AREA CONTEXT

The Subject Properties are located in Ottawa’s southwest, in the community of Barrhaven. The surrounding area is predominantly made up of large format commercial/retail and restaurant uses, a range of residential dwelling types, and institutional uses that primarily serve members of the local community.

The following identifies the land uses that surround the site:

NORTH:The lands directly to the north of the Subject Properties consist of vacant lots that are zoned Mixed-Use Centre (heading towards Strandherd Drive) and a senior living residence at the corner of Strandherd Drive and Longfields Drive known as The Court at Barrhaven. Beyond the uses to the immediate north, there is a child care facility and a residential subdivision with a range of dwelling types.

EAST:The Subject Properties are located at the northwest corner of Marketplace Avenue and Longfields Drive. Beyond Longfields Drive to the east there is a French Catholic high school (École secondaire catholique Pierre-Savard). Beyond the school to the east there are lands designated for institutional use and environmental protection.

SOUTH:The lands directly south of the Subject Properties are the location of a new Minto community (Ampersand), which includes a strip of land fronting Marketplace Avenue that will be reserved for future mixed-use development, as well as stacked dwellings and four (4) storey gallery condominium apartments. Beyond the Minto development are lands zoned Development Reserve for future development.

WEST:Located directly west of the Subject Properties is a large format retail shopping centre containing many prominent commercial tenants that can be accessed from Marketplace Avenue. Barrhaven is a rapidly growing suburban neighbourhood in the southwest of the urban area of the city of Ottawa, Ontario, Canada, about 17 kilometres southwest of downtown Ottawa.
