Welcome to the first edition of E14 Living Alan Selby & Partners are proud to have been involved in the majority of the large-scale residential developments on the Isle of Dogs since the area’s regeneration began. Through this experience, as a company we have gained not just an enviable in-depth knowledge of the area, but also an unbridled enthusiasm and passion for E14.

This first issue focuses on Millennium Harbour. I remember when I first inspected Millennium Harbour in 1987 and instantly recognised the potential of the land for residential redevelopment. The site was then called Regents & Batson’s Wharf and was occupied by Lennington’s Timber Yard. We were trying to acquire it on behalf of Kentish Homes Property Group, following their huge success with Cascades in 1986. Unfortunately, a ‘deal’ could not be reached prior to the onset of the recession in 1990.

I eventually acquired the site, on behalf of Ballymore Properties Ltd., in 1997 following their award-winning development at Dundee Wharf. Millennium Harbour presented itself as a similar river-fronted development opportunity and together with the developers and CZWG Architects, Alan Selby & Partners conceived the concept for today’s apartments.

If you have ever wondered why there are not that many apartments at Millennium Harbour compared to other schemes in the area, the answer lies in the architectural brief: we thought it was imperative that the majority of the apartments benefit from river views, even if this was detrimental to the density of units on the site. For this reason, the resulting buildings contain fewer apartments than the original planning consent allowed for!

In this issue, we focus on the Millennium Harbour development, the first development in the area to combine bold architecture and modern technology. And, over a decade since its first residents moved in, it’s still one of Canary Wharf’s most sought-after locations.

When plans began to be drawn up for Millennium Harbour in 1997, it was a trailblazer in luxury riverside living. Designed by leading architects CZWG on the basis of

an urban design study by the London Docklands Development Corporation, the development is constructed on the axes of two long parallel streets at right angles to the river, resulting in stunning views framed by its dramatic buildings. Though thoroughly modern, the buildings intelligently reflect their location’s past: using motifs from the days when the Island was a thriving docks. When import and export ruled the waves of this part of the Thames, the strip of river now home to Millennium Harbour was frantic with the arrival of timber and steel from far-flung corners of the world.

While you’re never going to bag a penthouse bargain, by aiming high you can secure yourself a fine investment. While uncertainty sweeps through the market at street-level, above

the melee, with their floor-to-ceiling windows looking down on the view, penthouse prices remain solid.

So what constitutes a penthouse? Across E14, you’ll spy them: the larger, top-floor apartments, often duplex, sometimes triplex, sitting pretty atop the residential tower blocks that have forged the striking Isle of Dogs’ skyline. Also muscling in on this hotlist are the ‘sub-penthouses’, apartments trying to gain favour sitting on the floors just below the penthouses. And it isn’t just the wow factor views that draw buyers: often penthouses have larger dimensions than the flats that lie beneath, and will often boast special features including terraces, extra parking or lifts

that go directly to the roof. You may also find that penthouses have better specifications in terms of their finishing: marble bathrooms, higher-spec kitchens, for example. Thanks to these features, they often command a premium price per square foot.

As estate agents firmly established in the Canary

Wharf business district, we are finding that it’s not just the bankers or the wealthy overseas investors that are attracted by high-end, high-rise living. People from all walks of life approach us: retired couples selling their country homes whose children have flown the nest; executives in the entertainment industry who are looking for bases from which to entertain clients and friends; and professional people who own property outside of London but are looking for a base camp for the working week, or even a weekend pad from which they can enjoy the city.

The proof of the pudding is in the current state of the market. We are currently seeing an increasing number of high-end properties being sold in the E14 area, and we have agreed significant sales on several penthouses from The City to Canary Wharf this year.

It seems that the adage ‘good homes will always sell’ rings true: when a property is built to an incredibly high-specification, has the wow factor of wraparound views, a great finish, is architect-designed and has a superb location, it will spend very little time on the market. Add to that a waterside location, and you can begin to add a premium to the property’s value. So, while the term ‘recession proof’ is difficult to achieve, if you’re looking for a more resistant investment, we certainly recommend aiming high.
