The owners wanted to build a
home that had all the comforts
of modem life, yet was planned
with eco-minded decisions.
Here’s additional detail to
the four goals that provided
direction to the selection of
all the materials that, where
possible, were sustainable,
non-toxic, recycled, energy
effi cient and locally purchased.
1. During the summer months, solar panels
heat an in-ground pool.
2. A view of the kitchen with the Russian Stove
in the background.
3. Sycamore was utilized for the master
bathroom vanities.

All Things LocalThe fi rst goal was to use as many local
materials as possible. They included slate
fl oors and countertops, PA bluestone for
the patio surfaces, area fi eldstone for the
exterior veneer and many locally harvested
wood sources for interior use. Stunning
sycamore wood was utilized for the master
bathroom vanities, and Moravian tile from
Doylestown was installed in the powder
room. Area craftsmen were employed for
constructing the front door, shoji styled
interior doors and transoms, iron railings,
dual staircases and library cabinetry with
rolling ladder. The benefi ts of using local
materials was to reduce the energy used in
shipping, but more importantly to support
local businesses and people. Certifi ed
sustainable materials were implemented
when local materials were not readily
available.
Reduce, Reuse & RecycleThe second goal was to use as many
recycled and sustainable materials
as possible. Blown cellulose (recycled
newspaper) insulation, imitation slate
roofi ng (recycled rubber tires), decking
(recycled plastic), drywall (recycled
material), antique lighting fi xtures, recycled
cypress wood from a barn in Gettysburg,
and tiles made from recycled materials,
highlight many of the products selected.
4. Powder room with slate countertop and
Moravian tile from Doylestown.

DREAMS 7
Energy SmartThe third goal was to be as energy effi cient
as possible. Solar panels generate the hot
water that is used to heat the home through
radiant in-fl oor tubing. During the summer
months the panels are used to heat an in-
ground pool. The use of south facing windows
and overhangs capture and control natural
heat and utilize the bluestone patio to radiate
the captured heat back at night. Photovoltaic
panels were installed to provide much of the
electrical needs. Fluorescent lights were used
where appropriate. There home has no air
conditioning; instead, the clerestory is used to
ventilate the home in the summertime. Almost
every room has cross ventilation from windows
and numerous sliding doors that also add to the
natural light. In the winter, a “Russian Stove”
provides the kitchen and family room with
additional warmth. Using very little wood, the
unit is built to collect and radiate heat all day
from the special tiles and baffl ed fl ue design.
Non-ToxicLast but not least, the fourth goal was for the
home to be as non-toxic as possible. All the
paints and wood fi nishes were low or no VOC
and all materials were checked for off gassing
agents.
5. A distinctive combination of Japanese,
Classic, and Craftsman style architectures
shape the design of this home.
6. Area craftsmen constructed the library
cabinetry and rolling ladder.
7. The front door, the shoji styled interior
doors, and transoms were also constructed by
area craftsmen.

Smart Use of SpaceIn any size home, the creative and effective use of space is always a desired and appreciated feature. In this home’s
design, what in many cases would of been plain and limited use wall space, was instead utilized for added storage and
interior decor.
In planning space within your home, take some time to think outside the box, or if that’s not your thing, bring in a
professional designer or craftsmen with design/build experience. The end result will not only give you more than you
initially imagined, but will bring added beauty and value to your home.
