Investment Opportunity
Our latest strategic land investment site is close to Greenhithe, Kent. On successful
allocation of the site for residential use, it is projected that the plot owners will enjoy
in excess of 38% net returns over an 18 month period. This equates to approximately
25% annualised return.
Site and Location
The Greenhithe Strategic Development Area lies within the built up area of Knockhall
to the south east of Greenhithe. The site consists of a small bowling green and pavil-
ion that is still in use, a large area of overgrown redundant car parking and a derelict
football club pavilion and pitch that was formerly the privately owned Empire Sports
Ground but which has not been used for several years. The site lies within a predomi-
nantly residential area characterised by two storey terraced housing. An existing large
recreational ground with children’s play equipment and formal sports pitch lies im-
mediately to the north of the site.
Planning Report
The Local Plan adopted in April 1995 is now out of date but the Secretary of State
saved a number of Adopted Local Plan policies beyond September 2007 until such
time that the Local Development Framework (LDF) is adopted. The site is identified
on the Proposals Map as within the existing built up area but there are no specific
housing or open space allocations relating to the site.
The Core Strategy is currently at Pre-submission stage. A Pre-submission Core Strat-
egy Document was published for public consultation on the 2nd September 2010 for
a six-week period running until the 14th
October 2010. It is expected that the Core
Strategy will be submitted to the Secretary of State in November 2010, with Examina-
tion then expected in March 2011 and formal Adoption in September 2011.
The Core Strategy Submission Draft Document at Policy CS10 sets out key locations
for residential development to address the 17,340 new dwellings target and these
sites include Eastern Quarry to the south of the site. Policy CS4 promotes a chain of
distinctive and individual but linked communities, existing and new within the Priority
Area. The Policy also promotes the making of existing open spaces including Cray-
lands Gauge publically available, which would provide improved and direct links be-
tween the site and Craylands Lane area to the east, and Eastern Quarry to the south.
