Global auto companies such as Hyundai, Suzuki, GM and Toyota buy components worth millions of dollars from Indian companies at lower prices than global ones to re- main profitable. Some global auto manufacturers face bankruptcy and many are shutting plants across the globe to remain competitive. Honda is looking at global sourcing from India to lever- age the scale that its Indian subsidiaries Hero Honda and Honda Motorcycle and Scoot- ers India (HMSI) have built up, according to a person with direct knowledge of the devel- opment. Between the two subsidiaries, Honda sells more than five million two-wheel- ers in India, over 40% of the Indian two-wheeler market. Honda has been using Thai- land as a base for low-cost ag- gregates for two-wheelers as well as cars, as, along with Toy- ota, it is one of the two big players in the Asean region and has a huge capital invest- ment in that country. However, the pull of the In- dian market is far too strong to resist. After China, India has the world’s second largest two- wheeler market. It is also the second-fastest in terms of auto- motive growth. Hero Honda’s top gear performance — the compa- ny is all set to cross 4 million units in sales this financial year — seems to have “con- vinced Honda that sourcing from India is the way ahead,” said the person familiar with the matter. Indian component cos may power Honda bikes globally Ravi Teja Sharma NEW DELHI THE year 2009 has been bad for the real estate sector, particularly for the retail sector. While residential real estate picked up in the last two quarters, retail has been seeing very low demand. According to a report by Cushman & Wakefield, of the 44 malls proposed at the begin- ning of the first quarter of 2009, just about 18 were delivered by the year end. A number of developers postponed mall projects in 2009 but with a revival of demand in the end of the year, 2010 is expected to see a number of mall projects get- ting back on track. “The outlook for the retail sector in 2010 is looking brighter. The fes- tive season has been good and has seen a lot more footfalls. As the market picks up, there will be a re- vival of demand for re- tail spaces again,” says Rajeev Talwar, execu- tive director at DLF. Year 2009 saw fresh supply of 5.7 million sq ft of mall space. Ap- proximately 9 million sq ft of mall space was deferred to the future, which is a reduction of 60%. Almost 80% of new mall space in Bangalore was postponed which meant the city saw a vacancy of only 3%. “I see retailers being cautiously optimistic in 2010. They will ex- pand but with caution unlike earli- er,” says Jaideep Wahi, director, re- tail agency, Cushman & Wakefield. Most large developers had post- poned their projects as it was hard for them to lease retail space, he says. In the early part of 2009, de- velopers also faced a credit crunch which slowed down mall plans. This slowdown in mall construc- tion need not be viewed as a nega- tive. The slowdown has helped in maintaining a good supply de- mand equation, especially for mar- kets which were staring at an over- supply situation. Delhi-based developer Omaxe launched its mall in Patiala a month back and the response has been good, says Rohtas Goel, CMD, Omaxe. The company though had decided to postpone its 1.5 million sq ft mall Connaught Place in Greater Noida because of lack of de- mand in 2009. “The retail segment is seeing renewed demand over the last 4-5 months. We are seeing new leasing activity start at our mall in Greater Noida where construction will start in early 2010,” says Goel. Across the major cities, rentals hardly saw any upward movement since the markets crashed late 2008. Mall as well as main street rentals (except a few locations) continued to remain below the av- erage rental rates of the fourth quarter of 2008, says the report. Some micro markets in the NCR, Bangalore and Mumbai saw a 53%- 40% decline in rentals in the fourth quarter of 2009 over the same pe- riod last year. Banga- lore’s prominent high streets (Brigade Road and Commercial Street) were the only micro markets to post an approximate 10% rise in rentals over last year, indi- cating the existing demand for premium retail precincts over emerging locations in the city. Of the 5.7 million sq ft of fresh mall supply in 2009, the largest share of the supply — 1.8 million sq ft came up in Mumbai, followed by Hyderabad (1.1 million sq ft) and the NCR (0.9 million sq ft). Kolkata saw fresh supply of 0.7 million sq ft. Retailers are now very cautious about signing up new space. “It has been a learning for both developers and retailers. The retailer is now asking a lot more questions and is very cautious,” says V Muhammad Ali, head, mall oper- ations, Forum, Prestige Group’s mall division. The move is aimed at consoli- dating operations and synergising effi- ciencies within the organisation, a top company executive told ET. It will be a three year contract and the private life insurer is looking to transfer 100 people to Genpact for the purpose. “We are relooking at our overall business strategy and evaluating the way for- ward,” Rajesh Sud, CEO & MD of Max New York Life said. Customer service refers to the provision of service to cus- tomers before and after purchase. In this case, Genpact will send reminders to cus- tomers for payment of renewal premium and take calls from them on complaints. Max New York Life did not disclose the value of the contract. The life insurer is already witnessing a few exits at senior management level. At least three top- level executives have left the organisa- tion in the past couple of months. While chief marketing office Debashis Sarkar has left the organisation and moved to Canada, Ajay Seth, the firm’s senior di- rector-legal & compliance, has quit to pursue other career opportunities. Vishal Chopra, head of new business (operations), is learnt to have joined ri- val firm DLF Pramerica. Sanjeev Mago, executive VP, customer operations & service delivery, too is scouting for other opportunities, said another person fa- miliar with the development. With the slowdown in growth in the life insurance sector, the focus of Max New York Life has changed with respect to its expansion plans. Earlier, the pri- vate insurer was looking at expanding its operations and adding more number of branches in the country, while now they are looking at consolidation. “There are changes in operation which will enable us to strengthen our business model,” said Mr Sud.
