LABORPLANTM

Availability and sustainability of human capital often direct corporate workplace and real estate strategy, influencing decisions to expand, maintain or consolidate operations. CBRE Labor Analytics Group’s LaborPlanTM is a unique, sophisticated supply-and-demand analysis designed to help corporate real estate, operations and human resources departments collectively examine the sustainability and positioning of their corporate workforce.

LaborPlanTM Applications• Expansion and consolidation strategies• Wage and attrition positioning• Capacity planning• Lease term justification• Merger and acquisition evaluation• Workforce longevity analysisWinner of the CoreNet H.B. Russell Global Innovator’s Award, LaborPlanTM is capable of assessing more than 785 occupations, including wage and employment levels for 3,792 cities. Analysis is customized to target desired skill sets, holistically examining labor market conditions, expected growth, competitive presence and sensitivity to change.

The result estimates the relative risk associated with a labor force and the ability to support an operation, including evaluating the longevity of the market and the sensitivity to scalability, attrition, competition and market changes.

Comparing this risk across a portfolio enables compa-nies to quantify and prioritize a proactive strategy around where they expand or consolidate and the relative elastic-ity of the labor market. Ultimately, LaborPlanTM provides objective and statistical recommendations, enabling management to make insightful decisions and incorpo-rate labor market dynamics into operational strategy.

AdvantagesMaking the right decision in each market can help assure long-term success by:

• Discovering wage arbitrage opportunities• Estimating the life span and depth of labor markets• Optimizing skill set employment• Modeling dynamic risk• Aligning real estate strategy with operational

capability

RELENTLESS INNOVATIONAt the intersection of real estate and labor, CBRE Labor Analytics Group continuously develops innovative solutions to mitigate risk and add value to the bottom line. Corporate real estate departments are under increasing pressure to look outside their traditional real estate models in order to optimize strategy and growth planning for their real estate portfolios. Labor is at the heart of a corporation’s ability to successfully compete in today’s marketplace. Human capital is often a company’s largest asset, while also being its biggest cost, often comprising 70% of a company’s operating expenses.

As businesses continue to be challenged with the dwindling supply and higher costs of today’s robust labor markets, labor-centric solutions are in demand. Evaluating a portfolio on a more holistic basis can be a daunting task, and analyzing which labor markets are appropriately positioned for growth is difficult.

In response, CBRE’s Labor Analytics Group developed a risk evaluation analysis, LaborPlan™, that can identify which of its clients’ operations may be in markets that would maximize their success, and which may be at risk today, or in the near future.

LaborPlan™ evaluates several competitive, market, and client factors in order to determine the longevity of each labor market. Understanding the length at which a client can operate in each market helps optimize their portfolio from labor supply, competition, and wage standpoints, as well as develop a future site selection strategy aligned with opera-tional success. Our award-winning and industry-leading innovations, including LaborPlan™, are paving the path for future operational and real estate strategy.

In 2007, CBREs’ Labor Analytics Group was recognized for their innovative thinking by CoreNet Global, receiving the Global Innovator’s Award.
