I. INTRODUCTION
Woodland Park is a 22 home subdivision located several blocks from downtown Greenville. The property is bordered by Woodland Way, Southland Avenue and Newman Street and has belonged to the Bea e family since the 1950s and 1970s. Brothers, Bill and Pace are excited to create a las ng legacy with the Woodland Park development. Across the street from Woodland Park is the 122 acre Cleveland Park, located along the banks of the Reedy River and Richland Creek. Cleveland Park offers a variety of sports venues, miles of hiking trails including the 22 mile Swamp Rabbit Trail, and is home to the Greenville Zoo. If you listen closely, you might hear a lion’s roar. The surrounding neighborhood of Cleveland Forest contains a variety of architectural styles. This historic area is also well‐known for its mature forests and dense canopies, which are the same features that Woodland Park is commi ed to preserving. Woodland Park will serve as a con nua on of Cleveland Park’s greenway and will promote and preserve the architec‐tural styles that have influenced the growth and development of the surrounding neighborhoods in the heart of downtown Greenville. PHILOSOPHY It is the inten on of Woodland Park to create a comfortable living environment that supports the historic character and recrea onal ac vi es that exist in the Cleveland Forest neighborhood and greater community beyond. PURPOSE & INTENT All guidelines referencing the design of the lots and the actual homes are intended to help define the ul mate character of the community and establish a founda on for all designs that compliment the surrounding Alta Vista, Cleveland Forest, Cleveland Terrace, Boxwood Manor, and Park View neighborhoods. Collabora on among each home‐owner, design professional, home builder, and the Architectural Review Board (ARB) is cri cal to the success of Woodland Park; these Design Guidelines have been developed to ensure that the new homes in Woodland Park maintain a consistent and high level of design. These architectural standards also provide a level of protec on to property owners by ensuring that all design and construc on prac ces meet explicit requirements of the Woodland Park Design Standards. Conversely, these guidelines are not intended to prescribe or dictate specific designs. Prototype designs are intended only to illustrate various architectural exam‐ples. Architects, landscape architects, designers, and home owners are encouraged to develop unique and crea ve designs that posi vely contribute to the overall character and feel of the development and adjacent neighborhoods.

ARCHITECTURAL THEMES ‐
Woodland Park at Cleveland Forest is a carefully planned addi on to the established Cleveland Forest neighborhood in downtown Greenville. Through the combina on of depic ng local architectural tradi ons with an aesthe cally pleasing approach, Wood‐land Park seeks to achieve an overall character of “humbled elegance” while seam‐lessly connec ng the new development to the surrounding neighborhoods.
ARCHITECTURAL STYLES ‐
When an architectural style is proposed, it is the intent of these guidelines to ensure that the overall propor ons and design features of that par cular style are properly expressed. Suggested styles include but are not limited to Tudor, French, Colonial Revival, Victorian, and English Manor.

SETBACKS: Front Yard Setback (Lots 7‐22)– 25 from the front property line to the face
of structure. Excep on: Lots 1‐6 along Woodland and Southland Avenues have specific
front setback requirements—see Appendix ‘B.1’ for Schedule of setbacks for individual lots.

RETAINING WALLS: All retaining walls (design and materials) are subject to ARB approval and

COMBINING TWO OR MORE LOTS: If an Owner purchases adjoining proper es with the intent of combining
them into one parcel, the new lot will be subject to the City’s development standards and approved on a case by case basis by the ARB.
HOA dues will be dispensed according to original lot count. Owners of two or more lots, or combined lots, will be responsible for the HOA dues of each parcel.

LOT DETENTION: Woodland Park deten on is provided by two different means. For roads and
alley there is a common underground deten on system using a product called a StormTank. This system will be placed underground and will be grassed Common Area on top. This system will be maintained by the Wood‐land Park Community Associa on.
For the homes, individual systems were designed using Stormtank Packs, made by the same manufacturer, these are to be installed in the front yards of the houses and will be the responsibility of the individual home owner to install and maintain. Stormwater stubs are included on the site plan to a ached these systems to the storm drainage system.

