WE WORK WITH TOP 5% OF THE MARKET

CLIENT COLLABORATION SECRET TO OUR SUCCESS

Collaboration 合作

A collaborative process between architect, client, potential users, and consultants generates a diversity of design responses unique to the project opportunities and goals. An open process starts with a shared vision crafted through intense and focused dialogue at the outset of the project. An integrated team and a holistic approach with continuous dialogue are essential for the success of the project.

With our extensive international experience, it is our belief that the success of a project relies on the active partnership of a local architect. The involvement of this local partner at the outset of the design process ensures a continuity of thought, intent, and execution. Taking a project through the Design Development phase also provides enough depth of thought and coordination necessary for a timely and efficient delivery of the building.

Reja BakhPrincipalDesign Director

Reja Bakh, Principal design director in BAKH has been practicing architecture design since 1992. BAKH has offices in New York, Hong Kong, and Shanghai. Mr. Bakh received his education from the Graduate School of Architecture at Cornell University / MIT. He has a distinguished career with 23 years of experience in Architecture and Design, as he worked for some of the worlds most renowned design firms. Before joining Gensler as a Design Principal for the Shanghai Office in which he oversaw the company’s movement in Asia, he worked in New York with Richard Meier Architects and Gwathemy Segal Architects. Mr Bakh has developed a strong and diverse international portfolio in the United States, Italy, Germany and China in residential, hospitality, mixed-use and campus design. The project sizes range from small-scale product design to a 6,000,000 Square Foot headquarter campus for one of China’s top 10 largest companies.

Mr. Bakh’s unique design has reached its international position because it combines and distils two main stream principles in 20th century design. On one hand stands the idealistic European Bauhaus tradition, with its minimalist “Less is More,” and its modernist “Form follows Function” philosophy. On the other hand lies the consumer-oriented MAYA principle: “Most Advanced Yet Acceptable.”

Mr. Bakh’s achievement in the history of design is his creation of an ultra-modern minimalist form language with extraordinary consumer appeal. By maintaining that

“Form follows Feelings” he brings curiosity and excitement.Of his design, Mr. Bakh says: It must create a connection between the architecture and the user. Not an engineering “man-machine” relation, but a “person to person” communication through Architecture and space.

A History of InnovationBAKH is a long-time proponent of green building design. When we began, we hoped to build projects that would preserve natural resources for future generations. Our understanding of sustainable practices has shifted. Now, we know that green buildings are not just the right thing to do for the environment—they also produce the business results that matter most to our clients:

• Greater returns on investment• Stronger employee attraction and retention• Lower overhead costs• Greater employee productivity

We’ve got the people and the know-how to employ effective, client-specific sustainable strategies.

Brand Value, Financial PerformanceSustainability isn’t just for edgy start-ups, boutique firms and non-profits anymore. Savvy companies are taking the lessons they learned about the benefits of sustainable design, and are focusing their attention on their real estate. Corporate behemoths, professional service firms and even international law firms are readily adopting high performance environments that demand little from our natural environment. The wide array of resources now available allows architects and designers to easily achieve the high level of design expected by these clients.

We’ve learned that a sustainable approach to design also produces the business results that matter to our clients: reduced energy and operating costs, improved image and marketing advantages, and enhanced workplace performance and quality of life.

Special Qualifications Sustainability no longer remains a mere design benefit, as it has become a necessity. While sustainability is not always at the forefront of design in emerging markets, we believe it is a critical component in every project. We continue to forge new

frontiers of environmental responsibility.

Sustainability remains a key element in our design efforts. From earning certification for a given project to incorporating basic sustainable features into every solution, we have successfully integrated sustainable practices into our projects. Because of our worldwide leadership in sustainability, we have been able to help influence sustainable policies.

As a supplement to our sustainable design practices, BAKH uses ECOTECT, a building performance analysis and design tool that combines interactive building design interface and 3D modeling with a wide range of environmental analysis tools. The tool allows designers to gain a detailed assessment of solar, thermal, lighting and shading design, as well as energy and building regulations on top of air flow and cost performance analyses of buildings at any scale. One of the greatest benefits of ECOTECT is its ability to analyze buildings of any level of simplicity or complexity during the design process; even with a basic massing model, designers can start to see the environmental effects of the design decisions made in the early stages of the project.

To implement sustainable design principles in each of our projects, BAKH has developed a process that we call The Four Tiers of Sustainability (“Four Tiers”). Four Tiers is based on the concept that sustainable strategies should impact every project we design, and that sustainability should never be viewed as something external to our standard design process. Within this process, we cross-reference related LEED® credits so that designers can clearly see the connection between these strategies and the LEED® Rating System.

Tier 1: Basic PracticesBasic Practices are tactics that every BAKH designer implements on each project. Because the most basic sustainable strategies are simply a matter of making informed choices, Basic Practices are internal training checklists that we meet on every project that we touch.

Tier 2: Good PracticesGood Practices take sustainable design to a higher level, and begin by collaborating with clients to discuss the most appropriate strategies that meet each individual client’s project objectives.

Tier 3: Best PracticesBest Practices typically result in projects that achieve LEED® Silver, Gold, and Platinum certification. Best Practices are implemented in collaboration with clients that are most interested in leveraging the benefits of sustainable design, achieving a LEED® rating for their construction projects, and expressing a strong commitment to sustainable design as part of their brand promise.

Tier 4: Transformational PracticesFinally, Transformational Practices are what we informally refer to as “Blue Oceans:” areas uncharted in conventional design projects. Because all sustainable strategies rely upon pioneers who discover and invent new approaches to sustainable building, these strategies are implemented with the most forward-looking clients who seek to make an impact not only within their own projects, but also on the future of sustainable building practices.
