisations and builders however, have realised the potential of energy efficient structures commonly known as ‘green buildings’ and the huge savings in resources that would accrue in the long run.

Ecotel Hotels which owns Orchid and Rodas hotels in the city, is one of the first hotel chains in the country to market itself as an environment friendly hotel and has made considerable savings by its efforts. “We save close to 15-20 per cent of electricity costs each year. Everything - from interiors, architecture, plumbing and electronic devices of the hotel - are designed to cut down on energy usage and wastage of resources,” says Daniel Chatterton, front office manager with Rodas Hotel at Powai.  At Rodas, the building design itself is unique; a four feet deep swimming pool is located on the roof of the building insulating the structure from heat while double layered walls reduce surface radiation. Water, which is also a scarce commodity in the city, is meticulously conserved by recycling. Hundreds of gallons of sewage water is recycled within the hotel premises itself. This water is then used for gardening and air-conditioning.   However, what’s really amazing about Ecotel is that it gives guests a chance to contribute to the energy saving effort by pressing what is called a ‘green switch’. A guest who feels comfortable in his room can press a green button on his bedside panel to raise the temperature of the room by 2 degrees Celsius thereby reducing a proportionate amount of electricity consumed by air-conditioning. “Many of our guests prefer to stay with us specifically because of our environment friendly credentials,” adds Chatterton.  British Gas, which has its administrative building at Powai, has got the platinum rating, the highest rating given to a green building certified by the international LEED (Leaders in Energy Efficient Design) ratings. “Since 30-40 per cent of energy costs are saved, this building is the most energy

Even water is economically used by mixing air with water to give it sufficient pressure,” says Birju Patel, designer associated with Hafeez Contactor architects who worked on the project.With the civic administration set to introduce a law making it mandatory for all new constructions to be energy efficient, renowned city based builders have already started moving in this direction. Builders like Kalpataru, Lodha group and K. Raheja Group already have projects at various stages of construction. “People have begun to realise the impracticality of limitless power supply. Besides, leasing out office spaces in these green buildings also fetch higher rental rates. Today all our commercial building projects are energy efficient structures,” says Abhishek Lodha chairman of Lodha Group, which is constructing an IT park at Kanjurmarg. Corporates like Godrej and Reliance have also entered the fray. While Reliance is coming up with a 650,000 sq.ft IT park at Santacruz, Godrej is coming up with an IT park at Vikhroli. “Although constructing a green building incurs costs of up to 15 per cent higher than other buildings, they yield returns of up to 30 per cent in saved energy costs. The trend of building energy efficient structures is slowly catching up but a lot of research into fine tuning technology and design remains to be done,” confirms Ahsan Ansari, proprietor of a city based design firm PFA.  With the spectre of crippling power shortages haunting the city, green buildings may just hold the key to Mumbai’s energy secure future.

1 THE FACADE

Depressions and protrusions in the façade play an important role since majority of the dead walls remain under shadow thereby reducing the surface radiation.

2 THE PLAN CONFIGURATION

The building is positioned in such a manner that the center point of its parabolic shape faces the NORTH-EAST, hence reducing the direct sunlight thereby reducing electricity consumption, by way of less air conditioning and lighting.

3 ROOF TOP

The rooftop is treated with 3 layers of coba (clay brick), which is a natural resource. This acts as an insulator from heat and noise, thus reducing air conditioning load.

4 CIVIL WORK

CEMENT

To start at the very beginning the cement that has gone into making RODAS an ecofriendly Hotel is absolutely environment friendly. This cement, PPC (Portland Pozzalana Cement) contains 15-20% fly ash, as compared to OPC (Ordinary Portland Cement) and is used for finishing of the exterior plaster, block masonery, tiling and flooring.For concreting works the hotel has used cementitions products like fly ash, GBFS (Granulated Blast Furnace Slag) etc, which help reduce the atmosphere pollution. Fly ash is by-product of Electric power generation, and 26% of the same is used in PPC. This also brings down the production of cement, which results in reducing pollution.

5 PLUMBING

At RODAS we believe in the three “R” theory of reduce, reuse, recycle. Water being one of the earth’s most precious resources and vital to life we have tried to put this theory in practice by taking special care to conserve this resource by employing carefully planned techniques enlisted below, which re-establishes our belief in the above theory.

6 AERATORS/FLOW RESTRICTORS

All taps contain special aerators, which increase the water’s force and reduce outflow, saving water. Using these aerators saves up to 50% of water. In addition in all public area toilets we have taps operating on sensors.

7 CISTERNS AND FLUSHES

2 other ingenious water saving device are the Concealed Cistern which used only 6 litres of water per flush as against 15-20 litres used in conventional flushes.

