Where were you born?I’m a Colorado native, living in the metropolitan area all

my life.

How long have you lived in the area?I have been a resident of Douglas Coun-

ty for 16 years.

What do you like most about it?Watching the growth of Douglas Coun-

ty. I take pride in helping the communi-ties grow by listing and selling homes in this beautiful area.

How long have you worked in Real Es-tate?

My career began in 1996, with Metro Brokers, as a preferred Realtor with several local builders all over the metro area. is established me as a real estate professional with buyers, sellers and new home builders. Joining the Re/Max Al-liance office in 2007, has allowed me to provide my clients with the best real es-tate tools, with the most recognized real estate brand.

What is your specialty and what does that mean for the people you work with?

My extensive knowledge of home construction, including home systems, repairs, maintenance and installation, help me to assist my clients with their questions or concerns. I continue to use the most current technology and add to my real estate credentials. I’m also on the Re/Max Alliance Re-location Team and the Veterans 1st Program, earning my Certified Military Housing Specialist designation.

What is the most challenging part of what you do?Coordinating simultaneous closings to prevent double

moves.

What do you most enjoy doing when you are not working? When not serving my clients, I enjoy spending time with

my wife, our two dogs, family and friends, ying & traveling.

What is one tip you have for someone looking to sell a home?

It is a price war and a beauty contest. e market analysis helps you establish an appropriate listing price. Implement-ing your agent’s suggestions to de-clutter and depersonalize your home helps the visual appeal of your property. I also recommend using a Realtor who takes the security of your home seriously by using an electronic lock box.

What is one tip you have for someone looking to buy a house?

Make sure you are paired with a good lender who can prequalify you with your buying potential. Also, use a Realtor who is available to help you act when you are shown your dream home.

What is the most unusual thing you’ve encountered while working in Real Es-tate?

A gentleman called saying my sign was in his yard. It had been placed there as a prank. erefore, I asked if he wanted to sell his home — if he had been interested,

what a way to get new clients!

Apartment Living Mortgage corner

M any questions arise during the h o m e - b u y i n g

process. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home’s repairs, particularly if such repairs are needed to secure a certi cate of occupancy. Depending on the situation, there is no clear-cut answer.

ere is no perfect home, and things that are acceptable to the current owner may not be acceptable to the buyer who is looking to become the next owner. e home-buying pro-cess is typically a careful co-operation between buyer and seller to nd a middle ground. e buyer may have to make some concessions, as will the seller. Ultimately, it is this cooperation that o en deter-mines if the sale goes through or is terminated.

Before any negotiations can begin regarding repairs, it is adviseable for a buyer to have an independent inspec-tor come out and look over the home and property. Most real estate agents will suggest

this be done as a rst prior-ity -- even before a contract is entered on the home. An in-spection will unveil any poten-tial problems in a home and indicate things that the buyer may not be aware of, including items that do not meet with code or could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause. is may mean the lender will deem problems unsafe and re-fuse to fund the mortgage un-til repairs are made.

A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. e buyer working with his own real estate at-torney and agent can petition for certain repairs to be made. Many sellers will make such repairs to ensure the purchase goes through, or they will ac-cept a lower purchase price to compensate for the needed repairs, which the buyer will then make. Buyers might want to hire a good real estate at-torney to write clauses into the contract to protect their inter-

ests. is allows the buyer to forfeit the sale and walk away from the contract should an issue arise.

e rules o en change when buying a home that is a short sale or in foreclosure. A home that is in distress is typically in this situation because the cur-rent owners cannot a ord to pay their mortgage, and thusly, are not able to a ord repairs. According to ink Glink, a money-management Web site, buyers may try to negotiate re-pairs with the seller, but they shouldn’t assume that sellers (or lenders in the event of a bank-owned home) are re-sponsible for the repairs. Gen-erally speaking, most short sales and foreclosures are sold “as is” and may even specify that repairs and requirements for the certi cate of occupancy are the buyer’s responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are o en already deeply dis-counted.

Buyers should know that, for a home that is not in fore-closure, there are some repairs

that should ultimately be the responsibility of the seller. If these repairs are not made, a buyer should think strongly about walking away from the deal, according to Why6Per-cent.com, a real estate market-ing site.

SUCH REPAIRS INCLUDE:

• lender-required repairs that could impact home safety

• leaky pipes• water penetration issues, in-

cluding a bad roof• unsafe decking or handrails• wet basements or crawl

spaces• insecure foundations or ob-

vious structural damage• poorly functioning sewer

lines or septic system

It is always adviseable for buyers to speak with a reli-able real estate attorney and a trusted real estate agent to guide them through the pro-cess of buying a home. ese people can help buyers navi-gate the important decisions that can a ect the home they’ll be living in for the next several years. ❑
