1 Introduction

Studio206 was retained to assist Durgan Dubois, LLC in determining the optimum planning criteria for their current and future facility needs. This information will be used at their new location as they enter a long-term leasing agreement at 75 N. State Street, Boston, MA 02109.

Studio206 was responsible for assessing the firm’s current and possible future needs. These include determining firm goals and objectives, assessing work requirements per facility department, square footage requirements with growth in mind, and preliminary program prototype options. Studio206 was also charged with configuration and building system requirements and base building guidelines as identified.

The decision of Durgan Dubois to take hold of the universal office design approach was taken into account. Studio206 has identified key issues through comparison of both existing and proposed office needs.

The following program is the proposed solution for Durgan Dubois in regards to the site chosen. Firm conditions pertaining to culture and market need to be assessed relative to following recommendations.

The key issues identify facility reccommendations and organizational principles. Also included are suggestions for opporunity and change in regards to the work space, technology and culture.

Challenges met by the firm on a daily basis need to be addressed by establishing facility goals. Anticipation of future changes requires flexibility of the work environment. It’s important that the firm be able to adapt and create spaces necessary for maximum productivity and effectiveness. Furthermore, competitive firms, in close proximity, drive the need to reduce business overhead. By improving space efficiencies and reallocating unused square footage, the cost greatly benifit.

Improving quality of life for employees helps in productivity. By providing a range of options for individual work spaces and allowing for slight customization creates a more efficient space. People prefer to work in a variety of ways and by giving them different filing, storing and organization options of their own space helps them work more efficiently. Also, by providing adequate resources on hand aides to push more revenue and improving the business overhead. These choices allow a balance of work and personal life. Demands are put on the facility to provide appropriate resources and accommodate the diverse choices of the workforce.

Durgan Dubois will respond to these by being aware of the future, recognize the need for the facility to adapt and change, and implement suggestions that support business goals.

The following section contains layouts of individual spaces typical to that of the Durgan Dubois facility. These standards are suggested solutions and may need alterations when actually designing the new work environment.

The standards are designed with the intent to incorporate an ease that modularity provides. This helps with future alterations and growth of the company. Options are shown for individual spaces to accomodate a variety of work techniques. Some spaces reflect funcions that may be interchangable.

These standards reflect the square footage of the individual spaces found in the Space Program.

The Space Standards are classified as follows:

• Attorney and Staff Areas - individual offices and workstations assigned to an individual

• Auxilery Areas - areas specific to practice groups like the workrooms and file areas

• Support Areas - including functions that support the facility like reception areas, conference rooms, food service, and core support

Reception Signage

Large D letters are to be 12” tall and the smaller letters are to be 8” tall. The height of

installation is 72” after finished floor to the bottom of the D. The line separating the names should be 1” wide and 24” tall. It should be mounted in center with the letters.

Material consists of Aluminum metal channel letter mounted on the wall behind the reception desk. Letters will be mounted on celter with 1/2” bolt from rear of letters to mounting surface.