MASSING
SCALE / OVERALL PROPORTIONS—DIMENSIONS: Massing of a structure shall relate propor onately to the specific architectur‐
al style of the home and shall be considered on an individual basis; however, it is highly encouraged that the overall massing and scale of each home is primarily a full two stories. Massing of 1 ½ stories are permi ed, but shall include full 2 story components. See 1‐1/2 Story Concept.
Exterior composi ons should be arranged in a hierarchy of masses with a propor onately dominant mass, supported with secondary /complementary masses, such as single story elements, entry features, porches, and / or gar‐ages. See Massing Diagram and 2 Story Concept.
First Floor minimum recommended condi oned square footage requirement is 2,000 SF. Proposed designs with less than the minimum square footage will be subject to ARB approval, pending the design meets the massing re‐quirements and is complimentary in scale of the surrounding homes.
The total minimum recommended condi oned square footage is 3,400 SF.

Recommend predominately masonry veneer with minor accents of “lighter” materials (siding, shingles).

Siding applica ons shall be true to the architectural style of the home. Recommend no faux “wood‐grain” texture with synthe c siding materials.
Siding should terminate with a trim band at the Founda on / First Floor level; siding will not extend to grade.
Change in exterior cladding material shall never occur at an outside corner. Where materials intersect, there shall be a break in the wall plane with
details appropriate to the materials. Materials shall be installed consistently to all sides of the structure. Brick core holes shall not be exposed.

COLUMNS / RAILINGS ‐ (Porch con nued) All columns shall be classical in detail and propor on. Shall have finished surface of premium wood, fiberglass, fiber‐cement, or
other approved composite material that can properly receive paint or stain, or has been pre‐finished by the manufacturer.
Neck of column shall align with the outside face of beam above. Beams shall be centered on column and to be no wider than the width of the
column. No “blocky” bases or caps. No metal / vinyl wrapping. Newel Post no less than 6 inches (nominal 6”x 6”). Metal railing systems are permi ed but must be painted or pre‐finished.

IV. LANDSCAPE/ SITE DESIGN STANDARDS
LANDSCAPE DESIGN PHILOSOPHY Landscape design for Woodland Park shall draw from Upstate South Carolina’s indige‐nous landscape and Greenville’s garden heritage to create designs that are well‐suited to the region and the climate. As an area of warm temperate climate, the land within Woodland Park is characterized by upstate hardwood forests, rich with oaks, hickories, maples, and poplar species. The preserved and re‐established landscapes within the community will employ this na ve pale e to perpetuate the sense of place. SITE GRADING
A lot grading plan which includes finish floor and exterior hardscape eleva‐ons as well as means for managing and discharging runoff shall be sub‐
mi ed to ARB for review and approval. Use of localized rain gardens and other sustainable stormwater management
strategies is encouraged. Site grading shall be kept to a minimum. Drainage systems shall follow natu‐
ral pa erns as much as possible. Drainage designs should avoid standing water.
Retaining walls may be used to reduce the amount of grading needed for lots. The walls must reflect the architecture of the home and should be care‐fully integrated into the site. Natural plan ngs will be required to diminish the impact of large retaining walls.
Sedimenta on and erosion control measures must be u lized during the construc on process as required by the City of Greenville and South Carolina DHEC. Please refer to: h p://www.greenvillesc.gov/DocumentCenter/View/1263
Any clearing, grading or building without approval of the ARB will result in suspension of work, denial of builder and/or subcontractor access to project.
STREAM BUFFER Construc on and landscape improvements, including selec ve clearing and
removal of invasive species and dead wood, within any required stream buffers shall be subject to the City of Greenville Stormwater Ordinance.

TREE PROTECTION Removal of exis ng trees should be avoided when possible. Tree removal shall be subject to the City of Greenville tree removal require‐

Proper pruning techniques for both exis ng trees and nursery stock should be followed by a cer fied arborist.
No clearing of trees over five inches (5") in diameter, measured at 24 inches above natural grade, flowering trees and shrubs one and one‐half inches (1.5”) in diameter, evergreens, or earth moving can be commenced without having received final approval from the ARB. Excep ons would include dam‐aged trees, or trees which must be removed because of an emergency.
A survey showing trees six (6) inches and larger at diameter breast height (DBH) for the en re site and all trees and shrubs exis ng within thirty (30) feet of the proposed structure(s) must be submi ed for the ARB to review prior to any new construc on.
The drip line of the trees must be protected by construc on fencing. For trees removed or destroyed without ARB approval, the ARB may, at

PLANTINGS Landscape design should be fully integrated with built elements. Plan ngs
can be used to so en surrounding site walls, founda ons, paving, steps and fences and to blend the built environment with the natural.
Landscape soils shall be amended with organic compost and de‐compacted to provide for healthy root growth.
Plants should generally be spaced in natural, informal pa erns. Formal, geo‐metric plan ngs, including hedgerows, may be used to provide structure for outdoor living spaces.
Na ve and naturalized species are encouraged as they generally are be er adapted and require less maintenance.
Where applicable, exis ng trees, other significant forms of vegeta on, and/or natural features are to be incorporated into designs and dictate the place‐ment of buildings and related improvements.

