DESTINY USA 2011 ANNUAL ENVIRONMENTAL REPORT Merging Economic Development with Environmental Sustainability Destiny USA Goes for the Gold Over the past 12 months, Destiny USA has completed construction on the core and shell of the building and reached new heights in our work toward LEED Gold certification. Our final submittal is currently under review by the U.S. Green Building Council’s certification arm, the Green Building Certification (GBCI). Destiny USA will continue integrating new and innovative green initiatives into development in an effort to advance the largest LEED Gold certified commercial building in the United States. The points system developed by the U.S. Green Building Council is separated into seven categories: sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, innovation in design and regional priority. Within each category, a LEED applicant has several opportunities to earn points. In the Design Phase Review of the certification process, Destiny USA was awarded 22 points based on its sustainable design plans. Now that the first phase of construction is near completion, the project has entered its “Construction Phase Review.” Once this review is complete, Destiny USA will officially learn if the LEED Gold Certification goal is fulfilled. • 4 million gallons of water will be conserved annually through the rainwater harvesting system, which is a 78% reduction in the building’s baseline water use. • The Indoor Air Quality protection plan included the use of only low or zero VOC (volatile organic compounds) products and the protection of the building’s air handling systems and material from contaminants during construction. • Over 90% of all materials used for construction were diverted from landfills through a Construction Waste Management initiative • 7,000 tons of fly ash was mixed into the concrete flooring • 23,000 tons of 95% recycled steel was used • 276,000 gallons of bio-diesel fuel • A solar reflective “cool” roof with refracting technology will conserve energy by keeping the surrounding air at cooling temperatures • The flooring within the expansion is made of crushed walnut shells and cork, a rapidly renewing product. • Forest Stewardship Council certified wood was used for more than 50% of all project permanently installed wood structures. 1 For more information about Destiny USA’s green initiatives visit www.destinyusa.com or contact Melissa Perry 315-422-7000 or [email protected] Destiny USA Green Highlights

Through the LEED process, Destiny USA has implemented some innovative sustainability approaches. In an effort to build the expansion absent fossil fuels, Bob Congel insisted that construction trucks and all equipment use soy based bio-diesel fuel. Destiny USA was told that this feat would be difficult during the cold winter months. During development, 276,000 gallons of bio-diesel fuel was used successfully, reducing construction related greenhouse gases (GHG) by 67% percent. Destiny USA is now working toward receiving a LEED Innovation Credit for this achievement.

Destiny USA is also credited with LEED Exemplary Performance for its Rainwater Harvesting system and purchase of over 11 million kilowatt hours of Green Power. In addition, Destiny USA has purchased nearly 15 million kilowatt hours of Green Power on behalf of all of its incoming tenants.

What are kilowatt hours of Green Power?When you purchase kilowatt hours of Green Power it means that for every unit of renewable energy that is generated, an equivalent amount of renewable certificates is produced. The purchase of renewable certificates supports the generation of renewable electricity, which offsets a percentage of conventional “brown” power consumed. Destiny USA will be offsetting our tenant and common area loads in the amounts reflected in the report.

Our Tenant and Common Area Green Power purchase will avoid an estimated 16,258 Metric Tons of carbon dioxide emissions, which is the equivalent to one of the following:• Greenhousegasemissionsfrom3,188passengervehicleseachyear.• CO2emissionsfrom1,822,596gallonsofgasolineconsumed.• CO2emissionsfrom37,808barrelsofoilconsumed.• CO2 emissions from 677,398 propane cylinders used for home

barbeques. • CO2emissionsfromtheelectricityuseof2,027averageAmerican

homes for one year.

