This Final Construction Documents (GMP) Report, presents a Guaranteed Maximum Price (GMP) estimate for the cost of work associated with the Grove Plaza Renovation. Potential investment expenditures are captured and defined within the framework of current design, existing site and market conditions, delivery schedules, general conditions, and other jurisdictional requirements. The purpose of this deliverable is to present GMP documents which will serve as baseline references for the duration of the project delivery, and to obtain final authorization to proceed with construc-tion phase activities on May 17, 2016. Presented costs are a product of a qualified public bid process executed in April 2016. Bid packages were so-licited utilizing the Final Construction Documents and Specifications, Logistics Plans, and Phased Delivery Schedule provided herein.

Report reference supplements include a detailed cost estimate with as-sumptions and clarifications, based upon the latest published 99% Bid Docu-ments. Alternate rough order of magnitude (ROM) budget pricing is includ-ed, as well as detailed breakout of estimated General Conditions. A Project Schedule is included for evaluating deadlines and milestones as applicable to this project. Logistic Plans, including site signage, pedestrian travel-ways and traffic control, are provided to identify and reconcile constraints as-sociate with the project. All work phases identified with the project delivery schedule are reconciled with said plans, providing an integrated and holistic project delivery concept tied to the GMP estimate. Existing site conditions in photo format are provided as a supplement to the design documents, and were utilized to validate assumptions and overall design intent. A Project Management Plan is also provided highlighting how the project is intended to be managed through the remaining project delivery phases.
