INTRODUCTION
The exhibition has been prepared to inform the community of the emerging residential
led redevelopment of 5, 15 Bonning ton Road Lane, Edinburgh. A Proposal of Application
Notice was submitted to The City of Edinburgh Council in Septermber 2014, outlining
the applicant's intent to submit an applica tion for full planning permissi on for the area.
This event provides the local community with an opportunity to view the proposals for
the new neighbourhood and provide comment ahead of the formal submission of the
application. We would therefore welcome your views on what you see here today so
that we can take these into account when developing the proposa ls. There are comment
sheets available at the event, which we would encourage you to complete.
Details of this development, including this public event have been forwarded to
the relevant local councillors, Leith Neighbourhood Partnership and Leith Central
Community Council.
THE APPLICANT
The Bonnington Partnership is made-up of the three separa te land owners who currently
own the site. All parties are committed to creating a new integrated neighbourhood of
the highest possible quality.
PLANNING
The site is identified within an area of major change in the Edinburgh City Local Plan.
This has been carried forward into the Local Development Plan, where the site is
catergorised as one of the eight large areas of regeneration in the city.
As a result of this desire for change in the area the Bonnin gton Development Brief was
published in 2008, setting out pla nning and design principles to guide the redvelopment
of the predominantly business and i ndustrial area. The brief encourages the introduction
of non-employment uses (e.g. residential) to the area as well as outlining the desire to
enhance the setting of the Water of L eith and improve the walk way, and to create new
streets and pedestrian/cycle links into and through the site.
The site of this application sits at the centre of the area coveredd by the Bonnington
Design Brief. The brief specifically refers to the site highlighting the desire to extend
Bonnington Road Lane and Tinto Place north towards the river, and to create pedestrian/
cycle routes connecting to the Water of Leith Walkway and onto the Ferry Road Cycle
Path.
An existing planning consent (ref: 04/00306/FUL) for an office building exisits for the
southernmost portion of the site.

THE CONTEXT
The site is located in the heart of the B onnington District of northern Edinburgh.
To the north west lies the Water of Leith with its walkway, whilst to the south
east stands a modern six storey residential block and Bonington Road beyond.
To the north east and south west are areas of light industry, including storage
and distribution warehouses. Vehicular access to the site is via Bonnington Road
Lane to the south east and Ashley Place to the south west. There is a potential
pedestrian access to the n orth of the site from the Water of Leith Walkway. Further
to the north lies a predominantly residential area and local shopping centre along
Ferry Road, to the east is a mix of modern housing and business and industrial
uses, and to the south is Bonnington Primary School and Pilrig Park
TOPOGRAPHY
The site slopes down gradually towards north with several minor retaining walls
forming terraces across the site. There is a considerable change in level at the
north of the site as it drops down to The Water of Leith.

THE CONCEPT
The proposal is for approximately 200 new flats (the exact number will be
determined through this community consultation process) and associated parking,
along with opportunity for commercial space at ground floor. The layout proposes
areas of open space throughout the development, however the majority will be
to the north of the s ite adjacent to the Water of Leith. The proposed flatted block
locations provide prominent fron tage onto the newly formed roads and away from
the existing light industrial surroundings. Proposed storey heights range from
6 to 3 storeys, with the building heights stepping down towards the north and
the Water of Leith. Strong connections are fundamental to the proposals, both
interms of the current surroundings and also to any possi ble future developments
on adjacent sites. New roads and pedestrian/ cycle paths are connected to existIng
infrastructure to provide vehicular and pedestrian access into and through the
site, whilst the concept layout also provides numerous potential links to future
adjancent devlopment sites to the east and west.

What Happens Next?Subject to this consultation exercise and further discussions with The City of Edinburgh Council, it is proposed to
submit an application for Full Planning Permission early next year.
The applicant will take account of all comments made as they further develop their p roposals. A report will also be
prepared on the response to the consultation exercise, which would be submitted to the Council in support of any
planning application.
