Our block is BIGGER

Page 45: Earthquake proof construction

Construction Cycle– Erratic supplies = erratic delivery– Dependant on skilled labour– Waste– Rework– Slow delivery– Inconsistent quality– Unpredictable cash flow– Increased cost

Page 46: Earthquake proof construction

moladi Cycle– Constant supply = constant delivery– Known cost– Unskilled operators– Next to no waste– Increased productivity– Reduced cost– Consistent quality– Predictable cash flow

Page 47: Earthquake proof construction

Key Benefits• NHBRC – Rational Design• Agrément Certified (CSIR)• SABS tested and approved• Engineer Certified *

– Foundation– Super Structure– Roof

• Superior wall strength• Quality Controls• Community acceptance NBR SABS - 0400

...QUALITY* Professional Indemnity

Page 48: Earthquake proof construction

Key Benefits• Train and employ local unskilled labour• Utilize local materials• Re-useable• Reduced transport cost • Low construction cost• Rapid construction time• Practicable designs• Quality approved materials • Variety of finishing details• Low maintenance cost

...SAVINGS

Page 49: Earthquake proof construction

Key Benefits• Speed without compromising quality• No need to plaster• No need to chase• No beam filling• Waterproof• Reinforced• Waste reduction• Logistics• Alterations and additions

...SAVINGS

Page 50: Earthquake proof construction

Fundamental Criteria• Social acceptance• Durability• Quality• Variety• Increase in value• Re-sale ability• Minimise risk - Insurance/Professional Indemnity• Certified• Bondable/Financed

SABS Test

Waterproof• Test method is for the worst case

scenario i.e. Cape Town 1,000-mm rainfall per annum with a wind speed of 30 metre/second conducted over a 24-hour period.

Page 52: Earthquake proof construction

SABS Test

Soft Body Impact• A 30 kg bag swings to impact the wall 900 mm

above the floor height to access the serviceability criteria

• 1800 mm above the floor height to access the safety criteria.

• Two impacts of the bag where executed on the exterior wall surface for each of the above criteria and the wall was inspected after each impact for any sign of cracks, damage or collapse – none.

Page 53: Earthquake proof construction

SABS Test

Chisel Impact• After two impact of the chisel from a

height of 375 mm above the floor height a slight indentation was visible. The depth of the indentation was less than 3 mm.

Page 54: Earthquake proof construction

SABS Test

• All test conducted by the South African Bureau of Standards, have been executed on a 100 mm (4 inch) wall as this is an acceptable norm for in situ walls and is also the standard applied to low cost housing units.

• Thermal conductivity of 100 mm moladi wall = 0,54 W/m.K
