Good looking lobbies As part of a community enhancement drive, the repainting of walls and ceilings at all tower receptions, lift lobbies and outdoor amenity areas have been completed. This initiative has given the community a fresh look and feel. Together with the Interim Board, we thank you for your cooperation and patience while the work was being completed.

In continuation of community improvements being carried out in conjunction with the Interim Board, the upholstery of the chairs in the community multifunction room has been replaced. The chairs look as good as new with minimal cost to the community.

As good as new!

Most of the access controlled doors in the community have bolt locking systems. However, these types of locks often get misaligned with use, thus leaving the doors open and posing a security risk. In conjunction with the Interim Board, all the bolt locks have been upgraded to magnetic locks. These magnetic locks have improved the efficiency of the access control system and delivered the necessary security for the community.

Magnetic locks for better security Ramp makes access easierTo provide smoother access and improve the experience of living in the community, a new access ramp has been constructed at the parking level of the Delphine tower. The ramp will ease access for the disabled and make it more convenient for residents with kids’ strollers and trolleys to enter the tower.

As you are aware, CSF invoices are currently sent via post and email. However, this practice results in higher costs, more administration time and effort, but most importantly – huge environmental impact.

So this year, we’re going green by eliminating physical invoicing entirely. This means, that all homeowners will now receive their 2016 CSF invoices only via email.

There are several benefits that come with this initiative:

• Lower costs: By removing the cost of paper, printing, packing and posting • Less time: Invoices can be processed and dispatched faster • Customer convenience: Homeowners can receive their invoices on their desktops or mobile devices instead of collecting them from the post office• Minimal environmental impact: No paper means less waste, no greenhouse gases and fewer trees cut

Pest control is regularly undertaken in the common areas of the community. However as a resident, you too have a responsibility to contribute to our overall efforts to keep pests at bay. This includes ensuring hygienic practices and regular pest treatment. Here’show you can do that in three simple steps:

Starve them!Pests will eat just about anything, so the best thing to do is to prevent easy access to food.• Seal/store food in plastic bags or containers.• Clean dirty dishes, spills and leftover crumbs immediately. • Don’t leave pet food out overnight. • Keep a tight lid on trash, empty it often and wash your bins regularly.

Dry them!Cockroaches can live up to a month without food, but will die without water in a week.• Always drain dish water from a sink.• Fix leaky faucets, radiators, dishwashers and washing machines.• Empty excess water in flower pots and plant stands.

Keep them out!By keeping pests out of your home, you can prevent them from becoming a problem.• Seal cracks and openings behind sinks, around pipes and windows.• Repair holes in door and window screens.• Clean up clutter, including newspapers, paper bags and cardboard boxes.• Set traps for rats and mice. Make sure they are tamper-resistant and made of durable plastic or metal. Remember to keep them away from children and pets.

While there are a lot of benefits that come with owning a pet, there are several responsibilities as well. And it goes beyond just providing water, food and shelter. Here are a few tips on how you can be a responsible pet owner:

What you should do

• When in the common areas of the community, clean your pet’s waste using the available disposal bags and discard it in the designated bins • Make sure that your pet is kept on a lead at all times when in a common area of the community• Educate your household staff about cleaning up after pets when walking them• Ensure you close all doors and gates after you to avoid pets straying into common areas• Register your dog with the Veterinary Services Section of Dubai Municipality and get your dog vaccinated and microchipped by an approved and licensed veterinary clinic

What you shouldn’t do

• Leave or discard pet waste on any private/common property• Take your pets to community recreational areas like swimming pools and kids’ play areas• Allow your pet to wander onto other private properties• Keep non-domestic animals, fowls, reptiles or insects within the community• Breed or raise domestic dogs, cats, birds or fish for commercial purposes
