THENCE, N 21° 01' 19" E, crossing said land formerly of Stanhope and generallyfollowing the centerline of said existing gravel road, a distance of twenty-threeand seventy-five hundredths (23.75) feet;

THENCE, continuing northeasterly, crossing said land formerly of Stanhope andgenerally following the centerline of said existing gravel road, along a curve tothe right with a radius of three hundred twelve (312.00) feet and an arc length ofone hundred fifty-four and thirty-four hundredths (154.34) feet;

THENCE northwesterly, crossing said land formerly of Stanhope and generallyfollowing the centerline of said existing gravel road, along a curve to the left witha radius of twenty-five (25.00) feet and an arc length of twenty-three and elevenhundredths (23.11) feet;

THENCE, N 03° 36' 14" W, crossing said land formerly of Stanhope andgenerally following the centerline of said existing gravel road, a distance of thirty-three and seventy-five hundredths (33.75) feet, to the southerly sideline ofHopkins Point Road;

THENCE S 70° 33' 00" E, along the southerly side line of Hopkins Point Road, adistance of twenty-nine and thirty-six hundredths feet to the POINT OFBEGINNING.

SUBJECT TO a right of way as described in a conveyance from Annie E. Wallace andJoseph A. Wallace to Edgar Wallace, dated January 26, 1931, and recorded in Book 437,Page 266 of the Washington County Registry of Deeds.

SUBJECT TO a utility easement as described in a conveyance from Lorraine B.Stanhope to Bangor Hydro-Electric Company, dated September 12, 1988, and recorded inBook 1541, Page 280 of the Washington County Registry of Deeds.

ALSO CONVEYING a 12' wide easement or right-of-way to be used in common withothers who may be entitled to the same by deed or be prescription, generally along an existing(2004) gravel road leading from the Hopkins Point Road to said land of Cavaney (Book 2421,Page 187). The centerline of said 12' wide right-of-way follows the northwesterly boundary ofthe property being conveyed as described above and is further depicted on said CES plan.Said easement or right-of-way shall be for all purposes of a way including the installation,maintenance, repair, and replacement of utility lines, above or below ground, and may beassigned to utility companies as necessary for the installation, maintenance, repair, andreplacement of utility services.

EXCEPTING AND RESERVING a 12' wide easement or right-of-way to be used incommon with others who may be entitled to the same by deed or by prescription, generallyalong an existing (2004) gravel road leading from the Hopkins Point Road to said land ofCavaney (Book 2421, Page 187). The centerline of said 12' wide right-of-way follows thenorthwesterly boundary of the property being conveyed as described above and is furtherdepicted on said CES plan. THENCE, N 87° 57' 00" W, along said land of Smith, a distance of eighty-sevenand seventy-one hundredths (87.71) feet, to a second %" rebar with surveyor'scap (P.L.S. #1304) found at a northwesterly corner of said land of Smith;

THENCE, S 11 ° 16' 00" W, along the westerly line of said land of Smith, adistance of three (3) feet, more or less, to the high water mark or MoosabecReach;

THENCE, southwesterly, along the high water mark of Moosabec Reach, adistance of ninety-five (95) feet, more or less, to a point on the northeasterly lineof land now or formerly of Cynthia L. Cavaney, described in a deed datedApril 18, 2000 and recorded in Book 2421, Page 187 of the Washington CountyRegistry of Deeds, said northeasterly line of Cavaney being previously fixed byan exchange of deeds between Ida B. and Ralph French and Edgar M. andMable F. Wallace, dated April 28, 1949 and recorded in Book 486, Pages 251and 252 of the Washington County Registry of Deeds, said point being locatedS 33° 44' 51" E, a distance of nine (9) feet, more or less, from a 1" pipe found onsaid northeasterly line of Cavaney;

THENCE, continuing N 33° 44' 51" W, along the northeasterly line of said land ofCavaney, a distance of one hundred nine and ninety-one hundredths (109.91)feet, to an unmarked point generally located near the centerline of an existing(2004) gravel road leading northeasterly from said land of Cavaney to HopkinsPoint Road, said point being located S 33° 44' 51" E, a distance of sixteen andthirty hundredths (16.30) feet, from a V?" drill hole found in a 2'± diameter rock atan angle point in the northeasterly line of said land of Cavaney (drill hole iscurrently (2004) witnessed by a %" threaded bolt with a square head found 1'±southerly);

Stanhope, Sr.,described in a deed dated July 22, 1999 and recorded in Book 2396, Page 142 ofthe Washington County Registry of Deeds and generally following the centerlineof said existing gravel road, a distance of forty-nine and eighty hundredths(49.80) feet;

THENCE, continuing northeasterly, crossing said land formerly of Stanhope andgenerally following the centerline of said existing grave! road, along a curve tothe left with a radius of one hundred fifty (150.00) feet and an arc length of sixty-two and ninety-two hundredths (62.92) feet;

All bearings refer to the Astronomic North as depicted on said CES Plan and are based3 partial retracement of said 1990 survey by Julian Girard for Raymond O. Smith.

The above described parcel, containing 1.04+ acres, more or less, is a portion of landveyed to Arnold J. Stanhope by Arnold J. Stanhope, Personal Representative of the Estate.orraine B.
