TRENDSTRENDSThe condo market is hot. In fact,

condo sales, which accounted for6% of home sales in the 1980s, nowcomprise 13% of home sales in theUnited States. Unlike prior condobooms, which were more geographic-ally concentrated, the increased demand is occurring nationwide.

What may have once been limited toresort or urban areas is now transform-ing suburbia too. In fact over the lastthree years, all regions have reportedincreases in condo purchases up from55% to 75%. One might expect condodemand to have dropped as lowermortgage rates and low down payment

requirements made single-familyhomes more affordable in recent years.But in reality, the reverse is happening.

What is driving condo demand?

Condo demand is up along with sharpincreases in sale prices. In the last threeyears, condo prices have soared sub-stantially exceeding even the rapidincrease in single-family home prices.Between 2000 and 2003, the NationalReal Estate Investor reports that themedian price of single-family homesrose by 22%. Over the same time period, condo prices rose by 47%,making condo sales purchases a verylucrative investment.

Condos are also hot because of demo-graphic changes, lifestyle choices andeconomics. These new lifestyle home-owners, young educated workers, olderchildless households, and immigrantsprefer the convenience and luxuriousamenities that come with today’s multi-family homes. As a result, today’s condobuyers fall into all categories.
