GENERAL MECHANICAL NOTES
1. CONTRACTOR SHALL PROVIDE ALL LABOR, MATERIALS, EQUIPMENT, INCIDENTALS, METHODS, ANDSERVICES REQUIRED TO INSTALL ALL WORK INDICATED COMPLETELY AND IN FULL OPERATION.
2. ALL MATERIALS SHALL BE APPROVED AND RATED FOR USE IN POTABLE WATER SYSTEMS BY THEAUTHORITIES HAVING JURISDICTION.
3. ALL WORK SHALL BE IN CONFORMANCE WITH ALL APPLICABLE LAWS, CODES, AND REGULATIONSADOPTED BY THE MUNICIPAL, COUNTY, STATE, AND FEDERAL AUTHORITIES, INSURANCE AGENCIES,AND ALL OTHER AUTHORITIES HAVING JURISTICTION OVER THE WORK.
4. VERIFY ALL FIELD CONDITIONS, DIMENSIONS, AND DETAILS IN THE FIELD PRIOR TO BID AND PRIOR TOFABRICATION. INCLUDE IN BID ALL WORK NECESSARY TO COVER COSTS RESULTING FROM FIELDCONDITIONS. FIELD CONDITIONS SHALL BE ASSESSED DURING PRE-BID SITE VISIT AND/OR SPECIALSCHEDULED SITE VISIT WITH PWD.
5. THE CONTRACTOR SHALL GUARANTEE THE ENTIRE INSTALLATION FOR A PERIOD OF ONE YEAR FROMTHE DATE OF ACCEPTANCE OF THE SYSTEM AS A WHOLE- THIS SHALL BE DEFINED AS PERSPECIFICATION SECTION FINAL DOCUMENTATION.
6. CONTRACTOR SHALL FOLLOW ALL WELDING PROVISIONS WITHIN THE ASME/ASNI PRESSURE VESSELAND POWER PIPING CODES AND SPECIFICATIONS ANSI/ASME B31.1 AND B31.9. SUBMIT ALLAPPROPRIATE WELDER'S CERTIFICATIONS AND CERTIFICATIONS OF FIELD TESTING AS REQUIRED.
7. APPLY FOR, SECURE, AND PAY FOR ALL PERMITS AND/OR CERTIFICATES OF INSPECTION REQUIRED INTHE PERFORMANCE OF THE WORK BY ALL AUTHORITIES HAVING JURISDICTION.
8. IN ADDITION TO SPECIFICS AS DEFINED HEREINAFTER, THE CONTRACTOR SHALL PROTECT THE WORKSITE AND ALL HIS OR HER WORK AGAINST DAMAGE FROM ANY SOURCE (INCLUDING BUT NOT LIMITEDTO WATER, DUST, HEAT, FREEZING, ETC.) UNTIL FINAL COMPLETION AND ACCEPTANCE BY THEOWNER.
9. ANY DEFECTS IN WORKMANSHIP, MATERIALS, MALFUNCTIONS OF EQUIPMENT OR UNSATISFACTORYPERFORMANCE, AND ALL OTHER WORK OR PARTS OF THE BUILDING DAMAGED THEREBY, SHALL BEREPAIRED, REPLACED, OR OTHERWISE REMEDIED WITHOUT EXPENSE TO THE OWNER. SUCH REPAIRSOR REPLACEMENTS SHALL BE MADE IN A TIMELY MANNER AND AT THE CONVENIENCE OF THE OWNER.
10. CONTRACTOR SHALL COMPLETE ALL CUTTING AND PATCHING REQUIRED FOR THE INSTALLATION OFTHE WORK. CUTTING AND PATCHING SHALL BE COMPLETED IN A NEAT AND WORKMAN LIKE MANNER.PATCHING MATERIALS SHALL MATCH EXISTING MATERIALS TO THE GREATEST EXTENT POSSIBLE .PROVIDE TOUCH UP PAINT TO MATCH THE EXISTING SURROUNDING AREAS OF CUTTING ANDPATCHING WORK. PIPING PENETRATIONS SHALL BE CORE DRILLED WITH A DIAMOND BIT COREDRILLING MACHINE.
11. CONTRACTOR SHALL, UPON COMPLETION OF THE WORK, SUBMIT RECORD DRAWINGS SHOWING ALLCHANGES FROM THE CONTRACT DRAWING MADE IN THE INSTALLATION AND SHOWING DIMENSIONEDLOCATIONS OF CONCEALED EQUIPMENT OR PARTS OF THE WORK.
12. THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS ON ALL EQUIPMENT AND MATERIAL(AND METHODSWHERE SPECIFICALLY REQUESTED) BEING USED IN THE COURSE OF THE WORK. PURCHASE OF ORTHE INSTALLATION OF MATERIALS OR SYSTEM PARTS SHALL NOT PROCEED UNTIL REVIEWED ANDAPPROVED SHOP DRAWINGS ARE RETURNED TO THE SUBMITTING CONTRACTOR.
13. MAINTENANCE: THE CONTRACTOR SHALL PROVIDE SKILLED COMPETENT WORKERS WHO AREAUTHORIZED BY THE MANUFACTURER TO MAINTAIN AND SERVICE THE EQUIPMENT DURING THE 12MONTH WARRANTY PERIOD, INCLUDING REQUIRED WARRANTY MAINTENANCE AND ALL OTHERROUTINE MAINTENANCE, REPAIRS, CLEANING, AND TESTING WHICH NORMALLY WOULD BE PROVIDEDBY A PRUDENT OWNER.
