For almost 15 years, Land Design Studio has been providing a
full range of Planning and Design services, specializing in transit-
oriented, walkable and mixed use place-making. Headed by
veteran Planner and Landscape Architect Gary Bellomy, the
studio is client-focused in our approach to design, striving to
deliver projects that meet the aspirations of the community while
being grounded in the realities of local economic and market
conditions.
“Full Service”What this means is that we are capable of taking a project from
conception, through planning and design, entitlement, and
construction documentation. We maintain the capacity to
manage projects of various scales, complexities, and contextual
circumstances while holding true to a design theory of order,
integrity, and ingenuity.

Planning and design: CenTRal Texas
Our conceptual work generally begins at the beginning of a project. By researching existing
entitlement, site constraints, and addressing market conditions, LDS will produce a land plan or
site plan, conceptual illustrations, and a quantifiable development program for a tract of land. We
have extensive experience gaining necessary re-zoning, neighborhood approvals, and negotiating
Planned Developments of various scales.
Design Development begins to establish physical volumes, specify a mix of uses, and understand
how localized market conditions will impact design. Our Landscape Architecture and Urban Design
background informs decisions on streetscape and open space design, while our recent partnership
with Seaux Pierce Architects has allowed us to expand our design services to include full-service
Architecture. This integration of disciplines has helped us to gain efficiencies over larger, fragmented
firms, and has allowed us to more fully address the needs of our clients, project by project.
Amongst our current work is an infill housing project offering live-work rowhouses and utilizing
modular building technology. We are completing architectural work for Newmark Homes as well in
the form of a new townhouse design, as well as site planning, streetscape and open space design.
LDS is also teamed up with studio design experts and from across the country as the local planning
and design resource for Villa Muse Studios, the 1,011 acre mixed-use creative village. Just
up the road from Villa Muse, Central Park is changing Manor’s idea of how suburban communities can
grow more sustainably, while the 261 acre East Metro Park has given Travis County a new paradigm for
regional park design.
We are still a small firm, focussed on delivering a highly personal level of service.
The difference is: we’ve probably done what you’re looking for, and if we haven’t, we’re awfully
enthusiastic about figuring it out.
Our work is arranged based on the stage of our involvement - early conceptual work at the beginning; detail design and construction at the end.
north Burnet/gatewayTransit Oriented neighborhood Plan
The North Burnet/Gateway Neighborhood Plan was a collaborative effort between Land Design Studio and Carter Burgess for the City of Austin Neighborhood Planning and Zoning Department. The goal was to develop a master concept plan that could be used to guide redevelopment of the 2500 acre north Austin neighborhood over the next 30 years. With two potential commuter rail stations to be located within the project area, there was a strong emphasis on urban, mixed-use, transit oriented planning. The deliverable was an exhaustive report detailing an aggressive vision for high-density growth, an inplementation plan, infrastructure investment goals, traffic modeling, intermodal transit schemes, and goals for long-term sustainability based on preservation of open space, green building and water management technologies, and affordable housing.
LDS lead the design and documentation process through a 7 day public workshop that established the public demand for a truly great place. This goal was maintained throughout the master planning process and was the primary driver of the soon-to-be adopted 30 year plan.
Villa Muse studiosMixed Use Creative Complex and neighborhood Plan

a major production company presented land design studio the opportunity to assist them in developing a mixed-use village to serve as the regional home of the film and gaming industry.lds created a new Town Center for the area anchored by the studio. The studio section of the Town Center will contain soundstages, produc-tion and post-production facilities, recording studios, an amphitheater and a filming tank. The village will contain retail, office, hospitality and residential spaces. a high level of connectiv-ity will accommodate vehicular travel, while the narrow streets and tree lined sidewalks encour-age pedestrian activity.
The largest single parcel in close proximity to the new commuter rail line, Crestview Station was designed for Trammel Crow and stratus Properties on the former Huntsman Petroleum site. it included detailed site planning and urban design, entitlement and extensive community outreach. The design process focussed on maximizing the benefit of the transit station to the residents and retailers in the project. Because this project preceded the City of austin’s station area planning effort, lds was able to influence larger scale planning decisions through the design of this project.

Central ParkTraditional neighborhood Plan
at more than 600 acres, Central Park will significantly impact the model for suburban growth in Manor, Tx. Consequently, the plan has been designed as a well-connected, mixed use village with modest retail and office forming the framework for a central “town square.” a variety of housing types and lot sizes, good distribution of open space, and a strong emphasis on the quality of the pedestrian experience will set Central Park apart from other development in the area. While improving the diversity and curb appeal of the planned neighborhood, lds was also able to significantly increase the density of the plan, improving efficiency of street and utility distribution.

The opportunity was to develop an infill housing scheme for a site at the edge of a north austin neighborhood. lds developed a site plan and rowhouse design that utilizes modular building technology to deliver well built homes on a short time frame, for reasonable prices. The plan includes a small public green, live-work rowhouses along the street frontage, and tuck-under garages to maximize the efficiency of the site. an ammendment to the neighborhood plan was required to allow mixed-use development on the site. This was achieved in less than 3 months with unanimous neighborhood and planning commission approval. lds has developed extensive marketing collateral and will be completing architectural drawings for construction.

The site is well located on the edge of a quiet neighborhood, yet positioned in close proximity to employment, transit, shopping and major thoroughfares.
Live-work homes that front on Jamestown Drive have an open ground floor plan and a storefront design. This allows homeowners to operate a store, coffeehouse, office, or other type of commercial venture out of the ground floor of their home. Adding these shops to the street will enliven the neighborhood. These spaces can be used by the owner, or rented out.
Two and three story town homes face the interior of the property. Living spaces are on the ground floor and bedrooms are on the upper floors.
The private green at the back of the property will be planted with blooming fruit trees and soft shade trees. There will be a children’s play area and plenty of room to walk a dog or throw a frisbee.
Garages are below the ground floor and are accessed from alleys behind every house. Front doors open onto a landscaped pedestrian paseo between buildings.
Rosedale Villagearchitecture & Urban designlds completed a concept design for a landowner looking to add density and a mix of uses to a north-central austin site on Burnet Road. The concept included structured parking wrapped with townhouses, facing into the neighborhood, and three-story mixed-use buildings fronting on Burnet. The buildings were separated by planted courtyards, enhancing the street appeal and pedestrian experience of the project.

lds was hired by Trammell Crow Residential as landscape architect for one of their signature alexan properties at the edge of the Texas Hill Country. a challenging site and extensive environmental restrictions led lds to a plant palette of almost entirely native, drought resistant species. The landscape concept is to leave as little land disturbed as possible, re-vegetating with native soil mixtures between structures. lds was also able to provide vital assistance to TCR through the permitting process based on our experience navigating the complicated austin entitlement process.

design scope included a complete re-design of on-street parking (to include new angled and parallel parking), resurfacing of streets, drainage improvements, new curb extensions and pedestrian crossings at intersections, sidewalks, street and pedestrian lighting with underground wiring, and new landscaping. additionally, lds designed a new Town square adjacent to the new City Hall and a riverfront park on the Oachita River.
