I still believe CCLA is just so fine and such an incredibly beautiful destination that it will remain the address of "Success" for many years to come, possibly at lower prices though. From an actual high end appraisal in the exclusive and more expensive Parcel 18 section, this was mycommentary from a 09/2014 appraisal of a $1,350,000 home:

"Stable Median Sales Price. 45 Month Supply. 15 Competing Listings IS An Oversupply. WEAK 86% List-To-SalesPrice Ratio. 2013-2014 CCLA: 33 Sales from $380K to $2,200,000: Average $853K, Median Sales Price$667K,Average Sold Price $201/sf, Median Sold Price $134/sf, WEAK Average LP/SP Ratio 87%, 258 AverageDays On Market."

and

"Do know within this valuation that there are 15 competing listings, ALL Active, none Pending with a 45 month supplyof inventory - a gross oversupply. Also, CCLA itself has 9 competing listings and ALL of them are Active Listings, notpending listings. So, why has there only been 1 sold within CCLA in 2014 above $1,000,000 and 9 competing listingsand not one of them is pending? I asked a local REALTOR® group and confirmation was that CCLA listingswere over priced based on some homes just being dated cosmetically. This is why no competing listingswere used, over pricing, and if there were used, they would be adjusted at the 86% Listing To Sales PriceRatio. There's too many options out there right now for buyers than to spend too much on a dated home."
