The first logical step to take is to get “pre-qualified.” This, of course, applies only if you are not paying cash for the home. Cash is king, and you only need to show that you have the cash. To get pre-qualified, you’ll need to see the mortgage loan person at your bank or credit union. Make an appointment.

For your appointment, you will need to bring the following: recent pay stubs/W-2s, tax returns for one or two years, and bank statements. The loan officer will request credit reports from all three credit bureaus and will need your name, addresses for two years, birth date, and social security number.

This information allows the loan officer to pre-qualify you for a loan amount. In other words, you’ll know how much you can pay for the house you want to buy. Some clients look at the figures and tell me that they don’t want to spend so much, as they want a smaller monthly mortgage payment. Others like to use the full amount. Once you are “pre-qualified,” you are ready to go house-hunting.

Want to Buy?Before moving onto the buying

process, do you really want to buy ahouse? Are you secure in your job and in your finances? I’ve shown some clients many houses, nice houses, but the clients never bought one. They

could not make up their minds, or they felt secure renting a place. Perhaps it was a trend they saw in their parents or they just had a block about buying.

One client looked at homes all summer long. He made several offers on homes, all too low and they were rejected. Then, I didn’t hear from him until one day he came in to get his earnest money back. Out front was parked a brand new truck! Decision made. (Incidentally, if you want to buy a new truck, it’s better to buy the house first, then the truck afterwards. The truck loan may play havoc with your mortgage loan.)

Clients who have rented for years are now buying their first home. They found that buying will cost less than renting. They had not even considered that their mortgage interest would be a deduction on their federal taxes. Home buying also gives you the security of staying in your home as long as you like, not until the landlord decides to sell or get new renters.

From a realtor’s viewpoint, this is a great time to buy. Interest rates are at a historic low. Many good homes are available on the market and at reasonable prices. Buyers haven’t had it so good!

Find a RealtorBe sure to have a realtor. Some

find a realtor and get the realtor’shelp in getting pre-qualified. Others come to the realtor, pre-qualified. Whatever, in choosing your loan officer and your realtor, do find someone that you like and trust. While you will be working with these professionals for a couple of months, you need to feel confidence in them and what they will do for you. They can do much to ease your journey along.

Get some idea of where you’d like to live. In the city of Fairbanks and that of North Pole, neighborhoods are close to town, homes have utilities – water, sewer, and trash pick-up. In the borough, neighbors are only shouting distance away, that is, if you can see them. Some of these areas are Farmers Loop, Goldstream, Chena Ridge, and Murphy Dome. Have a look on the

internet at houses. Popular national sites are realtor.com, Zillow, and Trulia. Homes.newsminer.com is a local site also available. Your realtor, too, will have a website you can use. Websites are good starting points in looking for a home, but don’t believe everything you see. Some photos can be misleading, and sometimes behind a poor photo can be a lovely home. You must get out and see houses.

The Buying ProcessLet’s get back to the buying process. What happens when you, the

buyer, find a house you want to buy? Let your realtor know. The nextstep is to sign a purchase or earnest money agreement. This eight-page document spells out the terms of your agreement together with your offered sale price, items to be conveyed, who pays what, and closing date.To show that you are earnest in making this offer, you will need to put down 2% of the offered price in “earnest money.” This money will be secured in an escrow account until closing, when it will be used for charges to the buyer. This also “secures” the seller, whose realtor must take the house off the market, and make it “pending” on the MLS.

The Engineer’s ReportWhen your offer is accepted, the action begins. If you want or if your

mortgage company insists that you have an Engineer’s Report, or home inspection, as it’s sometimes called, you have 15 days’ time to get that done. Once you have the Engineer’s Report, you and your realtor will decide which items you want the seller to repair. Some clients want all items to be taken care of. Others select items concerning safety or health only. An Addendum is written and submitted to the seller’s agent.

One recent client had an Engineer’s Report done, and it indicted that the house needed a new roof, a new furnace, and a new septic system. The owner, Fannie Mae, was selling the property “as is.” The first-time homebuyer rescinded her offer and received her earnest money back.

