| Evans Sta on Area PlanAs the Denver Metro area con nues to experience urban growth, the city of Denver has revisited its previous transit sta on area plans to ensure they are in line with the demands and needs. In Denver’s Overland Neighborhood, the two proposed bridges in the current plan are not fi nancially feasible but may not even be necessary. This project developed concepts to revamp the current plan with the goal of capturing the value of the current TOD sta on.

The connec on between the bridge and transit sta on could generate interest, investment and integrate the various communi es within the area.

The neighbourhoods surrounding the bridge development would be a denser, safer surrounding with access points to Evans through staircase, inviting the community to embrace the development and also gather.

Exhibiting Evans as “not just a bridge” but a source of attraction to the area. This bridge infrastructure investment would not only generate revenue but would also help improve the current non pedestrian friendly environment the bridge represents.

By creating a riverfront development on the Platte river trail, a destination quality is added to the neighbourhood attracting traffi c, both human and vehicular to visit and travel through the site.

| Neo Industrial areas by the RiverRiver’s always promote the growth of a city. Using it as a source of naviga on, irriga on or a place of mee ng. The Pla e river runs throughout the city of Denver. This underu lized amenity if nurtured to its full poten al could create a wide array of opportuni es. Limited in its area Denver’s growing and changing business scene provides a great opportunity in redeveloping exis ng industrial infrastructure along the river corridor to accommodate that growth.

Site Selec onThe site is an industrial area shadowed by the Alameda sta on and the 10th and Osage sta on. The river, rail and I- 70 act as a barrier between the two neighborhoods.

Pla e river runs longitudinally across Denver.

The Urban Framework is to rejuvenate this par cular blighted industrial neighborhood into a walkable neighborhood by providing business opportuni es to small start up companies while bringing in human traffi c into the area. An a empt perceive and use the river as a civic amenity is made, which in turn could connect the neighborhoods on either side.

TRADE

Crea ng four points of interest along 2nd Avenue engages the user or visitor to con nue to experience the diff erent environments the new neighborhood has to off er. Incubator caters to the new start up businesses, Community tends to services for the neighborhood, Trade works with bringing businesses into the area, Transit is the proposed light rail sta on and TOD.

I INDUSTRIAL STARTUP / FLEX SPACE

The industrial startup space is theaffordable space which would be rentedby citizens attending the trade school onthe west side of the river. Thus, leadingto an interaction of services andbusinesses on both sides of the river,.
