Can you believe we are ½ way thru
the 2013 calendar year? You’ve heard
the old saying about the weather in
alaska: “if you don’t like the weather,
Wait 20 minutes.” that seems to also
be true to our housing
market & industry as
a whole. 2013 started
with depressed pricing
and very few traditional
sales. now, here we are
six months later, and it
seems to have reversed
itself. Prices are
climbing, and arguably
a bit too quick, but the
market is making an
adjustment that is well
overdue. Many sellers are climbing out
of the hole and finding they now have
equity again and are looking to trade
up, down, or sideways. these are very
positive signs that we may be out of
the woods in the housing market. the
momentum has shifted, and we all
need to ride the wave.
as i am writing this i just received
an email from Deann Kerr of the
California association of realtors®
Government affairs team, informing
us that sB 30 has passed the senate
today without a single “no” vote.
sB 30 will give the same protection
on the state level that the Feds have
given in the Debt Forgiveness act to
sellers who have had to participate
in a short sale. this now moves on
to the assembly, where hopefully
they will listen to their colleagues and
pass this on for the Governor to sign.
Car is working hard to remove the
link between sB 30 and sB 391
the recording tax measure that our
membership so vigorously opposes.

any member seeking office but not applying before the deadline may use the petition process.Dar’s bylaws currently permit a candidate for office to petition to be placed on the ballot. the process involves obtaining signatures of 15 percent of the members.
Petitions must be submitted prior to July 11, 2013.online voting will commence Monday, July 15, at 8am. Polls close Wednesday, July 24, at 4pm.
You will also be voting on some changes to the bylaws. one change is the elimination of a member category that is no longer relevant. it is known as Inactive Member. it was once used for individuals who had left the business of real estate. some of those members were on the association guaranteed health plan and were placed into this category so as to retain eligibility for the plan.
We have not had any inactive members for some time, and the category was confusing and misused by members who had not truly left the business.
another change involves increasing the current limit of two directors from any one real estate firm that can serve on the board of directors to a maximum of three.

acutely aware of the need for Dar to increase revenue from non-dues areas. i want to begin a campaign to expand the ways in which we support members growing their real estate businesses, utilizing the latest technology, developing future leaders of the industry, and also increasing the professional standards of realtors® that serve the members of our community each day. as your President, i also want to serve the specific needs of you, the members, in which i would welcome your feedback, requests, and ideas. i want Dar to be the “go-to resource”. after all…it’s our association.

i would like to be considered for the position of treasurer on the Delta association of realtors Board.
i’m a native Californian, having been born and raised
in the los angeles area. My youth was filled with extra-curricular activities and organizations centered on school and church. i graduated from Verdugo Hills High school in tujunga, California. i graduated from Glendale College and saint Mary’s College with degrees in Business Management. My advanced studies were at the Fuqua school of Business, Duke university. i worked for Pacific telephone and its successors Pacific Bell and sBC in both line and Corporate Management. in Corporate real estate, we maintained Pacific Bells/sBC’s real estate portfolio of 1756 buildings throughout the state of California.
i was Vice President of operations for Prime services Group. they provided telecommunication equipment and services to regional telecommunications Companies. (Pacific Bell, nevada Bell, sBC, ameritech, etc.) i was elected to the Board of Directors and elected to the position of executive Vice President and Chief Financial officer

My name is James Britto. i offer myself as a candidate for 2014 President-elect/2015 President of Delta association of realtors® (Dar). i am currently serving
a second elected term as the treasurer of Dar. i previously served as a Director for 3 years and also education Committee Chair. let me start off with how i have tried to differentiate myself from other candidates while i was Dar treasurer. at the California association of realtors®, the position of treasurer is a 2 year commitment. at Dar, since it is a one year term, i ran twice, so that i could fully understand and commit to the finances of the association, so that we can ensure the fiscal viability of Dar and that it will continue to thrive and serve for years to come. i feel proud that with the assistance of the Budget and Finance Committee, we submitted a balanced budget for 2013, which had not been accomplished for several years. a multitude of challenges. it was in these challenges that my leadership skills were developed. it would be fool hearty to tell you that they were all successes. i truly believe that thru the experiences i came up short on were the most valuable in my development as a person and leader.
like many of you my path to become a realtor involved another career. i started off in sales for a Fortune 500 company, the first recession i experienced as a young professional brought that position to an end. though it was through this experience that i learned to get comfortable with that in which i am not comfortable. By gaining comfort in being
uncomfortable i started my career in real estate in property management
My role was to oversee the new acquisitions and to increase the value of the assets. it was in this role that i learned the value of humility as i worked in teams to improve the performance. i quickly learned the skill of balance between my new eagerness to succeed and that of the experience of those whom came before me to help guide my way.

as a current director at Dar, i have enjoyed seeing in depth how our association truly runs, and i feel i have much to contribute.
i have served on many committees within Dar and WCr, and most recently served WCr as their 2010 VP of Membership, 2011 President-elect, and 2012 President. i currently serve as Chair of the nominating Committee.
i hold an MBa from san Jose state university, as well as a Bs with a concentration in marketing, and a minor in speech Communications.