The Well and Septic Report Outside the City, the well and septic system must be inspected at the seller’s

expense. Should either fail, the buyer’s agent writes an Addendum requesting that the system be repaired. If the seller refuses to do anything about the failed system, the transaction usually stops there. Otherwise, the system is replaced or repaired, and the sale moves on.

The AppraisalNext, the mortgage officer orders an Appraisal at the buyer’s expense, though

the buyer will be reimbursed for the Appraisal at closing. The appraiser will select other homes in the area, of similar size and age, and compare the home with these, as well as check the home’s safety features, and finally arrive at a value for the home. Sometimes the appraiser will find problems in the home that need to be addressed and satisfied before closing and will expect a call-back to check those items off the list.

The Waiting Time From beginning to end, the sale of a house usually takes 60 days or less.

During this time, questions and problems arise and must be answered or satisfied for both buyer and seller. When things run smoothly, the time may be less. Of course, in a cash transaction, the waiting time is only a week or ten days.

The ClosingIn Fairbanks, the closing is at the Yukon Title Company, where the buyer

will be warmly welcomed before going into the escrow officer’s office. There the buyer receives a pen to sign countless documents which the escrow officer identifies and explains. Questions are always welcome, and the hour of signing flies by. The final step is the recording - legally putting the property in the new owner’s name. This usually takes place the day after the closing, and the realtor gives the buyer keys to the house at that time.

The buyer has a new house. It is up to the buyer to make the house a home, as the place will need to be furnished, decorated, and loved. The buyer no longer collects rent receipts which show where the money goes, but is now a proud homeowner with a place in the community.

Appliance Maintenance

Refrigerator Maintenance:

A refrigerator has coils, either on the back or underneath, that need to be cleaned periodically. I would recommend that every three to four months these coils be cleaned; following the manufacturer’s guidelines. When the refrigerator is running, it pumps refrigerant through the lines, which removes the heat from inside the unit. The heat is then transferred into the coils, and removed from the unit by a fan. If your coils get too dirty, your refrigerator will run excessively and become less efficient.

Range Maintenance:

Aside from regular cleaning, ranges are relatively maintenance-free. Many specialty cleaners are available for just about any range you might own. As far as those pesky drip pans go; well, let’s just say you’re better off replacing them.

Dishwasher Maintenance:

Dishwashers require very little upkeep. The biggest mistake people make with a dishwasher is simply not using it enough. Dishwashers have seals that are meant to stay wet. If they are allowed to sit unused, they could potentially dry up, causing leakage and floor damage. Running your dishwasher at least once a week could help prevent this.

Washing Machine Maintenance:

Today, most front and top loading washing machines are more efficient and use less water. With these washers, it is important to use an appropriate amount of the proper detergent. Using too much detergent overproduces suds and can cause your washer to leak. It also may cause your pumps to burn out, as they need to work harder to re- circulate and drain water. As with all washing machines, you should inspect your fill hoses and replace as necessary. Rubber fill hoses should be replaced every five years, while stainless steel braided hoses could last up to 20 years. All hoses have rubber washers that should be replaced yearly to prevent leaks.

Dryer Maintenance:

Clothes dryers are the most important household appliances to maintain, due to the risk of a fire. Proper maintenance of your dryer virtually eliminates the chance of a house fire, thus giving you peace of mind. First, make sure that you clean your lint screen after every load. Not cleaning your lint screen allows lint to accumulate, which can cause your dryer to overheat and your components to burn out. Second, make sure to check your ducting at least once per year. Lack of air flow will cause your dryer to run longer and hotter, increasing the risk of a fire. Finally, you should have your dryer completely taken apart and cleaned at least once a year, as lint buildup can lead to expensive repair bills.

Establish a cozy nookDetermine where your guests will be sleeping. Do not worry if you do not have a separate guest room. There are other things you can do, such as giving up your own bedroom for the duration of their stay. Otherwise, turn another spot into a guest area. A den or living room with a pullout sofa also might work. Children’s rooms also are another idea. Let young children camp out in the living room or the basement while you turn their rooms into spots for your guests. The kids will appreciate the novelty of setting up sleeping bags, and guests will get some measure of privacy.

