DD214 – Veteran to provide a copy of his/her discharge document

VA CAIVRS are required for a VA loan. Go to FHA Connection,

https://entp.hud.gov/clas/index.cfm Once you are logged in, click on the Single Family FHA tab.

CAIVRS Authorization

Insert the social security number, VA Lender ID and in the Agency dropdown choose Veterans’ Affairs then hit the Send button

The CAIVRS Authorization will generate and show the CAIVRS number and should show it was successfully completed. Print and upload in encompass

Go to HUD-92900LT FHA Loan Transmittal in encompass and insert the CAIVRS number(s)

Ordering a VA appraisal and Loan Number (LIN) The appraisal must be ordered through the VA portal. Go to the Department of Veterans Affairs Website https://vip.vba.va.gov/portal/VBAH/Home to log in.

For an IRRRL refinance click on Order IRRRL under “Obtain New VA loan number (LIN) for IRRRL” Enter the current LIN being refinance or the Veteran’s SSN. Must insert birth date for every case.

To order an appraisal and case number on a purchase and a regular VA refinance, click the Request Appraisal under “Obtain New VA loan number (LIN). Select an appraisal type by selecting IND—Individual NOV and then hit the Submit button.

The appraisal request form will pop up. Fill in all applicable boxes and hit Submit. The VA Request for Determination of Reasonable Value (Real Estate) – Form 1805 will generate. This document will have your VA case number on it and will have the appraiser’s name and contact information listed on it also. Print and save the 1805 and upload into encompass.

Once the appraisal is complete VA will review the appraisal and provide us with a Notice of Value (NOV). This document will verify the value given by the appraiser and list any conditions that will need to be met before the loan can close. Our underwriter will clear the conditions on the NOV. To check if the NOV is available, log into the VA Portal, then click on the loan you are looking up.

Then on the left side of page, under IND APPRAISAL, if NOV has been completed, it will state NOV Issued. Below that, under APPRAISAL PROCESSING, click on Print NOV.

Requesting Certificate of Eligibility (C of E) Click on webGLY Under “Eligibility Links” click on Automated Certificate of Eligibility.

Insert the information with an asterisk next to item needed. Then hit the Submit button.

If there is already a Certificate of Eligibility available it will generate and you will be able to print and save it. If the search results in an unsuccessful status, you then have to submit an electronic application by using the “New Application” link that will pop up with the unsuccessful results. A Certificate of Eligibility Application will pop up. Fill in all areas and click the Next button. Do this for all screens then submit request. Inserting VA information into encompass HUD 1003 Addendum - Insert the following: - Section 1 - Agency Type – VA - Section 2 - Agency Case # - VA case number - Section 13 - insert the Lender ID Code – 0960610000 - Section 19 – select from dropdown - Section 20 – check appropriate boxes - Part IV Borrower Certification (22a – 25) – complete all applicable drop downs. - Lender’s Representative –

VA Loan Summary screen – Insert the following (get from C of E): Veteran Information: - Code - Entitlement amount - Branch of Service

Loan and Property Information: - 1st Time Homebuyer; check box - Loan Procedure - Loan Code

1003 Page 1 Types of Mortgage and Terms of Loan: - Click on the MIP/FF paper-pencil icon - MIP/PMI box will pop up. If veteran is not exempt, verify percent of Funding Fee is correct in

the MIP/Funding/Guarantee section. If veteran is exempt this will be left blank

Condominiums: The condominium project has to be approved through VA to get a VA loan. You can verify this on the VA Portal. - Log into the VA Portal - Select webLGY - Select Search Condos

- Select Michigan from the dropdown and click on the Search button.

- A list of condominium projects will pop up. Find the project name and click the ID number

on the left.

- The next screen will give the condominium information and state whether the project is

approved or not. Print this page and upload it into encompass.

New Construction loans: For a new construction loan the builder must be approved through VA. You can verify this information on the VA Portal. - Log into the VA Portal - Select the Builder locator

- Select Michigan from the dropdown

- A list of builders will pop up. Below the name it will give the current Status the builder has

with VA. Find your builder and verify his/her status. Print this page and upload it into encompass.
