CONCEPT DEFINITION

The stunningly beautiful building is brought to life through the use of sophisticated rustic black bamboo structural elements and a stylish modern yellow bamboo screen that envelopes the entire building; simplicity and naturalism rules again.  Walk through a stunning entranceway with open fire and water features. Cross the bridge and enter the cocooned sanctuary of your reception parlor. Eclectic piped music welcomes you - you have arrived! Here, dark Balinese natural stone flooring and one heavy table & bench, handcrafted of recycled wood, set the tone. Guests are welcomed by the Concierge, offered a refreshment and guided to their private villa, where they check in.The deLounge occupies the first floor, accessible by a curved bamboo staircase. White toned terrazzo floors and custom designed ultra comfortable lounge furniture in the ‘white section’ featuring a particular style with strong Japanese influence is made from recycled materials and hand-woven Japanese fabrics. This insinuates a perfect modern interpretation of traditional Balinese and Japanese art-de-vivre. A sunken Japanese table is the main feature in the ‘black section’, where the shiny floor of compressed bamboo, framed by a feature of pebbles made from recycled glass are true eye catchers. This was brought to life through the use of natural volcanic stones, sleek granite, subtle toned terrazzo, recycled teak for walls, antique timber for floors and custom made furniture created again from recycled teak wood embellished with hand-woven Japanese fabrics. delMangoVillaEstate provides a level of ‘natural’ luxury only found in Bali.

1. Don’t leave your common sense at the airport.

2. Think about the environment.3. Get reputable legal assistance

and representation and do not fear or try to avoid compliance with government regulations – embrace them.

4. Check carefully the references of the people you do business with. Sound financial background of the developer is important – it’s obviously crucial that the project gets to be finished and built. Go for a well-known international property manager to survive through any shortcoming in the business.

5. Engage with the local community and respect traditions.

6. Focus on A-grade property. 7. Buy stuff you like but think

carefully if other people share your tastes.

8. Don’t ever assume that any surrounding land can’t be developed – too many areas have demonstrated if you develop a rice field into a villa someone in the surrounding rice fields can just as easily build something in “your view”.

9. Think about where the market was and where it logically should go in the future. Look to arbitrage areas that are not so popular now but will be in the future.

10. Location is always the number one factor when buying an investment property.

11. When you spot a property that you like, make sure you pay attention to legal ownership documentation, access roads and zoning regulations.

12. You want to buy a superstar investment product, and not a lemon. So make sure all the fundamentals are right. Always do proper legal transactions, with proper certificate and sales and purchase agreement, and if you have other structures for mode of ownership for the purchase (ie nominee structure, PMA structure or Hak Pakai) make sure to complete the entire legal procedure.

13. Again, the key to all beneficial investment in Bali is finding and buying good land at market price or below.

14. Because of the increasing living standards of the Indonesian population, developing housing estates between the city and outer regions will be a success, in terms of the growing demand, therefore quick sales and return on your investment. This business is easy to understand and handle.

15. For a five-year investment: buy land where you can see that soon the infrastructure will be improved. Your agent should

understand his region and be able to assist. Build housing and/or small shops along the roadside.

16. For a ten-year investment: buy land, large vacant blocks, even with derelict buildings, which cost too much for the local owner to tear down. Improve the landscaping and wait to sell.

17. For a for-ever investment: prepare your retirement place. There are no shortcuts in building quality! When the time comes and you feel like going back to where your roots are, the sales price is for “land and villa”, not “good land, also comes with a house”.

18. Lease large blocks in remote areas and establish a tree plantation. In ten years you’ll reap the rewards of the first harvest and the lease may still be running for another one or two cycles. What a safe way to play and surely a joy to watch your money grow on trees.

19. All parts of Bali are a good investment! But there is big potential for the south-east coastal strip – the widening of the Ida Bagus Mantra highway, along 25 kilometres from Tohpati to Klungkung, will have a significant impact for the area.

is it possible for the buyers of your property to personalise their purchase? At Pantai Selatan Estate [PSE – located on prime cliff-top land in the south Bukit] the developers took customisation to the extreme. Villa owners were able to choose an architect and interior designer. These teams produced custom designs based

on the clients preferences – they did have to follow development design covenants that among other things specified minimum accommodation requirements, restricted heights and limit the use of materials.

The developers set out certain commercial specifications (bedrooms had to be of a minimum size, each bedroom had to have an en suite bathroom, each villa had to have a swimming pool over 20 metres in length and have an air-conditioned dedicated AV room along with another living room) thereafter owners were

allowed to personalise their villas as they saw fit. The developers had no desire to build another set of “cookie-cutter” villas. The result is seven completely customised villas that have great commercial attributes that also express each of their individual owner’s personal styles.

is it more beneficial to be a homeowner or to be an investor? Why are those mutually exclusive in your point of view? From our perspective one can be an investor and a homeowner. Anyone who purchases a home

in a country that does not offer any form of credit to overseas buyers is making a significant investment decision. Anyone who has done a correctly structured legal investment in property on the island in the last decade in the vast majority of cases is very thankful of the benefits they have reaped.

there are many investment options in property and real estate (buying, time-based leasing, investment, etc…), which do you offer, which is the more lucrative option for a long-term investment, and why? There is no “one-size-fits-all” strategy out there. Our history as a firm has been about facilitating individual ownership of private luxury villas and allowing those individuals (the vast majority of whom live overseas) to maintain a property here in Bali which is a serviced holiday home for their own enjoyment, while having commercial dimensions which allow owners to rent to third parties as much or as little as they choose, and maintain the physical asset in such a manner to facilitate capital growth.

what do you see in the future of bali’s development scene? Hopefully as things get more expensive more professionalism will be injected into the market. Bali’s reputation has suffered from too many cowboys and ex-timeshare sales people who suddenly feel they have the ability and wherewithal to do developments. The new governor’s focus on rationalising zoning and approvals for building codes bode well for the future. The key question on most people’s minds is what the government is going to do about infrastructure (electricity, roads, water supplies, sewage etc).

what are the insurance options for a property investment? Insure and include earthquake, volcano, and tsunami coverage.

