SituationCopper Beech House sits in one of the most attractive and popular villages that Hampshire has to offer. Crawley is a “chocolate box” village built largely along one central road with period homes and a charming duck pond.

The market town of Stockbridge, which is nearby, provides an excellent range of day to day necessities as well several pubs, restaurants, hotels and galleries. The cathedral city of Winchester, 5.8 miles distant, provides a more extensive range of shopping and recreational facilities.

The area has a number of popular private schools including:- Farleigh School, Norman Court, Twyford, Pilgrims, Winchester College, Marlborough College, St Swithun’s School for Girls, Godolphin in Salisbury

The surrounding countryside provides an array of sporting amenities.

Fishing is available on some of the country’s most renowned chalk streams including the nearby Test and Itchen.

Golf is available at :- Leckford Golf Club, Royal Winchester Golf Club, Hampshire Golf Club, Andover Golf club

Communications in the area are excellent. There is access to the M3 at Junction 9 providing good links to London, the M25, Heathrow Airport and the M27 for the South Coast. There is a good train service from Winchester to London Waterloo taking about 56 minutes. In addition, Southampton Airport is nearby with an increasing international flight network.

DescriptionCopper Beech House, designed by the noted Winchester architect Hugh Thomas, was completed in 2008 in what is a fabulous position within the village of Crawley. Electric wrought iron gates open out onto a driveway which meanders through the park-like grounds, leading up to the open parking area in front of this impressive house. Of classic Georgian design, this fine property is easy on the eye, built with red brick elevations under a slate tiled roof. The Portland stone portico gives the property a real focal point, with the front door opening out into a magnificent reception hall with its solid oak staircase and magnificent expanse Italian marble flooring. The impressive kitchen/breakfast room has a fabulous feel with floor to ceiling sash windows bathing this fine room in lots of light. The attractive range of bespoke units, handmade by Smallbone, with attractive granite work surfaces makes for a very sharp feel, and the extensive range of integrated appliances make this a modern day living environment whilst retaining a traditional feel. Double

doors open out into a magnificent dining room with ceiling rose and central fireplace. The principal drawing room with library at the far end is attractively arranged, with a large central fireplace and bespoke book shelving. Leading off the drawing room at the front of the house is the orangery which has both south and west aspects and is a glorious room with its oak floor, large sashes and access to the terraces. From the drawing room and to the rear of the house is a study. Following on from the study is an ideal room for use as a gym/entertainment area. It has direct access from the house and from the outside via a side door. From this area a pair of bi-fold glass doors open into the spectacular swimming pool with its unique feature being the 3 storey high ceiling. A further three pairs of glass bi-fold doors open out to the garden terrace. At the far end of the pool is a building containing a changing room with infra-red double shower, sauna, WC and the pool plant room.

The opposite wing off the main kitchen area is what was the old 3 bay garage block, this has been converted into a huge games room providing fabulous space for family recreation and entertaining. Beyond this area is a door leading through to the cinema fitted out with screens projectors and cinema seating. From the lobby area off the kitchen there is access to the first floor flat which sits above the games room. This comprises a kitchen / living room and two bedrooms both with ensuites. There is a separate access to the outside meaning this can be independent of the main house.

At first floor level above the central section of the property is a fabulous master bedroom suite with large ensuite bathroom, a fully fitted walk in dressing area and main bedroom with balcony and attractive southerly views over the principal gardens. There are 3 further double bedrooms on this floor all with ensuites. The top floor attic room / bedroom is a large versatile space again with ensuite facilities.