All landscape beds shall be mulched with an organic, non red‐dyed hard‐wood mulch, ground leaves, pine bark, or natural color pine straw. Mulch shall be refreshed as needed.

IRRIGATION Homeowners are encouraged to make efforts to reduce water consump on
by selec ng appropriate plant species Landscape areas should be irrigated with an automated system that provides
100% coverage to all new plan ngs. All permanent irriga on systems are to be below ground and fully automa c.
Water conserving systems such as drip irriga on systems equipped with moisture sensors should be incorporated.
Above ground equipment including, but not limited to, controllers and back‐flow preventers should be located inside the building or appropriately screened from public view.
Rain/moisture sensors and smart controllers that shut off irriga on during or a er rainfall are recommended.
Irriga on should be designed to avoid overspray onto adjacent public roads, plazas, natural areas, sidewalks and neighboring buildings.
Turf areas should be irrigated separately from shrub and ground cover zones.

Pedestrian access is required between the front door and public realm. Other than driveway thresholds, private hardscape improvements in the
public right‐of‐way are not permi ed. Outdoor living spaces should be integrated into the overall design of both
house and garden. Hardscape materials should be selected to complement the architecture. Outdoor fire places and fire pits shall not be visible from the public street. Driveway design (loca on, width, , etc.) shall comply with City of Greenville
Infill Standards. Refer to City of Greenville, South Carolina—Code of Ordinances 19‐6.9.4. See Appendix B.3 for driveway requirements.

Fences within the front yard and side street yard should be set back a mini‐mum of 6 inches from the adjacent sidewalk. The area between the fence and sidewalk should be planted with an appropriate ground cover.
The maximum height of fences/walls shall be 4’ for fences in front and side yards and 8’ for rear yard per City regula ons.
A maximum opacity of 75% is allowed in front and side yards. Gates and/or columns used in combina on with fences/walls should not
exceed the fence/wall height by more than 12 inches. Use of living fences is encouraged. Height of retaining walls in front and side yards shall not exceed 36”. Height
of retaining walls in rear yard shall not exceed 6'. All walls (design and materials) are subject to ARB approval and must adhere
to the City's design guidelines and construc on requirements. Segmental block retaining walls shall not be permi ed. Excep ons may be
considered by the ARB on a case‐by‐case basis for rear and side yards not visible from a public street.
Vinyl, PVC, chain‐link, and split‐rail fences are prohibited. Duplicate fences are prohibited. The first approved and installed fence takes

GARBAGE / HVAC / EQUIPMENT
Exterior service areas including but not limited to u lity meters, connec ons, exterior mechanical equipment, air condi oner units, or garbage enclosures should be screened from view with approved fencing or plan ng to shield view from adjacent streets and/or public open spaces, and should not create an audible nuisance, disrup ve noise, or odors to adjacent proper es.
Required fence or planted evergreen screens are subject to ARB approval. Window air condi oning units are not permi ed.
MAILBOXES / OTHER SITE FEATURES Post mounted mailbox shall comply with the City of Greenville’s design
standards (see Typical Mailbox image). Mailboxes shall be placed in a similar loca on to the le of the driveway where applicable. See Appendix C.5 for de‐sign requirements.
Outside clotheslines are not permi ed. Decora ve features such as sculptures, birdbaths, birdhouses, fountains, or
other decora ve embellishments visible from any street must be approved by the ARB.
Fuel storage receptacles may not be exposed to view and must be installed in accordance with all applicable guidelines and regula ons. Propane tanks shall be buried or screened from view.
Swing sets and similar outdoor play structures and equipment are discour‐aged and will only be allowed with ARB approval.
No private wells may be drilled or maintained on any residen al lot.
TEMPORARY STRUCTURES No structure of a temporary nature shall be placed upon any por on of
Woodland Park at Cleveland Forest at any me for any reason. Temporary shelters, including mobile homes, trailers, recrea onal vehicle, and tents, may not, at any me, be used as temporary or permanent residences and are not permi ed. Trailers for contractors, builders or others normally placed at construc on sites are not allowed to be stored in view. Basements

