Dover, MA Median Home Prices Up 8% at Close of 2014
In Dover for 2014, the number of closed single family sales was dead even with sales in 2013. There were 74 closed sales for the year. There were 149 new listings put up on the market in 2014. This represents an 8% increase in supply over homes marketed in 2013. Home sellers in Dover achieved 92.9% of their asking prices in 2014. Essentially, this means that for every $100.00 in asking price, the sellers achieved $92.90. This was slightly up from the previous year. It was up by only 4/10%. This increase in achieved sales percentage coupled with an 8% median sales price increase demonstrates the strength of the market from a year over year perspective. The median sales price in Dover for 2014 was $954,500 compared to the median of $883,000 in 2013. As of March 18, 2015 there were 49 properties on the market. The least expensive property on the market is listed for $409,000. It is a two bedroom on the river. The most expensive property on the market now is listed at $12,375,000. The median list price of the 49 properties on the market is $1,850,000.
