Today, April 8, 2019, DoubleDragon Properties Corp. (“DoubleDragon”, “DD” or “The Company”) held the top off ceremony for Jollibee Tower after it recently constructed its topmost 41st floor. Jollibee Tower is set to start the handover to its tenants next month and will begin to contribute to the Company’s rental income this year 2019. The Jollibee Tower building is expected to contribute P631.8 Million in recurring income to DoubleDragon annually. Jollibee Tower is the 8th office tower in the Company’s portfolio in addition to the Tower 1, Tower 2, Tower 3 and Tower 4 of DoubleDragon Plaza as well as DD Center-East and DD Center-West in DD Meridian Park and Corporate Tower of Skysuites. In the Office leasing segment alone in Q2 2019 this year, DoubleDragon's completed office leasable space portfolio totals to 265,073 square meters, which is already 88.36% of its 2020 office leasable target of 300,000 square meters. The completion of 1 more office building DoubleDragon Tower in DD Meridian Park (at the back of DoubleDragon Plaza) will fully complete the Company's 2020 office leasable space target of 300,000 sqm on time next year. Jollibee Tower is a premium grade 41-storey commercial and office tower with Jollibee Foods Corp. as the building's anchor tenant. Poised to become a prominent landmark in the Ortigas Central Business District, it is situated on a 3,002 square meter prime commercial lot located at the corner of F. Ortigas Jr. Road (formerly Emerald Avenue) and Garnet Road and will complement the thriving business community in the Ortigas Area. Jollibee Tower has a total leasable area of 59,365 square meters and will feature ground floor retail concepts of the Jollibee Group as well as an events center at the second floor. The rest of the floors will be leased as office spaces and will include 1,149 parking slots (4 basement parking floors and 8 podium parking floors) to service its tenant requirements. The tower will also feature green garden decks and a helipad. Jollibee Tower is Leadership in Energy and Environmental Design (LEED) Gold pre-certified in line with DoubleDragon’s core values in promoting sustainable developments through green technology. The exterior of the building is made of double- glazed glass curtain walls for increased energy efficiency. The office floors are fiber optic ready with N+1 emergency back-up power and fully fitted with variable refrigerant flow (VRF) air-conditioning system. "We see building structures for leasing business like fruit-bearing trees, where the buildings are like the tree, and the rental income are like the fruits that keeps coming for many decades. And while they produce the fruits year on year, the property like the bark of the tree also becomes more and more valuable," said DoubleDragon Chairman Edgar “Injap” Sia II. The Company targets to complete a leasable portfolio of 1.2 Million square meters by 2020 comprising of 700,000 square meters from 100 CityMalls, 300,000 square meters from its Metro Manila office projects DD Meridian Park and Jollibee Tower, 100,000 square meters from the planned 5,000 hotel rooms of Hotel101 and Jinjiang Inn Philippines, and another 100,000 square meters of industrial space from various CentralHub sites across Luzon, Visayas and Mindanao.
