CIPS'15 STANDARD 10.4.3 SITE COVERAGE & PRIVATE OPEN SPACE.

The siting and configuration of the proposed dwelling provides for:-

P1 (a)(i) Private Open Space of 62.10m², being 2.5 times the minimum standard of 24m²,

P1 (a)(ii) Adequate additional area for operational needs, primarily clothes drying,

P1 (b) Reasonable space for the planting of gardens & landscaping on the north side of the building.

P2 (a)(i) Private Open Space that is co-located with, and accessed directly from, lower floor living areas.

P2 (a)(ii) Private Open Space that is positioned to the north of the living areas and maximises solar access.

CIPS'15 STANDARD 10.4.2 SETBACKS AND BUILDING ENVELOPE.

The siting and scale of the proposed dwelling does not cause unreasonable loss of amenity by:-

P3 (a)(i) Remaining within, apart from minor parapet protrusions, the side boundary building envelope and complying with the

acceptable solution of this standard. The portion of the building that protrudes from the rear boundary building envelope is

surrounded by vehicle manoeuvring areas and garages, and, as such, has no impact on habitable rooms of adjoining lots.

P3 (a)(ii) Remaining within, apart from minor parapet protrusions, the side boundary building envelope and complying with the

acceptable solution of this standard. The portion of the building that protrudes from the rear boundary building envelope is

surrounded by vehicle manoeuvring areas and garages, and, as such, has no impact on the private open spaces of adjoining lots.

P3 (a)(iii) The subject lot does not have any adjoining vacant lots.

P3 (a)(iv) Minimising the visual impacts on neighbouring lots by setting parts of the lower floor back from the side

boundary by 1.5m and all of the upper floor back from the all boundaries by a minimum of 2.56m. Further, by modulating the

elevations and breaking up the structure with insets and overhangs and a variety of complementary materials, the overall bulk of

the structure is reduced to a number of smaller elements meshed to form a balanced, well proportioned whole.

P3 (b) Separation between dwellings is typical of the area, the closest adjoining building being 4m to the north, with the other

dwellings being approximately 7m to the west & south.

CIPS'15 STANDARD 10.4.6 PRIVACY FOR ALL DWELLING.

The reasonable opportunity for neighbour privacy is provided by:-

P2 (a) Placing all upper floor windows on the southern elevation such that they are set back from

the rear boundary by 2960mm and are approximately 9.5m from the nearest window (bedroom) of the

adjoining dwelling to the south and separated by a garage, driveway and manoeuvring areas.

Placing all upper floor windows on the eastern elevation such that they are set back from the

east side boundary by 2560mm and are approximately 9.2m from the nearest window of the adjoining

dwelling to the east and separated by 2 driveways and fence line.

P2 (b) The subject lot is a single dwelling and no other dwellings share the same site.

P2 (c) The subject lot does not have any adjoining vacant lots.
