“BRUNSWIC K HAS TRANSFORMED FROM ITS WORKING CL ASS BEGINNINGS TO A SOPHISTICATED CIT Y FRINGE DESTINATION WITH SOMETHING FOR EVERYONE.”

Mathew Foden, Development Manager of CBD Development Group

Escape from the pace of inner-city living and relax with friends in the communal entertainment area. It is self-contained with a BBQ, seating and beautifully landscaped garden beds. Or maybe you have had a busy week and just feel like indulging in an ice cream from the creamery downstairs?

Maximising beautiful northern views, each apartment is filled with natural light and space. The interior and exterior of the development sets a new standard for high quality finishes in the area, with contemporary geometric forms that are environmentally responsive and architecturally considered.

“ Designed to maximise the north-facing outlook, there is an abundance of natural light.”

Quickly reach the CBD during the week in under 10 minutes on the train, or take a more leisurely approach and watch the trees go past on a tram in under 15 minutes. Weekends will be just as easy, with a Friday night Uber home from the city taking just 10 minutes, allowing you to sleep in before strolling down Sydney Road for tasty brunch or late lunch.

Walk out of 288 Albert Street and find everything you need within easy reach. Sydney Road’s lively shopping strip covers all the essentials and even more little luxuries with supermarkets, cafes, restaurants, bars and boutiques moments away. Melbourne’s main universities and largest medical institutes are all within 3km, as is the freeway to the airport — no journey is too much trouble.

288 Albert Street is an exciting multi-residential building that lifts the bar for high quality developments in the Brunswick precinct. A unique residential and lifestyle-oriented offering, it has a contemporary, modern outlook, with a  clear purpose for being environmentally responsive and architecturally considered.

The Ground and Mezzanine Level retail spaces also accommodate a number of small shops, eateries, and office units, with covered access from Albert Street. A secure basement carpark and concealed upper level parking with storage, is further

complimented by secure bicycle facilities, and a communal entertainment area with BBQ and seating — ensuring all residents’ needs are taken care of.

The overall development is cleverly divided, with all the building’s functional aspects creatively defined through careful use of form, colour, feature glazing and shading elements. Natural hues, bold contrasts, detailed textures and clear geometries all help produce a simple integrated design that is high on quality, low on maintenance.

No space has been left unconsidered at 288 Albert Street, with floor to ceiling windows allowing for the most natural light and cross flow ventilation to occur, and light and dark touches balancing everything in harmony. Timber-floored open-plan living spaces maximise an ideal that Melburnians strive for in apartment living.

The kitchen is fitted with Miele appliances and high quality timber, not just veneers, that will last for many years to come. Reconstituted stone appears on benchtops, with ceramics used as feature splashbacks alongside vinyl wrap joinery and timber laminate.

Floor to ceiling windows fill the bedrooms with natural light. Storage is a key priority, as is comfort in the bedroom, with carpets and mirrored robes revealing a mix of shelving and hanging rails.

The bathroom completes the look, with tiles used artistically to line the shower base and as a feature on the walls. The main vanity unit is a complimentary timber laminate with more reconstituted stone as a benchtop, providing consistency throughout each apartment.

In keeping with Brunswick’s ‘green’ outlook, 288 Albert Street has a Rain Garden located on Level 5 for the sustainable use of rainwater. While trapping the natural rain, it also provides a welcomed addition of greenery and garden space which can be enjoyed by several apartments that overlook it. This interior relaxing space has been designed to compliment the overall high quality finish of the building with particular attention being paid to gaining optimum tranquility.

Just in case the busy Sydney Road shopping strip is not enough, an additional 18 ground floor retail spaces have been set aside. These will include a Hair Salon, Ice Cream Store, Noodle Bar, Hot Chicken Outlet and more, so even when you are too busy to cook, there will always be something on hand.

Despite being located on a busy retail, bar and cafe strip, you will never need to worry about car parking, with each apartment given one fixed car space, and no stacker systems in sight. Podium parking will make it even easier too, with residents able to drive their cars onto their own level to park and walk directly to their apartment.

Pedestrians enter into the complex from the street level, through a private residential lobby that is fitted with a glazed facade and lift access. Cars and bicycles can make their way through the secure basement carpark to allocated spaces and bicycle locking facilities. Additional lighting and design features have been used throughout the building to ensure the ease and safety of all residents.

It has been a steady climb up for Brunswick in the last 10 or so years, with the suburb coming a long way from its industrial history in textiles and brickworks. Now a rapidly transforming area with a rich multicultural spirit, it is a sought-after suburb for new investors, and the 288 Albert Street development offers the best of what makes Melbourne the most liveable city in the world. Only 4km from the CBD, it is surrounded by trains, trams, cafes, restaurants and several of Melbourne’s major universities — RMIT, Melbourne University, ACU and Victoria University. A busy retail strip

Code Black Coffee, 15–17 Weston Street

is on the doorstep, and packed full of unique designer clothing, homewares and other essential living needs.

Direct tram and train access to the city and beyond means that you can easily grab a coffee on your way to work, and still be there within 20 minutes. Despite being so close to the city, Brunswick is best known for its wide range of weekend and after-hours activities, with many of Melbourne’s favourite live music venues, cocktail bars, galleries and innovative eateries lining its streets. Welcome to the South Yarra of the north.

As Melbourne’s population steadily increases, and it continues to rank as the most livable city in the world, developments like 288 Albert Street are a rare find in a competitive market. With Melbourne University, both of RMIT’s Brunswick and CBD campuses, the Australian Catholic University, Victoria University all within 3 kilometres, and adjacent Royal Parade home to all the largest medical institutes in the state including the Melbourne Royal Children’s and Royal Women’s, Royal Melbourne Hospital, St Vincents and the Freemasons Hospital, Brunswick  is both a safe and convenient place to call home. Only steps away from trams and trains, with easy access to the airport freeway, you really are living in the centre of it all.

Whether you are a professional city worker, a young aspiring student or just looking for a change of pace and convenience, Brunswick ticks all the boxes. Pull up a stool and listen to some old and new beats at Round & Round Records. Or maybe you want a bright new artwork or hand printed throw for your bedroom or lounge? Why not try The Design Court or Ruby Oak where a large range of locally designed collectibles and homewares are on offer, and you might actually get to meet the person who made it.

And if unique finds what interests you most, make sure you head to De Jour Jeans to get

a pair of blue, green or whatever shade you like fitted perfectly to you — within the same day. No hems, no fuss, no big prices. Vintage lovers will also enjoy the carefully curated racks at Penny Lane where second-hand clothing definitely does not mean second-rate style.

But once you get tired from all the shopping, you will probably want to hit up All Day Donuts for one of their freshly glazed rounds of heaven. Or if clean living is more your thing, pop past Green Refectory and make your own combination of freshly squeezed juice.

The Brunswick area is serviced by three train stations located on the Upfield Line — Jewell, Brunswick and Anstey. The closest of these, Brunswick Station, is listed on the Victorian Heritage Register, and only a 2 minute walk away. Trains depart every 20 minutes to and from the city, with faster services in peak times.

The suburb is surrounded by natural landscape in the south, with the Melbourne Zoo and its neighbouring parklands, CERES Community Environment Park to the east, and Clifton, Gilpin and Brunswick Parks to the west. It is known as being a healthy and green place, at the forefront of design and sustainable living, with kilometres of cycling and walking paths and sports facilities.