8 SEWAGE TREATMENT PLANT

At RODAS we even recycle wastewater. The hotel’s sewage system is connected to the main treatment plant of the Hiranandani gardens, where, with the latest technology, wastewater is treated and then reused in areas like the air conditioning, gardening and for new constructions within the complex.

9 DRINKING WATER TREATMENT

A central chilled water system; purified using ultra violet rays ensure sterilized water and removes the need for 8 water coolers in various outlets.

10 INTERIORS

RUBBER WOOD

Despite its natural timber look, the master control panel in the guestrooms and shutters are made from Rubber wood. After producing rubber sap and the tree is cut down, the same cannot be used for any constructive purpose, as the wood acquired from the rubber tree is soft. The rubber wood then derived is processed and upgraded wood, which has been vaccum, impregnated using unleachable type of timber preservative chemicals and kiln seasoned to ensure dimensional stability.

NUWUD MDF (Medium Density Fibre Wood)

If you touch the superstitious kind then there is no place at RODAS where you will be able to “TOUCH WOOD”!This is because the interior works of our Hotel is made from MDF, which is manufactured using cotton stalks. The cotton tree, which grows to a height of 5-6 feet, is cut down after yield and the same is usually rendered useless. With the help of advanced technology, the waste stalks of the cotton tree then goes through a manufacturing process which includes chipping, sieving, washing and cooking of the fibre chips. After this lengthy procedure Medium Density Fibre Wood is produced having all the features of natural wood.

11 DOUBLE GLAZED WINDOWS

The double glazed window comprises of a hermetically sealed double glazed unit. This double glazed window blocks the heat of the sun from entering the room and helps in conserving the air-conditioning energy. An added advantage of this unit is that prevents fabric and furniture colours from fading as the glazed unit prevents the infrared light from the sun to enter the room. These windows also help in effectively cutting out the noise pollution.

12 ELECTRICAL

At RODAS we have not only made efforts to reduce our solid waste and conserve water but also have contributed in saving energy. To know more about the energy saving at our hotel read on:

PL LAMPS/FLUORESCENT TUBES

At RODAS energy efficient PL lamps are used which provide as much light as ordinary bulbs, yet consume substantially less energy. To cite an example: using a 10 W PL lamp will give an equal amount of brightness as a 60 W incandescent bulb whereas the former (PL lamp) will have a power consumption of 25% the latter will have a power consumption of 100%!What’s more since your room lights come in only when your key card is inserted there’s no chance that lights or the air conditioner remains on once you leave the room.

MINIBARS

The mini bars used in the guestrooms by us save upto 40% energy, as it is equipped with “fuzzy logic” which senses the load inside the refrigerator and cools it accordingly. Also an added advantage is that these mini bars are CFC free.

13 MECHANICAL

AIR-CONDITIONING

At RODAS ozone depletion levels have been reduced to 99.5% as we have used the more eco-friendly alternative i.e.R22 instead of CFC refrigerants.

The mono screw chillers which have the least number of moving parts operates on a stepless efficiency range of 10% to 100%. All other refrigeration including walk-in cooler, deep freezer etc uses 134 A and 404 A gases, which are environmentally friendly.

HOT WATER

The hot water at 50 degree C comes as a by-product of the air conditioning plant, and the heat pumps act as a backup during winter. We do not use boiler, hence no consumption of HSD (high speed diesel).

14 ELECTRONIC

MASTER CONTROL PANEL

This control panel in the guestrooms incorporates a unique feature known as the green button. On pressing the green button the thermostat of the air-conditioning unit is stepped up by two degrees. The saving in electricity resulting from the 2 degrees increase in temperature is translated into rupees terms and the same is displayed on the guest folio and profile. A certificate is then issued to the guest who had voluntarily participated in conserving energy. A database is maintained of all these guests and we have developed a direct mail link with them, telling them about out ongoing environmental activities.

HANGERS

The hangers used in guestroom are made from pressed particleboard.

FRUITS

At RODAS fruits are served on request so as to avoid wastage.

AMENITIES

In keeping with our environment them in mind at RODAS we use Herbal products, which are manufactured under an Ayurvedic license; these products are not tested on animals and do not contain any animal fat.

LAUNDRY

In our strive to reduce water we have reusable cloth laundry bags instead of the standard paper or plastic bags as in other hotels, in which the guests could send the clothes for laundering and the same will be delivered in reusable cane baskets wrapped in muslin cloth. A laundry button is incorporated in the master control panel, eliminating the use of laundry pick up tent cards.

NEWSPAPER

Newspapers at RODAS are delivered, on request, in reusable cane baskets instead of the usual paper or plastic bags.

