In today’s era, computerization is within the legal sphere which has been already adopted by lawyers, law reformers and even the government and its agencies at large. Due to this rapid computerization of records of local and other authorities, it is not impossible that the conveyance of land title be done thru computers. The primary objective of this system is to increase efficiencies within the titling system. With the current trend of business to ecommerce it seems inevitable that the titling systems within each of the States would move in this direction. Nevertheless, does an increase in efficiency through a greater reliance on the electronic medium erode perhaps every so slightly the original objectives of the Torrens system? \ THE PROCEDURE: Step 1 Corresponding fees shall be computed by the system and corresponding receipt will be generated upon payment thereof The procedure: Step 2 All pertinent data in the manually- issued title shall be encoded and the corresponding annotations shall be made The procedure: Step 3 The encoded electronic data, as well as pertinent documents shall be examined by the Registration Examiner. If the documents received are complete, the findings of the Registration Examiner shall be transmitted to the approving authority. The procedure: Step 4 If approved by the Registration Examiner, e-title shall be issued with a unique system-generated title number. The original copy and the printed owner's and co-owner's duplicates shall bear an annotation that it was issued through the process of Voluntary Standardization. The procedure: Step 5 Manually issued title and other documents shall be scanned and stored in the database The procedure: Step 6 Owner's duplicate copy of the resulting e-title and copy of all the documents shall be delivered to the registered owner The procedure: Step 7 Generally: To preserve the stability and integrity of land ownership and maintain the trust and confidence of the public in the Torrens system, LRA's LTCP shall enable the quick and secure registration