Have separate guest amenitiesInvest in some lush towels and wash cloths reserved for guests. Also, have comfortable sheets on hand. Be sure all linens are freshly washed, and have a drawer or two available in case guests

The National Christmas Tree Association says more than 33 million real trees are purchased each year, making the tree business a billion-dollar industry. While there are scores of evergreen varieties, certain tree types are more popular than others and thus more available for purchase. The following are some of the more popular trees come Christmastime.

1Eastern Redcedar: Branches of the tree are compact and form a pyramid-shaped crown. The trees should be a dark, shiny green

color. The eastern redcedar is not a true cedar tree, but a member of the juniper family. This tree can make a great cut tree with a homespun look and a pungent fragrance.

2 Leyland Cypress: This cypress is one of the more popular Christmas trees in the southeastern United States. The tree will be very dark

green to almost gray in color. It has little aroma. Some people choose the Leyland because it does not produce sap, which is

great for those with sap allergies.

3Colorado Blue Spruce: An attractive blue-green foliage and a good symmetrical form is what attracts many people to the blue

spruce. The Colorado Blue Spruce has an excellent natural shape and requires little pruning to look like the perfect Christmas tree. It’s not very fragrant, but the tree needles may give off an unpleasant odor when crushed.

4Scotch Pine: A classic conical shape and very good needle retention help make the Scotch pine a popular tree to cut for the

holidays. Scotch pines also are quite prevalent thanks to the tree’s adaptability to a wide range of climates.

5 Eastern White Pine: A delicate green color and long needles are found on this tree. Another popular pine, the rich fragrance

of the white pine may make it preferable to those who like their homes to smell of evergreen.

6 Douglas Fir: The Douglas fir is one of the foremost Christmas tree species in the United States. It has soft needles that are dark

green in color. Those needles radiate in all directions from the branches to give the tree a full look. The needles, when crushed, have a sweet fragrance. Douglas firs tend to live long when cut.

7 Fraser Fir: Another popular fir for Christmas is the Fraser fir. The needles are bicolored, with dark green on top and silver on

the bottom. More fragrant than its cousin, the Douglas, the Fraser also boasts a slender profile, which makes it suitable for smaller rooms.

Many families have their own traditions when it comes to holiday fare, but those who want to wow their guests with something new this holiday season can try the following recipe for “Chocolate-Dipped Sesame Tuiles” courtesy of Michael Recchiuti and Fran Gage’s “Chocolate Obsession” (Stewart, Tabori & Chang). tO BAKe tHe COOKIes:

Preheat the oven to 350 F. Line the bottoms of four 12-by-18-inch sheet pans with parchment paper.

Lightly coat the paper with flavorless vegetable oil. Put a rolling pin on a work surface. If you have two

rolling pins, ready both.

Combine the sesame seeds, flour, sugar, and salt in a medium bowl and whisk by hand until combined.

Mix — don’t beat — the egg whites into the sesame seed mixture with a rubber spatula. Stir in the butter

with the spatula until no streaks of butter remain.

Measure 2 level teaspoons batter onto a prepared sheet pan. Using a small offset spatula, spread it into

a round about 31⁄2 inches in diameter. Repeat with the remaining batter, putting 8 rounds on each pan

and leaving 11⁄2 inches between the rounds.

Bake the trays, one at a time, until the cookies are a uniform golden brown, 6 to 8 minutes. Remove

from the oven and, while the cookies are still warm, run the offset spatula under each cookie and place

it upside down on the rolling pin so that it curls around the pin. (You should be able to do 5 cookies on a

rolling pin, so by the time the sixth cookie is about to be draped over the pin, a few should be ready to be

moved. Ideally, though, you will have two rolling pins.) If some of the cookies are not a uniform color, or

if some cool too much and are no longer pliable, return them to the oven for another minute until evenly

tO dIP tHe COOKIes: You can store the cookies and dip them on a day when you have

tempered chocolate for another use. Or you can temper chocolate

specifically to finish the cookies. Use a tempering machine to temper the

chocolate.

Dip the convex (smooth) side of each cookie into the chocolate and then

smooth the chocolate with a small offset spatula. Place on a work surface,

chocolate side up, and let sit until the chocolate sets, about 30 minutes.

Store in an airtight container in a cool place, not in the refrigerator. They

will keep for up to one week.