What is the basic idea behind Selected Estates of Asia?Our vision is to act as innovate developers, cherishing the classic hospitality tradition of excellence, whilst thinking and acting – allow me to use the phrase “outside the box” – meaning without the constraints of a large chain or organisation. This puts us into a position to be able to maximise the property’s potential without surrendering to standardisation.

When it comes to accommodations, my own expressed philosophy has always been that no two people are alike, and I really believe the same should apply to luxury hotels and villa estates. While every property has its very own character, style and concept and must meticulously reach and maintain highest standards of quality and personalised guest services, none should have to bear the dull stamp of conformity.

Tell us about your professional background.In a nutshell, I was born and educated in Bavaria, Germany, became manager of a discotheque in the Canary Islands at an early age of 18, the youngest hotel GM at the age of 22 at the famous Blue Marlin Hotel in Malindi, Kenya, where Hemingway wrote his book “Snows of Kilimanjaro” – please do note, however, that this was well before my tenure – but that’s where I really came into touch with the world of affluent, sophisticated and seriously rich people; royalty who came to hunt The Big Five and fish for Marlin.

Thereafter, again, I was the youngest GM with an opening assignment of a five-star hotel back in Fuerteventura at 25, followed by a three-year tenure with world-renowned hotel and casino developer Sol Kerzner, whom I really view as my mentor, in South Africa and Mauritius.

I then established my own company, Selected Hotels Promotion LC, specialising in new resort concepts, openings, positioning, management of hotels, venturing into the mixed-use market with luxury properties over the past few years.

After travelling around the world, what opinions do you have regarding the hotel industry in Bali?I do prefer private and individually owned and operated hotels as opposed to large chains. In today’s world driven by innumerable mergers and acquisitions mainly by hotel chains, “individuality” and “personal guest services” are essential, and in this aspect, Bali makes a pleasant exception: even large internationally-run properties provide you this very gracious home-away-from-home feeling, due to their blissful Balinese staff, their standards of quality and the breathtaking surroundings.

You were appointed as WorldGuide’s “Ambassador Extraordinaire” by the American Academy of Hospitality Sciences, tell us more about that.I am acting on an honorary basis as International Trustee for the American Academy of Hospitality Sciences (www.stardiamondaward.com), the world’s premiere organisation for awarding excellence in travel, cuisine, luxury products and services, as well as being an “Ambassador Extraordinaire” for WorldGuide, a meeting place for individuals

who value a sophisticated lifestyle and appreciate fine hotels. The Academy’s Five-Star-Diamond award is regarded as “the Oscars” of the luxury hotel business.

With WorldGuide, we will launch a new and very exciting cross-marketing platform for professional hoteliers, the HoteliersGuild. With that, we will create a global society of like-minded Hoteliers that will become a recognised authority as well as a cross-marketing and sales tool for their respective properties.

How do you deal with environmental issues when it comes to developing your properties? At Sacred Mountain Sanctuary, in Sidemen, our eco-luxury bamboo development, we are designing a first-of-its-kind, fully sustainable prototype eco-lodge and life-style-camp. The “EcoLodge” will be our prototypical zero-emissions villa, and may well serve as a pioneering project for Bali and hopefully other developments elsewhere.

As a visitor, what is your opinion of Bali?So many surveys and people can’t be wrong. Bali was voted Number One Island Destination in the World, beating Phuket.

I had been told that you either love or hate Bali, but for me, I simply feel very good here, and appreciate the rather relaxed way of life without closing my eyes and my mind to such important issues like the ones you mentioned before.

There have been some dispute about the development of tourism in Bali and its effects on the environment and cultural authenticity, what is your take on that?Now you are touching a very sensitive issue! Whilst it is very

pleasing to note the efforts of the local hotel associations and certain properties, it has to be said that in general a lot remains to be done. It is, however, not a specific Balinese problem, as it occurs, unfortunately, in most of the top tourist destinations I know of.

Whilst I feel that it’s not appropriate for me to advise the authorities on environmental issues – as I am not really an expert, mind you - I would however suggest the obvious, namely that the local infrastructure must grow in accordance with the increasing tourist arrivals and to set stricter guidelines for new developments with benchmarks as to minimum requirements for environmental protection and sustainability.

Most importantly, I do believe that education plays a mayor role in this context, as it’s the root of how a culture or society develops.

Last but not least, what is your motto? Life is NOT a journey to the grave with the intention of arriving safely in an attractive and well-preserved body, but rather to skid in sideways, chocolate in one hand - martini in the other, body thoroughly used up, totally worn out, and screaming, “Wow! What a ride!”

It’s not the years you add to the life, it’s the life that you add to the years.