14. CONTRACTOR SHALL REMOVE OR REPLACE ANY/ALL CEILING TILES DAMAGED AS REQUIRED FOR THEINSTALLATION, TESTING, OR COMMISSIONING OF THE BUILDING, PRIOR TO ACCEPTANCE OF THEOWNER.
15. CONTRACTOR SHALL PROVIDE ALL RIGGING IN ACCORDANCE WITH APPLICABLE SECTIONS OF 29 CFR1910, "OCCUPATIONAL SAFETY AND HEALTH STANDARDS FOR GENERAL INDUSTRY" AND 29 CFR 1926,"OCCUPATIONAL SAFETY AND HEALTH REGULATIONS FOR CONSTRUCTION" AND ANSI/ASME.
16. CONTRACTOR SHALL PROVIDE ALL WAREHOUSING, PERMITTING, STREET CLOSURES, NOTIFICATIONAND PROTECTION AS REQUIRED TO PERFORM THE WORK. THE CONTRACTOR SHALL DETERMINE THEREQUIRED NUMBER OF LIFTS FOR MATERIALS AND EQUIPMENT PRIOR TO BID.
17. CONTRACTOR SHALL PROVIDE A COMPLETE RIGGING PLAN AND PROCEDURES TO BE USED FOR THEDURATION OF THE PROJECT. PROVIDE AT LEAST 2 WEEKS NOTICE TO THE OWNER PRIOR TOMOBILIZATION OF THE EQUIPMENT.
18. CONTRACTOR SHALL PROVIDE QUALIFIED OPERATORS AND RIGGERS TO PERFORM ALL ASPECTS OFTHE WORK. THE CONTRACTOR SHALL PROVIDE QUALIFICATIONS OF EACH RIGGER AND OPERATORUPON REQUEST BY THE OWNER.
19. CONTRACTOR SHALL PROVIDE ADDITIONAL UNISTRUT TO HANG ALL PIPING ON FLOORS THAT HAVE AMETAL ROOF DECK AS REQUIRED. COORDINATE WITH STRUCTURAL AND ARCHITECTURAL CONTRACTDRAWINGS.

OCCUPIED/UNOCCUPIED MODES:FOLLOW THE OWNERS BUILDING OPERATION SCHEDULE.
THE VAV AIR HANDLER SHALL BE FULLY CONTROLLED BYTHE BAS SERVING MULTIPLE TERMINAL UNITS WITHREHEAT.
SPACE TEMPERATURE CONTROL:THREE SETPOINTS SHALL APPLY. NORMAL (72°F ADJ.),SETBACK HEATING (65°F (ADJ.), AND SETBACK COOLING(80°F). THESE THREE VALUES SHALL BE THE ONLYVALUES CHANGED BY THE OPERATOR TO ADJUST SPACETEMPERATURES. ALL OTHER DEADBANDS,DIFFERENTIALS, ETC. SHALL BE CALCULATED IN THEPROGRAM LOGIC. DURING THE NORMAL PERIODS,SEPARATE HEATING AND COOLING SETBACKS SHALL BECALCULATED. NORMAL SPACE COOLING SETPOINT: SHALLBE THE NORMAL SPACE TEMPERATURE PLUS 2°F (ADJ.)
SUPPLY FAN:SHALL RUN CONTINUOUSLY WHENEVER THE AHU IS“ENERGIZED”. CONTROL: BAS SHALL CONTROL THE SPEEDOF THE VFD TO MAINTAIN THE SUPPLY DUCT STATICPRESSURE SETPOINT. ON START AND STOP, THE VSDSHALL RAMP TO SPEED AND SLOW DOWN WITHINADJUSTABLE ACCELERATION AND DECELERATION LIMITS.SUPPLY DUCT PRESSURE SETPOINT IS RESET BETWEENTHE LIMITS OF .5” TO 2” AS TO MAINTAIN THE MOST OPENTERMINAL DAMPER AT 90% (WITH ALL VALUESADJUSTABLE).
EXHAUST FAN:SHALL RUN CONTINUOUSLY WHENEVER THE AHU IS“ENERGIZED”. CONTROL: BAS SHALL CONTROL THEOUTPUT OF THE FAN.
COOLING AND HEATING MODES:COOLING: DX COOLING STAGES BASED ON SAT AND SPACESETPOINT, OEM CONTROLLER CALCULATED.HEATING: MODULATING GAS BURNER CONTROLLED BYTHE OEM CONTROLLER. TERMINAL ELECTRIC REHEATCONTROLLED BY VAV BOX CONTROLLER.
ECONOMIZER:FIRST STAGE OF COOLING, IF AVAILIBLE. AVAILABLE WHENOUTDOOR AIR (OA) DRYBULB OR WETBULBTEMPERATURE IS BELOW THE ECONOMIZER ENABLESETPOINT BY 1° AND THE OA TEMPERATURE IS AT LEAST5° BELOW THE RETURN AIR TEMPERATURE THE UNITARYEQUIPMENT CONTROLLER SHALL MODULATE DAMPERS.
