“The original part of the house dates back to 1861,”

says Emmanuel, “but it was extended in the 1960s, so it’s very

spacious. In 2011 we decided to undertake some renovations

of our own, so we re-wired and re-plumbed the entire property,

installed a new boiler and then carried out a huge redecoration

program.” “I’d say we have updated the look throughout,” says

Anna, “but we have made sure that all of the lovely original

features have been preserved. At one time a family of vintners

lived here, and so on some of the ceilings are the most stunning

wine related motifs; sometimes it’s nice to just sit and take in all of

the lovely detail.”

“This is a lovely place to live,” says Anna, “and extremely

convenient. Mears Ashby has a very vibrant community and

although there are no shops in the centre, we have a great farm

shop on the fringes of the village, which sells gorgeous local

produce and also has a very nice café.” “We’re also just a matter

of minutes away from both Northampton and Wellingborough,”

says Emmanuel. “I commute into London every day and the train

service from Wellingborough is excellent. It’s relatively easy to get

to work and I have the benefit of coming back to this wonderful

haven.”

house? I think probably the garden, because we have spent an awful lot of time in it,” says Anna, “but also the feeling of the house itself; it’s light and bright, and incredibly warm and welcoming.”

Location

Sunnyside is located in the heart of the village yet tucked away in a secluded position.The very popular village of Mears Ashby lies in an area of open countryside between Northampton and Wellingborough. It has a church, public house and highly regarded primary school and is within easy reach of the larger village of Earls Barton and the towns of Northampton, Wellingborough, Kettering and Milton Keynes. Nearby Wellingborough and Wollaston provide secondary education and public schooling is available in Wellingborough, Oundle, Uppingham, Rugby and Oakham. Sporting facilities in the area include golf at Wellingborough and Church Brampton, sailing and trout fishing at Pitsford, hunting with the Pytchley and Oakley and flying at Sywell Airport. There is a livery stable nearby and a footpath leading from the village of Mears Ashby to Sywell Country Park which stands to the south west of the village and where the footpath follows a route around Sywell Reservoir. Directions

From the M1 motorway at Junction 15, take the A45 dual carriageway from Northampton in an easterly direction towards Wellingborough. Pass the Billing turn and then turn left on tothe B573 signed to Earls Barton. Continue past Earls Barton and then over the crossroads and traffic lights, at the junction with the A4500, and into Mears Ashby Road. On reaching the village of Mears Ashby, turn right into the Wilby Road and continue down the hill. The road bends to the left and, as it starts to rise, turn left into Lady’s Lane almost opposite the entrance gates to Mears Ashby Hall. After 100 metres turn right into Gravel Lane, an unclassified county road, and Sunnyside is then the first house on the left hand side, standing behind a set of white painted gates.
