This year has been disappointing for nearly everyone, but REITs have taken a serious beating. Many have had severe write downs on their balance sheet, forcing massive internal restructurings and drastic changes to their office and business environments. This was not the case at Equity One, Inc. The fully-integrated real estate investment trust has survived the downturn relatively unscathed and is on the path to growth.

The company is led by Jeff Olson, chief executive officer, and Tom Caputo, president. Robert Mitzel, who serves as the director of operations as well as vice president of leasing for the company’s Southeast regional office in Marietta, GA, describes the company’s managerial

style as fast and active. He says, “We have a strong balance sheet and an entrepreneurial spirit, which gives us the ability to move quickly when an opportunity presents itself.”

The company currently owns or has interest in 181 properties, including 167 shopping centers, with a combined GLA of 19 million sq.ft., several properties under redevelopment and 13 properties held in two joint ventures. The properties are managed through a network of offices throughout the Northeast and Southeast. Despite its size, Mitzel says the company operates with the intimacy of a small company. He says, “Everyone within the company, regardless of their position, is heavily engaged vertically and horizontally with our other departments. Our leasing agents meet every Friday by teleconference with president Caputo to discuss the the status of leases in active negotiations, as well as potential leads for new tenants.” He notes that the company’s philosophy, as engineered by Caputo and Olson, is to react with the speed of a small company. He says, “Everyone in the company, from the board to the leasing agents, understands the importance of making smart decisions on a timely basis.”

As an owner, manager and developer of retail properties, Equity One’s focus is to maintain occupancy with the best tenants available in the marketplace. Mitzel notes the challenges the current economy have presented to the company’s goal. The company has increased the size of its leasing team and incentivized the agents to maximize productivity. He notes that the company is being very creative about the type of tenants that are contacted for difficult vacancies. In the past year, Equity One has leased space to large format dollar stores, trade schools and a church. The company continues to spend considerable capital upgrading and maintaining properties in the portfolio

so they are appealing to both tenants and customers. He says, “This allows us to distinguish our properties from our competitor’s centers, as many shopping center owners can no longer afford to maintain their properties due to capital constraints.”

The company’s latest leasing accomplishment was achieved at Buckhead Station, a 233,930 sq.ft. mixed-use center located within the upscale neighborhood of Buckhead in Atlanta, GA, which it recently brought to 100% occupancy by signing a lease for 38,000 sq.ft. with Nordstrom Rack. Once open, Nordstrom Rack will join Bed Bath & Beyond, T.J. Maxx, DSW, Toys “R” Us and Old Navy at the center. Mitzel says, “The center was constructed in 1996 and we acquired the property during 2007 at 90% occupancy. Nordstrom Rack will be a great addition to the center and will enhance its already strong tenant mix.”

The Buckhead area of Atlanta is one of the wealthiest zip codes in the country and is home to three of Equity One’s centers. In addition to Buckhead Station, the company operates Chastain Square, a 91,637 sq.ft. center located along Roswell Road, and Piedmont Peachtree Crossing, a 152,239 sq.ft. center located along Piedmont Road. Chastain Square is anchored by Publix and tenants include Chick-fil-A, Starbucks and The UPS Store. Piedmont Peachtree Crossing is anchored by the first Fresh Fare supermarket in Georgia, an upscale grocery concept from Kroger featuring a greater selection of organic, natural and gourmet foods. Mitzel says, “The Buckhead market is doing very well today, and we’re doing well in it. Buckhead Station is fully leased while Chastain Square is 96% occupied and Piedmont Peachtree Crossing is 99% occupied.”

Equity One’s reach in Georgia extends beyond the Buckhead area. Mitzel says, “We currently operate 33 centers throughout the Atlanta, GA metropolitan area, including 12 Publix properties and 12 Kroger properties, and 39 properties throughout the whole of Georgia.” He notes that, while the Buckhead area is faring well in the current economy, the other areas of Atlanta and the Southeast are not doing as good as they would like. “In these down times,” he says, “we are doing everything we can to maintain and improve our properties, in both

tenant mix and the overall condition of the property. We have our leasing agents cold-calling the majority of the time which is leading to some expanding tenants, and we are working on upgrading all aspects of our centers, from the landscaping to the asphalt, to make them appealing as possible.”

The company has not acquired any new properties during the past 18 months. During this period, Equity One continued to strengthen its balance sheet by raising capital in the public markets and repurchasing its unsecured debt at attractive returns. Mitzel says, “We beliee the acquisition markets are becoming more attractive and we are actively working on a number of viable opportunities.” The company has historically acquired retail centers anchored by market-dominant supermarkets in major metropolitan areas of the Southeast, but has expanded its geographic footprint to include retail properties located in major metropolitan markets throughout the East Coast. Additionally, the company selectively considers centers not anchored by supermarkets. Mitzel says, “Our healthy balance sheet allows us to move quickly when an opportunity arises, and we are ready to strike when the right deals become available.” Though not a development firm in the traditional sense, Equity One has undertaken its fair share of projects from the ground up. It completed The Shops at Huntcrest, a 97,040 sq.ft. Publix-anchored center located along Old Peachtree Road in Atlanta, GA, during 2003 and recently completed a redevelopment of Chestnut Square, a Walgreens-anchored center located in Bravard, NC. When it is time to lease a center or fill a space, the company prefers to work with prominent regional and national tenants, but Mitzel notes that recent activity includes a number of mom and pop retailers. The company’s vice president of tenant relations, Peter Pelt, continuously conducts portfolio reviews with existing and prospective tenants. Mitzel says this constant contact with tenants has proven very successful. He says, “Peter meets with retailers to determine how they are doing in our existing centers which inevitably leads to a discussion about potential expansion opportunities in other Equity One centers. So far this year, he has conducted more than 50 such reviews throughout the country.”

Through aggressive leasing tactics and upgrading their tenant mix, Equity One’s Marietta office is working to upgrade its properties to levels superior to any competition in their markets. As the economy begins to improve, the REIT is primed to grow both vertically and horizontally as opportunities reemerge.
