Our fifth Right-Sizing Seminar at the Washington Golf and Country Club, held in March, received high grades from the attendees. We had a strong panel which presented lots of useful information, and plenty of time for Q&A. It will be repeated in the fall — watch this space for announcements. CHALLENGING MARKET FOR SOME BUYERS. We recently had a buyer for a condominium in Arlington. Our buyer understood the dynamics of todays market and we wrote an exceptionally strong offer above list price, with no financing or appraisal contingencies, and with a very quick settlement date. As it turned out, there were 14 offers, and despite the strength of our buyers offer, he was not the winner — another buyer outbid him. [We later found something else for this buyer where he was successful.] GREAT MARKET FOR SOME SELLERS. On the other hand, we recently had a one- bedroom condo listed at $374,800. It sold immediately with 10 offers, and we got $410,000. Needless to say, our seller was extremely happy. THE ALTERNATIVES. Some buyers will say, I dont want to be in a bidding war.Unfortunately, however, right now in some price ranges in Northern Virginia, competition is the reality of the market. Other buyers will say, Ill wait until prices come down.That may or may not happenand it could take a while, in which time interest rates may rise, offsetting any price reduction. The news isnt all bad for buyers, howeverSpring is the season with the most competition, but also typically the season with the most listings. Right now, interest rates are lower than they were a few months ago, and a buyers dollar stretches further than it has in some time. The bottom line is, if someone wants to buy now, there may not be a better timesoon. To be successful in this market, buyers must be prepared and able to act with speed and decisiveness. Crafting a successful offer that doesnt sacrifice too much takes experience and a deep knowledge of the market and thats where we come in. On the other hand, its a great market for sellersand we know how to create value for sellers and get them top dollar. WE ARE SEEKING INVENTORY. With very little on the market for sale, we are coming up short in terms of finding listings for our buyers to buy. We especially need a house around $1,100,000 - $1,400,000 in Northern Virginia with good access to Georgetown and a two-bedroom condo in the $500,000s or $600,000s not too far from Ballston Metro in North or South Arlington. WHATS GREAT ABOUT ARLINGTON AND FALLS CHURCH. Farmers markets. Open year-round, the Falls Church farmers market at City Hall swells to 50 vendors on summer Saturdays. Also, open year-round, the Arlington Courthouse farmers market has about 30 vendors, and in addition, there are 10 other farmers markets in Arlington. THE SPRING MARKET HAS BEGUN, BUT THERE’S HARDLY ANYTHING TO BUY. This is great if you have a home to sell, but hard if you are in the market as a buyer. We hope that more inventory will become available and that the market will loosen up some, but even if that happens, it may be another cutthroat spring for home buyers. The caveat to this is that we’re still waiting to see what the full economic fallout of the recent shutdown is for our region, and the looming possibility of another one is making some federal employees, federal contractors, and those whose businesses depend on them as customers nervous. On the positive side, mortgage rates remain fairly low – lower than we thought they would be at this point – and buyers who are able to find a property to buy soon will benefit before the inevitable rise [industry precictions that we’ve been reporting for about five years now].
