If the default is made in two consecutive years each such default it shall be lawfull for thelessor in addition to or in the alternative to any other remedy tnd ray be available to the lessor at their descrition to demand and receive double the rent annually payable by the lessee. . 9. That the lessee shall not, without the prior written consent of the lessor, modify or alter or make addition to the existing structures or sub-lease or part with the possession in any manner of the lease prem ises

10. The lessor reserves the right to put additional floors on the leased premises and lease such additional structures to any person or institution.

11. The lessee shall carry only the activity of running a

School in the premises and for other ancillary activities and shall not, without prior written consent of the lessor use the leased premises for any purpose other than the purpose mentioned above.