SWIMMING POOLS / FOUNTAINS / WATER FEATURES
Pool and spa loca on, size, design, and fencing should relate to the architec‐ture and be part of the designed landscape and is subject to ARB approval.
All pools and spas must follow SCDHEC guidelines and regula ons and re‐ceive required permits prior to construc on.
Above‐ground pools or inflatable bubble covers are not permi ed. Pool decking should be integral to overall hardscape design (see Outdoor
Pavement Surfaces) Fountains and other water features are not allowed in the front yard and
must be approved by the ARB for use in other areas. Allowed features must be integrated into the overall landscape design and compa ble with archi‐tectural features.
SATELLITE DISHES / ANTENNAE All u li es, wires, and cables, of any kind must be placed underground. Antennae and satellite dishes must be placed as unobtrusively as possible in
the landscape. Antennae and satellite dishes are not to be located on the house structure
and should not be visible from any street or public space. Wri en approval must be granted by the ARB for the loca on of any such feature.
Satellite dishes shall not exceed 18 inches in diameter.
PARKING OF ACCESSORY VEHICLES I BOATS/ TRAILERS Commercial vehicles, equipment, boats, trailers, and recrea onal vehicles
shall not be visible from the street or adjoining neighbors for a period of more than 7 days.
Golf carts shall be parked out of view from the public street.

LANDSCAPE MAINTENANCE Turf grass and other plant materials on private property should be main‐
tained at proper heights and pruned using proper pruning techniques. Plant material should be allowed to grow to natural form. Sheering of plant
materials, other than designed hedges is not permi ed. Improper pruning of crape myrtles and other planted trees is not permi ed.
Do not “top” trees. It is the responsibility of the HOA to maintain street trees and turf grass in
the public right of way. Vacant lots shall be maintained by the owner un l the building permit is is‐
sued and construc on is ready to commence. Landscape areas adjacent to homes on large (double/combined) lots shall be
designed and maintained as part of the overall landscape. Each property owner is responsible for preven ng the accumula on of any
unclean, unsightly, or unkempt condi ons of buildings or yards that will re‐duce the beauty of the specific property or the community as a whole. The ARB has the authority to correct a maintenance viola on at the owners' ex‐pense a er the owner has been given one (1) wri en no ce of said viola on.

A. OVERVIEW: The Woodland Park ARB has established the following procedures for the review of architectural and landscape designs. The primary goal of the Submi al and Review
Process is to ensure that the proposed design and construc on conform to the pa erns set forth by the Woodland Park Design Guidelines. The review procedures are intended to provide a systema c and uniform review for all construc on requiring Architectural Review Board approval. The Property Own‐
ers Associa on Board of Directors has authorized the ARB to enforce these Guidelines and to recommend modifica ons as the ARB deems appropriate. The ARB may disapprove any proposed construc on design on purely aesthe c grounds, where, in its sole judgement, such ac on is required to protect natural beauty
and a rac veness of the site and/or the improvements are deemed to be incompa ble with the general architecture of the community. Should a viola on occur, the ARB has the authority to take any of the following ac ons: require the Work to stop, remove, and/or alter any improvements in a way
that conforms to the standards established by the Woodland Park Guidelines. The ARB’s approval does not relieve the Owner or Contractor from their obliga on to obtain any governmental approvals.
It is highly encouraged that the applicant uses a team of qualified professionals in prepara on of the project design drawings and construc on. To ensure a produc ve and efficient review process, property owners, architects, landscape architects, and builders are encouraged to ac vely par cipate in the architectural review process.
The ARB shall serve as a valuable resource throughout the design and review process. Applicants may contact the ARB for clarifica on of the Review Process, Design Guidelines, and other requirements described within these documents.

