Letter from your Springs of Suntree President

It has come to my attention that parking on the

roads after Midnight has become a real

problem. The office has been getting a lot of

complaints and we have to do something about

it. The sheriff is going to be notified and tickets

will be handed out so please keep your cars off

the road after Midnight.

We have also been receiving complaints

about violation letters; they are a big part in

keeping the community looking the best we

can. I know when people want to sell they want

buyers to see a nice community.

We have elections coming up in a couple

months and mailings will be going out soon, so

if you are going to run, letters of intent are

included in the packet. There are four openings

and current board members are encouraged to

run again.

I am happy to announce we have a new

Community Functions person Susan Griffin. So

if you would like to join any of the groups or

have suggestions get in touch with her.

As many of you may know, particularly those

that receive the Newsletters (when published)

via email that there were vehicle break ins in

the Hidden Springs community. These were

similar to what happened in mid 2015 where

the thief or thieves preyed on unlocked

vehicles. When things like that happen and it is

reported to the office they send out a warning

email to those who choose to receive the

newsletter via email. The board has decided to

invite local law enforcement Community

Service representative to the Annual

Membership meeting to present what would be

required of the residents to start a formal

neighborhood watch. It is in all our best

interest if we look out for each other and our

properties and report any suspicious or

concerning activities to the sheriff’s

department as they occur.

ARC Applications & Approvals

Please know that pretty much anything you want

to do to the exterior of your home or yard

requires Architectural Review Committee

approval. Applications should have as much

detail as possible including an expected

completion date. If your project gets delayed

please notify the office. Make sure your contact

information is clearly written on the application

in case there are questions.

The volunteer Architectural Review Committee

members will be meeting to go over current

guidelines and procedures to better serve the

community. They legally have 30 days to approve

or deny any application but normally reply in

under two weeks.

You can download the ARC application and

manual off the community website at sospoa.com,

send an email request or pick one up during

office hours in the clubhouse.

Homeowners who do not obtain the proper

approval prior to making changes could be

required to undo the change at their own cost.

Speeding There is an ongoing issue with speeding in the

Springs of Suntree area, particularly on the

straight ways of Holiday Springs and Pinehurst

roads. Many residents have complained to the

sheriff’s as well as the association

administration. All roads are county roads, so

they are governed by the county for speed

limits and enforcement. The association has

been in touch with the county to request

patrols (speed traps) to help deal with the

issue. So far damage has only been disturbance

to residents and loss of wildlife. We ask that

you mind the speed limits and if you do hit

something make arrangements to clean it up.

The buzzards do nothing to attack new

residents.

Quick Rule Reference

• Mow, edge, trim your trees/bushes & keep your

yard/planting areas weed free

• If you cut your trees you can put the cutting to

the road on Monday’s pick up day. The pile of

yard waste cannot be more than 4 ft height and 4

ft long. A special pick up request must be called

into Waste Management 321-723-4455

• IF you hire yard work done the yard waste must

be hulled away by your contractor. (County and

Community Rule)

• No parking on the Streets after 12 am and before

7am (any street)

• Never block a sidewalk at any time. (county law)

• Trash and Recycling cans must be stored out of

sight on non scheduled pick up days. Store them

inside the garage or behind a screen or planting

large enough to hide the entire can from street

and neighboring home.

• Keep your pets in your yard or home or on a

leash at all times. (small dogs and cats are pets)

• No pets allowed at the community center. That

means inside or out. The grass leading up to the

basket ball court from the road, behind the pool

area and around to the tennis court are all part of

the community center grounds. There are signs at

the entrances that say no pets.

• Clean up after your pet.

• Clean your driveways, sidewalk and or walk ways

as they need it. Black dirt or rust needs to be

cleaned off. Guideline is if more than 20% of the

concrete area looks discolored it is considered

dirty.

• Clean the exterior of your home, as needed.

Mildew and rust shows and is not good for your

stucco.

• If you have a fence, maintain your fence

• Respect your neighbors and teach your kids to do

the same. Keep the noise at a respectable level

and hour. Refrain from trespassing on private

property.

The association spends a surprising amount of

money sending reminder letters regarding these

and other items. Please help save your

community money and keep your assessments

down by double checking you are following these

general rules. Thank you

the primary and election Voting

March 15th and Nov 8th the hall cannot be

rented the week prior and the overflow

parking area will be closed on those days.

G.R.E.A.T . Meetings are the first Monday of each

month with the next one being March 1st.

This group is dedicated to working with the

county to find the best use for the 114

acres of land previously considered for

residential development which would have

had its only entrance right in the middle of

the Springs of Suntree Community. The

County Commissioners have asked for

researched feasible “best use” of the land if

not for development.

Come find out what is going on, help look

into ideas and options or just enjoy the

amazing wildlife that is being found as

nature takes back it land.

If you see wildlife such as deer, coyotes, or

bob cats in the area please email

SAFETY FIRST The bus stop is in the parking lot of the Springs of

Suntree Community Center. If you drop your kids

off please drive into the community center

parking lot, not on the grass out front. It is

dangerous for the kids to run across the parking

lot as others who are driving in are pulling out,

also it kills the grass.

When at the playground please keep your kids in

the play ground or other designated recreational

center areas and not the woods. There are ticks,

snakes and other things that could cause injury or

disease.

Please notify the office if you see kids or adults in

the woods. The large wooded area near and

around the community center is a preserve and

therefore no unauthorized persons should be in

the wooded area. We have noticed trash,

cigarette butts and other paraphernalia which

causes concern for fire hazard as well as illegal

activity which has been reported to the sheriff’s

department.

Please work together to keep the Springs of

Suntree a safe environment for all.

A message from AT &T

AT&T has a project planned to

upgrade their existing facilities at

the Springs of Suntree. The work

will be to convert their existing

outdated facilities with new state of

the art communications facilities

allowing for higher internet speeds

and more features for residents.

No existing service will be

disturbed. The project will require

some digging and the installation of

new, smaller terminals (8” x 8”

approximately 16” high) t. All

restoration is guaranteed by AT&T.

Door hangers will be placed on

residents doors prior to

construction. The door hanger will

have the name and contact

information for the construction

company should any restoration be

required.

The work is scheduled to start in

the next 2-3 weeks, possibly

sooner. The work may be done in

two phases, they may upgrade the

small terminals first and come back

and place the fiber at a later date.

The installation of the fiber will take

approximately 2 weeks, weather

permitting.

We have asked that AT&T replace the broken

concrete on their lot as part of this project. The lot

is not technically part of the Springs of Suntree

and does not fall under the governing documents..
