What most impacted NRT’s business—for better orworse—in 2006?On the better side for NRT’sbusiness has been the contin-ued surge of the Internet andtechnology. I believe we allagree that today’s consumerswant information on a real-time basis. They want focusedinformation and they want toreceive it in the way they want it. NRT’s stronginvestment in technology is allowing us to giveconsumers what they want. NRT made a signif-icant investment with Realtor.com two yearsago and we’ve supplemented that with 30 localoperating Web sites and nationally brandedWeb sites. We’ve blended a nationally powerfulWeb site with local, regionally branded sites toprovide information to consumers on variousdifferent levels. We’ve combined that withLeadRouter, which connects consumers on anyof those Web sites with a sales associate whocan be immediately responsive to their needs.As technology evolves, we are far more

accountable to our consumers and moreresponsive to their needs. In the long run, thatpropels NRT’s family of companies to the nextlevel.

We also saw a change in many of the mar-kets that NRT operates in. East and West Coastmarkets were impacted in 2006—that began inthe latter part of ’05 and continued into ’06.We were able to be insulated to a degreebecause we operate in the Midwest as well. Webelieve that we were able to seize the opportu-nity that market created and create a point ofdifferentiation with our full-service real estatemodel. We were able to highlight the power ofour network and provide the best buyer poolout there.

We started an initiative in ’05 when westarted to see a change in the marketplace. Itcaused us to focus on the quality of our sales-people rather than the quantity. In the past,real estate companies would focus on howmany heads they brought in versus the quali-ty of the individual.

Along those lines, I believe that our manage-ment needs to develop their ability to articulateour value proposition so that agents can do abetter job in articulating that value propositionto clients. We have developed a comprehensivemanagement development program to be deliv-ered internally within our organization. This isdesigned to help them create more powerfulagents and better managers along the way.
