User Login

Upon request, each originator or designated person will be assigned a user name and password. It isyour choice to allow individual loan officers, processors, etc. the ability to request their passwordsindividually or to establish an approved list of employees that will be given access to the portal. Torequest your user name and password, please email [email protected]. Access toyour pipeline, the ability to upload your FNMA 3.2 files, image initial submissions as well as conditionsand lock your loans will be available once you are logged in.

The User Name and Login screen can be reached by utilizing the “Partner Login” link which can befound at CounrtyPlaceMortgage.Com. This link will direct you to the CountryPlace Mortgage webportal.

CountryPlace Mortgage Web Portal

The CountryPlace Mortgage web portal is designed to allow an originator to upload electronic files,upload and image physical files as well as conditions, lock and register loans, check the status of loansand request closing documents. Helpful forms, important announcements and contact information canalso be found through the web portal.

Announcements

The announcements tab is used to communicate important announcements such as guideline changes,underwriting turn times, new contacts, etc. We suggest you check this tab often

Resources

The Resources tab will allow you to access common forms required by CPM on all loans submitted andforms that are specific to certain loan scenarios. You may find underwriting conditions in regard tosome of these forms. You will be able to access and print these forms from the resources tab.

Contacts

The contacts tab provides contact information for CountryPlace employees, CounrtyPlace MortgageeClauses, CountryPlace Mortgage’s physical address, and generic instructions on how to lock a loan,register a loan, order an appraisal and request documents.

Upload FNMA 3.2 file

To upload an electronic file, commonly, a FNMA 3.2 file, you will need to access the CountryplaceMortgage web portal as described previously in this presentation. Upon access of the web portal, youwill need to log in. In the left column is the “1003 Upload” link. Click this link.

Document Imaging

Document Imaging is a tool that will allow you to image and upload your paper file for underwritingsubmission. From the web portal home page, you will need to select the “Imaging” link in the leftcolumn which will bring you to the screen below and allow you to access your entire pipeline. You willthen need to click on the loan number of the file you are looking toimage.

Document Imaging Continued

After selecting a loan from your pipeline, the screen below will appear. You will then browse and selectthe scanned PDF of the documents you have imaged and intend to upload. When uploading documents,you will use the drop down shown below to associate them with the choice that most closely identifieswith that document. Finally, you will upload the document to the imaging cabinet associated with thatloan. Any imaged documents will remain accessible.

Pipeline Status

From the home page, select the “Pipeline Status” link to the left of your screen. This section will allowyou to view your pipeline. From here, you can also click on an individual loan number to view the LoanStatus Screen which includes important loan information (see screen shot on page 14) such as terms ofthe loan, cleared and pending conditions, and the imaging cabinet for each loan (see screen shot on page15)

Loan StatusThe Loan Status page is accessed by clicking on the loan number from the Pipeline Status Page. Thispage includes important information in regard to loan terms and cleared or pending underwritingconditions

Imaging Cabinet

The imaging Cabinet is also accessed through the Pipeline Status page. This cabinet files all documentsthat have been uploaded through the Imaging tool described on page 11 and 12. This is where you canreview full files that you have submitted to underwriting as well as conditions or any other image youhave associated with the loan by clicking on the image icon for an individual loan as depicted on page13 of this guide. Click on any current Image to see that document as depicted on the next page.

CountryPlace Mortgage Web Portal Summary

After completing the steps shown above, including uploading your electronic file andimaging your underwriting file, our internal staff will be alerted to the fact that a new filehas been submitted. The file will be exported to the underwriting queue and an emailwill be delivered to you once underwriting has been completed. This will work in thesame manner for conditions. Conditions will be submitted through the imaging piece andlabeled as such. Once these conditions have been received, they will be exported to theunderwriting queue and an email will be sent to you once the file has been updated.

There will be an online lock feature available soon as well. Initially this will allow you tolock or register your loans through the web portal and, in early August, we will have afull product eligibility and pricing engine in place that will automatically calculate pricewith LLP adjustments, allow you to see what products are available for your borrowerand access guidelines for all products.
