and down -26.6% from 5,627 in December of last year.

December 2009 Inventory was at its lowest level

compared with December of 2008 and 2007.

The Median Sales Price in December was $177,000,

up 4.1% from $170,000 in December of 2008 and

down -6.8% from $190,000 last month. The

Average Sales Price in December was $252,694, up

15.5% from $218,840 in December of 2008 and up

8.5% from $232,901 last month. December 2009

ASP was at a mid range compared to December of

2008 and 2007.

December Property sales were 656, down -17.4%

from 794 in December of 2008 and -40.8% lower

than the 1,109 sales last month. December 2009

sales were at a mid level compared to December of

2008 and 2007. December YTD sales of 12,623 are

running 16.3% ahead of last year's year-to-date sales

of 10,858.

Total Inventory & Month's Supply of Inventory (MSI)

A comparatively lower MSI is more beneficial for sellers

while a higher MSI is better for buyers. The December

2009 MSI of 6.3 months was at its lowest level compared

with December of 2008 and 2007.

The Selling Price vs Original Listing Price reveals the

average amount that Sellers are agreeing to come down

from their original list price. The lower the ratio is

below 100% the more of a Buyer's market exists, a ratio

at or above 100% indicates more of a Seller's market.

The December 2009 Selling Price vs Original List Price

of 94.6% was down from 95.5% last month and up from

89.9% in December of last year.

Inventory / New Listings / Sales

This last view of the market combines monthly

inventory of Properties for sale along with New Listings

and Sales. The graph shows the basic annual

seasonality of the market as well as the relationship

between these items. The number of New Listings in

December 2009 was 933, down -20.9% from 1,179 last

month and down -20.3% from 1,170 in December of last

year.

Selling Price versus Listing Price Ratio

The average Days On Market (DOM) shows how many

days the average Property is on the market before it

sells. An upward trend in DOM tends to indicate a move

towards more of a Buyer's market, a downward trend a

move towards more of a Seller's market. The DOM for

December was 71, up 14.5% from 62 days last month

and up 1.4% from 70 days in December of last year. The

December 2009 DOM was at a mid level compared with

December of 2008 and 2007.

MARKET ACTION REPORT

Days On Market for Sold Properties

The Selling Price per Square Foot is a great indicator for

the direction of Property values. Since Median Sales

Price and Average Sales price can be impacted by the

'mix' of high or low end Properties in the market, the

selling price per square foot is a more normalized

indicator on the direction of Property values. The

December 2009 Selling Price per Square Foot of $112

was down -2.6% from $115 last month and up 10.6%

from 102 in December of last year.