180 DAYS Once the applicant has finalized the purchase of a lot, they have 180 days to submit the required applica ons and drawings of the project to the ARB to ini ate the design review process. The applicant can request an extension to this deadline should unforeseen circumstanc‐es arise, but shall no fy the ARB one week prior to the end of the 180 day term. If the applicant has not submi ed documents for design review or requested an extension before 180 days a er closing on the lot, the design review fees will increase by 25%.
1 YEAR Owner has One Year from when the Lot is purchased to begin construc on. If construc on does not commence within a year of the closing, the developer has the right to buy back the property for the original purchase price less a 10% marke ng / handling cost taken from the original purchase price.
STEP 2: PRELIMINARY DESIGN REVIEW REVIEW FEE: $400 TIMELINE REQUIREMENTS:

DESIGN REVIEW PROCESS
VI. CONSTRUCTION REQUIREMENTS / PROCESS:
A. OVERVIEW:
All builders must be approved by the ARB to work in Woodland Park. A list of pre‐approved builders who understand the high quality of construc on expected in Woodland Park is available upon request. A builder not on the list must receive prior approval from the ARB.
The Woodland Park ARB does not recommend or take responsibility for any of the terms and condi ons of arrangements between the property owner and con‐tractor selected for construc on of the home, notwithstanding the approvals that are necessary from the ARB.
B. QUALIFICATIONS:
All builders must be licensed by the State of South Carolina. Provide at least three vendor references. Show cer ficate of Business Insurance as a proof of General Liability Insurance Show cer ficate of Worker’s Compensa on Insurance City of Greenville Business License Three examples of past experience with client references that were completed in the last three years.

CONSTRUCTION REQUIREMENTS / STANDARDS
C. REQUIREMENTS:
Prior to ini a ng any construc on ac vi es on site, the Contractor and Owner are required to schedule a Pre‐Construc on Site Inspec on. See Form ‘H’ for spe‐cific requirements.
All construc on ac vity must comply with the requirements set forth by The City of Greenville. Refer to h p://www.greenvillesc.gov/656/Building‐Permits. Construc on of a residence must be completed in eighteen (18) months without interrup ons, unless a variance has been granted by the ARB. Landscaping must
be completed within ninety (90) days of the comple on of construc on and/or issuance of the Cer ficate of Occupancy. The maximum hours allowed for construc on personnel will be from 7:00 a.m. to 7:00 p.m., Monday through Friday and 8:00 a.m. to 5:00 p.m. on Saturday. No
residen al construc on work will be performed on Sundays or Na onal holidays. The construc on site will be maintained in a clean manner. The installa on of a single construc on sign is permi ed and must adhere to the Signage Design Standards—see Form ‘I’ for Construc on Sign Applica on. No
other signs shall be displayed on the site or structure. The Contractor is responsible for the conduct of all workers performing services under their direc on on site at any me; the Owner is responsible for the con‐
duct of all workers performing services under their direc on on site at any me. Loud noise from normal construc on ac vi es is permi ed, playing loud music on site is prohibited.
No burning is permi ed on the site. No dumping of wastes or construc on debris on adjacent lots. Debris and loose materials will be cleared from the lot once a week. Large transport vehicles for deliveries of oversized construc on materials shall remain on site only for the me needed to deliver and shall not u lize long term
parking or obstruct any of the lanes of traffic. The above regula ons are designed to enhance the Woodland Park overall appearance to our residents and visitors. Repeated viola on of these regula ons will
result in the suspension of the building approval for that residence un l correc ve ac on has been taken by the contractor. The ARB, at its sole discre on, may bar or restrict any contractor, builder or subcontractor from (a) entering Woodland Park and/or (b) construc ng or building
any building or improvement in Woodland Park. Addi onally, a Contractor who repeatedly violates either the “le er” or “spirit” of these Guidelines may be re‐quired to post a larger construc on deposit, or be prohibited from working at Woodland Park.

1. Prior to star ng any construc on ac vity on site, the Contractor must stake the house, garage, and any other structures to be built on site. Staking will involve iden fying the en re footprint of the structure(s) by tying string or tape to each of the stakes.
2. Any property line where the house and/or secondary structure is within 5 feet of a setback line must be staked out with string.
3. The centerline of the driveway and walkways shall be staked at intervals of twenty (20) feet.
4. All trees outside of the building footprint that are to be removed shall be iden ‐fied by a ribbon and indicated on the Site Plan drawing. All trees that will remain on site shall be protected at all mes during construc on. If delivery / storage of materials, equipment, or any other type of encroachment into a tree’s protec on zone is found, the ARB will have the authority to instruct the Contractor to relo‐cate / remove the material.
5. The on‐site underground deten on system and the perimeter of any storage tank will be located / staked.
6. Following the Pre‐Construc on Site Inspec on, the Contractor / Owner will submit an ‘As‐Built’ survey drawing of the staking plan in digital format (DWG & PDF) to the ARB.
