As always, we can never be too thankful to our employees, who connuously strive to provide the best customer service while also providing high quality repairs to all types of structures. One of the winners of the employee of the quarter is Enemias Porllo. According to his nominator, Enemias is one of the best employees in the field and has been recently promoted to foreman. He goes above and beyond what is required and always strives to provide the best project results for our customers. Enemias puts extra effort into his work and takes the iniave on more challenging tasks. Jose Blanco was also nominated to be the employee of the quarter. As pointed out by his nominator, Jose is a great representave of the CP&R team. He not only goes about his job safely, but also performs his job in a very professional manner. He strives to complete quality work while achieving producon expectaons. Above all, Jose is a very generous person who is always willing to help his coworkers in any possible way. Among our selected employees this quarter, we would like to remember David Patrick, who leſt us too early in life. He was a great team member, who embraced our corporate culture and who was always eager to help on the job site. We also want to thank all the employees who contributed to his fund. CP&R is a big family and we are thankful to have you among us. A big shout out to the Montgomery County and 1401 Wilson Blvd. crew, and to Jaime Granados, Rodrigo Rodriguez, Gary Moffit, John Moran, Vanessa Argote, Fredis Sanchez, Rich Morrow, Joe Donnelly, Tommy Coldiron, Normando Palacios, Willis Fouts, Roberto Arias, Juan Alvarez, Pat Nix, Roger Noldon, Pat OMalley and all other employees who donated via the Go Fund Me page. The CP&R Quarterly Safety Award is awarded to a Field Manager who exhibits outstanding safety performance in managing their projects during the quarter. During this past quarter, Celso was the winner of the award for his perfect administraon of CPR Safety Policy at the Merrifield Town Center project. The project is convenonal concrete repair of a parking structure aached to commercial retail space and residenal dwellings. Celso has worked diligently with the building to accommodate residents and tenants that are affected by the operaon. We would like to thank everybody that stopped by our booth at the Broward County Condo, HOA, and Property Management Expo. We are looking forward to seeing some of you at the 2016 ICRI Fall Convenon in Cleveland.

As always, we can never be too thankful to our employees, who

continuously strive to provide the best customer service while also

providing high quality repairs to all types of structures.

One of the winners of the employee of the quarter

is Enemias Portillo. According to his nominator,

Enemias is one of the best employees in the field

and has been recently promoted to foreman. He

always strives to provide the best project results

his work and takes the initiative on more challenging tasks.

representative of the CP&R team. He not

only goes about his job safely, but also

Removal of existing PVC

membrane from the OSB sub-floor

and application of self-adhered

sheet membrane waterproofing.

Removal of existing deck drains

and installation of new bi-level

drains that include a clamping ring

to tie-in the waterproofing

membrane.

Removal and replacement of

metal coping at the edge of the

walkway under courtyard railings.

Removal and replacement of

stucco and felt from both sides of

the walkway parapet walls and

columns at locations of structural

wood repairs.

Repainting of all new stucco

surfaces with elastomeric paint

material.

Removal and replacement of

gypsum soffit, including finishing

and painting the soffit panels.

Prep, prime, and paint courtyard

metal handrails

The 1380 Piccard Drive is a hotel

consisting of a three story

building that is in the shape of the

number 8. The hotel, which was

constructed around 1986,

surrounds two courtyards. One of

the courtyards containing a

swimming pool. The building is

constructed primarily of wood

framing .

The scope of work consists of

repairing the exterior walkways.

The walkway construction

consists of an average 1.5-inch

thick concrete topping slab over

OSB sheathing supported by

wood joists, wood beams and

wood piers. Walkway parapet

walls are wood framed at the

exterior of the building. Metal

handrails are utilized at the

interior walkways. The cladding

on the walkway parapet walls and

vertical piers are hard coat stucco

applied with felt paper over OSB

sheathing. The overall scope of

repairs are as follows:

Removal and replacement of

concrete topping at the

exterior walkways.

Removal and replacement of

all OSB sub-floor below the

concrete topping.

Structural wood repairs to

joists and columns at exterior

walkways.

Removal and replacement of

deteriorated OSB sheathing

behind stucco.

all the existing railings with a

new glass panel railing

system.

Crack repair and flash

patching.

Membrane waterproofing

and application of protective

coating.

Shutter removal and

reinstallation.

Sliding glass door removal

and installation of new sliding

glass doors.

Painting of the existing

building exterior

components.

CP&R is currently working at the

Royal Embassy Condominium

located on Collins Avenue in

Miami Beach. The repairs will be

conducted on levels three thru

sixteen as well as the penthouse.

The repairs will be performed on

the deteriorated concrete

balcony slabs, catwalks, walls,

window sills and columns. The

scope of repairs will consist of the

following:

Deck preparation, including

the removal of tile, coatings,

waterproofing membrane,

and carpet.

Partial depth concrete deck

repair, full depth concrete

deck repair, deck edge repair,

overhead concrete repair,

column repair and wall

repairs.

Stucco repair on facade

drops, beam repair, and

replacement of

reinforcement steel.