Destiny USA took an additional step beyond achieving LEED Gold certification with the core and shell of the expansion- it is requiring all tenants within the facility to achieve LEED certification as well. Many tenants have already joined the LEED registration and certification process with the help of Destiny USA. This entire process will expose hundreds of tenant designers, architects, engineers, material suppliers and contractors to the ever-growing phenomenon that is green building. Some tenants, including Cantina Laredo, have already adopted these initiatives and instilled them into their business philosophy. It is an exciting time to help develop these initiatives with tenants who are already moving forward with environmental sustainability while introducing these new concepts to other tenants.

The team at Destiny USA works with tenants from the beginning to educate them on green components that can be used in the facility. One of the most unique features in each tenant space will be their use of rainwater to flush their employee restroom toilets as they tie into Destiny USA’s main rainwater harvest system. The process is on an individual basis, meaning that each tenant will develop their own retail space to LEED standards. They also have the opportunity to be awarded higher levels of certification if they choose to.

Destiny USA will become the first LEED certified retail destination with all tenants also becoming LEED certified.

Tenants Take the LEED

When Carousel Center opened in 1990 it was a significant achievementfor economic development in Syracuse and for environmental development. Carousel Center is built on the old Marley scrap yard and “Oil City,” where dozens of old and hazardous oil tanks lay dormant for decades. Bob Congel insisted on cleaning up this underutilized piece of land while developing Carousel. Carousel Center assisted in the revitalization of Onondaga Lake and transformed an

eyesore for the Syracuse community into one of the strongest economic engines for the county and New York State.

In 2002, Bob Congel hosted a meeting on Green initiatives at the Savannah Dhu conference center. Mr. Congel was able to share his passion for environmental sustainability with other local and regional figures and this sparked his personal challenge to develop Destiny USA completely fossil fuel free. This major feat was accomplished and Destiny USA continues to search for new ways to integrate green components into the project.

From Brown to Green

In October 2011, Destiny USA’s Director of Sustainability Melissa Perry, took part in the USGBC’s GreenBuild conference in Toronto. Destiny USA was featured in a one minute video that focused on the buildings green elements and historic efforts to revitalize the surrounding land.

Melissa met with several different green leaders and discussed everything from Carousel Center’s current recycling program to what others are doing across the world to incorporate green into their missions. It was an exciting experience, especially knowing all of the efforts set forth by several Syracuse based companies to achieve LEED Certification.

Five years ago, Destiny USA and the Environmental Protection Agency (EPA) signed a Memorandum of Understanding (MOU) that promoted and enhanced opportunities for green building design and clean construction practices. Destiny USA is pleased to announce that our MOU partnership with the EPA was honored and extended.

An initial component of the MOU included programs and partnership opportunities to implement during the operations phase of the program which Destiny USA will continue to unfold this in succeeding phases of the project.

In September 2010, Destiny USA installed an urban wind turbine demonstration project on the roof of Carousel Center and the expansion. This was the first demonstration project of its kind in the City of Syracuse.

The project assists two New York State wind companies’ research turbulent winds that occur on rooftops and in urban environments. Based on data gleaned from the Destiny USA test site, Arista is developing its next generation turbine. Syracuse based Impact Technologies continues to test different generator and inverter combinations to see which yields the highest possible output. Both companies will continue to demonstrate the use of wind power in an urban

environment and improve their unique and innovative technologies.

Green technology and development is changing every day. Destiny USA looks forward to examining other initiatives that we can implement. We will continue to integrate environmentally friendly components when and where we have the opportunity.

Destiny USA is proud to help Central New York “LEED” the way with new environmental initiatives. The City of Syracuse and the County of Onondaga are setting new standards for green development. Destiny USA is pleased to contribute its expansion to this momentum.

Renewing and Continued Partnerships

It’s Electric! Destiny USA worked with Synapse Partners, based in Syracuse, NY, in 2011 to install electric car charging stations in various parking lots atthesite.DestinyUSAisproudtoannouncethattherearenow9charging stations; 6 are located in the underground parking garages, and 3 are located in a satellite parking lot on Solar Street. They were put in place in September 2011 and are fully functioning.
