Welcome back and thank you for choosing The Commons as your off-campus housing! The Commons is owned and operated by the Shippensburg University Foundation. Students are the SU Foundation’s priority – from providing quality off -campus housing options for over 30 years, to providing jobs for students through the Annual Fund Phonathon, to securing gifts from alumni and friends so that it can provide over one million dollars in scholarships every year to SU students. The SU Foundation also provides funding for important programs like the Joint Undergraduate Student/Faculty Research Program. Please take a moment to read through this newsletter, it covers important information about your lease, safety, mail, rent, and maintenance. Don’t hesitate to call me or stop by the office if you have questions about your apartment, townhome, lease, or any of our policies. As required on campus, you must wear a mask in the leasing office and commons areas in each of our properties. Please also remember to social distance whenever possible. Your Welcome Bag Every August we provide our tenants with welcome bags filled with items you might need to get settled in; water, snacks, toilet paper, garbage bags, etc. This year, we are providing two new items, a gaiter mask, and mini hand sanitizers that easily attach to your backpack or purse. read your entire leaseCopies are available in the rental office located in Stone Ridge Commons. Here are a few of the most important rules and regulations of your lease. It is vital that you read and understand your lease. Violations of your lease could result in being evicted from your apartment. If you have any questions or concerns, please feel free to visit the office or give us a call.

lease terms Please read your lease carefully. The lease is a legally binding contract. If you choose to leave, fail out or transfer from the University, you are still bound to the contract with The Commons.

late rent Cable and internet service is included in your rent. If rent is not paid by the due date, we have the right to disconnect these services until the account is brought up to date. ICYMI: You can pay your rent (fee-free) online

petsNo pets or other animals are permitted anywhere on the premises at any time. Tenant must pay additional rent of $250 for any and/or all breaches of this condition.

lock outsIf you are locked out during office hours call or stop by the office at Stone Ridge. If you are locked out after-hours, please call 717-532-3782. Tenants requiring assistance for after hour lock outs will be charged a fifty dollar ($50.00) service fee. There is no charge for the first lock out.

trash All trash must be placed in the dumpsters outside. Tenants must keep their balcony or patio free from garbage and debris. A $10.00 minimum charge will be assessed to each unit of the building if our maintenance personnel have to remove trash from any of the patios or grass areas around your building. Recycling dumpsters are available at each location.

kegsKegs are prohibited at The Commons. If it is determined that there is a keg in your apartment or townhome, you may be fined and you will receive a probation letter. Please be respectful of the property, your neighbors and the lease.

noise/ordinancesLoud noises and/or disturbances are prohibited - be considerate of your neighbors at all times. ICYMI: Please read the public ordinances regarding noise, burning, and public gatherings at ShipCommons.com. Ordinances are enforced by the township.

tenant changesAny tenant changes (tenants leaving the lease – tenants added to the lease), must be made in the rental office. There are forms that ALL tenants on the lease, and living in the unit, must sign to make these changes.

about your safetysecurity cameras and lightingAs part of our ongoing efforts to provide a safe and enjoyable living experience for our tenants, there are security cameras and outdoor lighting at College Park, Hot Point, and Stone Ridge

smoke alarm/fire system Smoke detectors are for your

safety and protection so please do not tamper with them. If the smoke

alarm goes off in your apartment or townhouse because of excessive smoke due to burnt food, try fanning the smoke away from the detector. If there is an actual fire please exit the building and wait for the fire department. Because the entire system is hard-wired, if you take the detector off or destroy the cover, it is very expensive to replace. Our alarm company will respond and you will have to pay for their service call and the expense of replacing the smoke detector which may exceed $200. Sprinkler Heads: Hot Point and Stone Ridge Commons have sprinkler systems. Do not hang anything from the sprinkler heads. If you break the red crystal in the sprinkler head, the sprinkler system will immediately engage in the entire unit

pumping water throughout and causing extensive damage to the unit and its contents.

maintenanceIf you have a maintenance request, please fill out the

online form at ShipCommons.com. Or you can call or come to the office at Stone Ridge Commons to complete a maintenance request form or take one from the bulletin board located directly across from the office. You may place your completed form in the drop box if the office is closed.

about your car your car: All vehicles must be registered with the rental office and have a parking decal displayed on the rear bumper of the vehicle in order to park in The Commons lots.

Parking decals are available at the rental office in Stone Ridge Commons. One decal per tenant.

• You will need the following information: Registration Card and Insurance Card. If your vehicle is not registered under your name or one of your parent’s names you may not be able to receive a parking decal.

• The cost for a parking decal is $5.00. • A boot (vehicle restraint device) will be placed on any vehicle

that does not display a parking decal on the rear bumper, or is parked in the handicapped zone or any place that is not a designated parking place.

your visitor’s car If you have a visitor, you must come to the office prior to their visit to obtain a visitor-parking pass to be placed in the windshield of their vehicle. Please bring the visitor’s vehicle information (license plate number, make/model).

• College Park and Stone Ridge: We ask that all visitors park in the auxiliary parking lot located behind apartment #s 63-74 at College Park.

• Hot Point visitor parking: Visitor parking is located across the street from the complex.

about your rentwhen are payments due? August 1, 2020 | November 1, 2020 | February 1, 2021You will not receive a bill for rent; therefore, it is important to keep these dates in mind. If you do not pay the rent within 4 days of the due date, you will receive a 50.00 late fee.

to make a payment:ShipCommons.com. Click on the pay rent button. On your first visit to the site you will need to create a user name and password. If someone else is making a payment on your behalf, they need the user name and password you created to make a payment. Credit card payments can also be made by phone. We also accept payment by check or money order, no cash please. Mail your check/money orders to The Commons, 109 Stone Ridge Commons, Shippensburg, PA 17257 or place in the secure drop off box located between the double doors in Stone Ridge.

College Park mailboxes are behind building a indicated by the green m on the College Park Map. Your address is your apartment number plus College Park Commons, e.g. 14 College Park Commons, Shippensburg, PA 17257.

Hot Point Commons mailboxes are located at the end of the parking lot near the office. Each unit will be given a key to their box. All mail and packages should be sent to you at 100x for single unit numbers (x = your unit number) and 10xx for double unit numbers (xx = your unit number). For example: Unit number 1’s mailing address would be 1001 Hot Point Commons. Unit number 21 would be 1021 Hot Point Commons, Shippensburg, PA 17257.

Stone Ridge Commons mailboxes are located to the left just inside the first set of double doors as you enter Stone Ridge. Your address is your apartment number and Stone Ridge Commons, e.g. 312 Stone Ridge Commons, Shippensburg, PA 17257.

tenant appreciation eventsWe typically host tailgates, picnics, and pizza parties through out the year. However, given the current circumstances, we’ve had to postpone our fall events. We still appreciate you though - and we will resume tenant appreciation events when it is safe to do so.

recreationThe College Park Club House is open to all Commons Tenants. The Club House is located in the a building of College Park (conveniently located next to the laundry room). There is a pool table, media room and study lounge. There is also a horseshoe pit between building b and c and a basketball hoop near building d.