PENS/PENCIL

To prove our commitment to the environment RODAS uses eco-friendly pens and pencils. The eco-pens are made using recycled cardboard, reprocessed plastic and scrap wood. The cardboard, which is used as barrel, is free from chlorine usage in the manufacturing stage. The plastic as the head and base is made from reprocessed ABS (a thermoplastic material that

can be recycled and/or remoulded). Scrap wood is obtained from discarded cases used for packing purposes. The eco pencils are not made of wood but of a non-toxic polymer with the use of natural fillers. Wood saver pencils are made using a shaft, which is made of biodegradable materials such as talc, gypsum and clay.

16 RECYCLING BINS

Separated recycling bin with a sticker for guest use is placed in all rooms.

RECYCLED GARBAGE BAGS

The garbage bags used by us are made from recycled plastic and milk pouches.

Why use dead flowers to bring a room alive? At RODAS you’ll find cut flowers cut to an absolute minimum instead living vibrant plants help bring the beauty of nature indoors.

18) CARBON PAPER

There is no use of carbon paper made at RODAS, as the chemicals use in carbon paper are toxic which kill the micro-organisms that break down solid waste, reducing the volume of waste in the landfill.

1 STATIONARY

With forests dwindling and the air we breathe under threat, every contribution helps. Which is why you’ll find all paper products at RODAS contains at least 25% recycled content.

To further show you how down to earth our eco sensitivity is, even the stylish slippers in your room are hand crafted from natural reed for your comfort.

20 DND, MAKE UP ROOM & LAUNDRY SIGN

Having the DND, MAKE UP ROOM and LAUNDRY sign outside the door in turn reduced the waste that would have been otherwise generated by having these signs made from paper.

21 WATER FLASK & GLASSES

The water flask in the guestrooms are left empty which are filled after asking the guest for his preference of hot, cold or room temperature water as water already filled and kept in the flask leads to guest perception of the water being stale, which they promptly ask to be replaced.

The glasses too are turned on upside down and kept in the tray, thereby doing away with having to wrap each glass in a plastic bag and consequently generating more waste for the hotel.

22 ANTICOCKROACH HERBAL TREATMENT

This treatment has been recently introduced and is the first of it’s kind in India to eradicate cockroaches. This herbal paste contains extracts from herbs and the treatment is totally different than the conventional spray treatment. By using this treatment there are no health hazards, as there is no use of any poisonous chemicals. No cleaning is required after the treatment is done hence there is no wastage of water, detergents etc.

This medicine is in the form of a paste and it is applied to all nooks and corner in the form of small globules in the premises, which is to be treated. This paste can also be applied in refrigerators, ovens, microwave mixers, and computers as it is non-poisonous.

23 BOXES FOR TISSUES, COTTON & SOAP SUDS

Tissue boxes, jars for cotton balls and soapsuds are made from NUWUD, as it goes with our them, instead of having had to use acrylic.

PAINTS

Synthetic resin paint, with an overcoat of acrylic paint is done.

To reduce the waste generated by our hotel we use cloth mats instead of paper ones.

NO SINGLE SERVING ITEMS USED

To add to the above, use of single serving items are done away with at RODAS. Use of condiments like sugar cubes, jams, sauces, ketchup are served in preserved pots and butter chiplets have been replaced by butter curls.

ENERGY CONSERVATION THROUGHBUILDING AUTOMATION

Demand based ventilation in public areas like banquets, meeting rooms; discos etc using mixed gas sensors.

Distribution pumps are controlled to distribute chilled water as per load through variable frequency drives (VFD). Suitable adjustments to set points of chillers are based on external temperature. Setting at higher or lower points will depend on temperature.

Kitchen exhaust activated only when necessary through 2 speed fans.

Treated fresh air is on controlled-based occupancy.

Guest concurrence through the use of green button. Increase points in the guestroom by couple of degrees.

STL charging and discharging will be decided on concessional and penal tariff timings.

Maximum peak demand will be pegged to the permissible maximum by selectively shutting off non-critical equipment.

Lighting in public areas like Restaurants etc. will be switched on/off based on lux intensity meters depending on the time of day.

Individual guestroom, A/c, lights operated through key tags.

In order to ensure compliance within the team designed eco-friendly cloth bags have been issued to each and every staff member so that they never use plastic covers/bags even domestically.

glass of water then rest of the water is given to the plants.

Likewise even fruits are not wasted and given on guest request.

It is divided into non-recycle bin and recycle bin.

Non-recycle bin we can dispose plastic, oil etc whereas in recycle bin we can dispose wet garbage and re-use the paper.

Every staff is been made to by-heart the vision and mission statement so that when someone asks them they would say it without hesitation.

Inspection is carried out 2 to 3 times a year once the hotel is informed well in advance and the other time they will arrive like a normal guest

without prior notice.

They are from the head office of Ecotel certification office in NEWYORK.

9) HOW ABOUT USE OF ENERGY ?

Lights and all electrical appliances are been switched off when not in use.
