Claritas is a principal contractor delivering a range of projects with values from £1-70m across the residential, commercial and education markets. This entails providing design and build, construction management and other bespoke construction services for both public and private customers.

Today, we turnover circa £35 million per annum with a further £30m under

construction management. We operate throughout London and the South East

and we are proud to have established robust, repeat relationships with a number

of leading UK development companies.

As of the 6th April 2020, Claritas is the new name of AMCM Group, reflecting our

clear and transparent way of working. Our full legal title is Claritas Group Ltd.

Claritas Group also includes Magna our off-site solutions business. For both

customers and manufacturers Magna is a turnkey contracting partner that is willing

to own and manage risk, whilst charging no OH&P on pre-manufactured value.

Magna is a systems agnostic, principal contracting partner for off-site solutions, charging no OH+P on pre-manufactured value.

Working in new, more effective ways is part of our DNA at Claritas.. That’s why we

have focused on developing strong capabilities in off-site construction. Operating

through Magna, our wholly-owned specialist business, we don’t approach projects

with rigid, fixed solutions. Instead we create bespoke off-site delivery models to suit

our customers’ needs. These models are based on our hands-on project experience

with five MMC (Modern Methods of Construction) categories – see page 10 – and our

strong partnerships with designers, manufacturers and the wider MMC supply chain.

Whether you are a local authority, registered housing provider, developer or

manufacturer we will use our pre-construction for manufacture skills, systems and

processes to appraise your scheme – managing the design interface between

off-site and traditional construction. We will then act as the turnkey or specialist

principal contractor, with the flexibility to work under diverse types of contract –

from construction management to lump-sum design and build (D&B).

In line with our ‘two-way transparency’ model we will charge no OH&P (overheads

and profit) on any pre-manufactured value.

Claritas’ inaugural design and build scheme with private developer, The Collective, incorporates both modular and off-site methods of construction, at the mixed use, 222-unit co-living development.

Situated within a ‘live’ environment, it is a logistically complex scheme, which includes the demolition of an existing building and re-development of the site. The delivery programme is crucial and monitored carefully through close collaboration with all parties of the project team, including architects Hawkins Brown on the intricate design detail needed.

Extensive conditional surveys, party wall agreements and time and motion studies have been key drivers, as well as regular liaison with local businesses and residents, in order to manage expectations, generate excellent community engagement and ensure health and safety measures. Performance will be audited by the Considerate Constructors Scheme.

Claritas is set to convert Drill Hill and its ‘Gatehouse’ building into office and residential units, in the heart of Stepney Green on Mile End Road. A former military drill hall, the site is steeped in history and within a conservation area, requiring careful refurbishment.

Originally two storeys, Drill Hall will become a four-floor office, with new lower and upper mezzanine levels. The existing main roof has been raised to accommodate a second floor, whilst retaining the first floor. Adding a fourth floor, the covered ‘Gatehouse’ building will contain seven new residential units, a ground floor café and communal space.

Given 19 party wall agreements, collaboration amongst local stakeholders is essential to Drill Hall’s success, with their direct input paramount to the construction phase plan and risk mitigation strategy.

Situated within London’s Royal Docks’ Royal Wharf development, this new build Primary School and Nursery will accommodate up to 450 pupils from Royal Wharf and the wider community of Newham.

As part of the Section 106 Agreement, the scheme was a traditional contract with extensive CDPs. Working together with design managers and the preconstruction team, the project was brought in line with the proposed budget to ensure a transparent approach. The efficient construction approach consists of an RC frame on a raft slab, traditional brick built with Metsec infill, curtain walling and a sports MUGA area created at roof level.

The school is positioned in the heart of the existing Royal Wharf development and as such communication with other contractors was essential to ensure coordination. The Scheme was awarded a Certificate of Excellence through CCS, scoring 43/45 on both visits.

The project involves a fully volumetric off-site manufactured product to provide temporary housing for families in need.

The scheme requires the construction of 58 robust and high-quality homes formed around a courtyard, by an external deck access via two stair cores and a central lift. External works include a communal garden at the front of the building.

Claritas is working in partnership with Premier Modular through our Innovations Partnership Agreement and we have worked together to lead the customer through a rigorous process of cost management and re-design to achieve their brief and budget. This has included simplifying areas of the design whilst engaging with our supply chain partners to recommend alternative products and achieve the customers requirements and desired performance standards.

Our design management has been fully engaged to create a rationalised layout which is currently being submitted for a S73 minor amendment application. This approach of market testing costs and compliance matches the Claritas ethos and collaborative approach of ‘Two-Way Transparency’, where we totally invested our efforts as members of the client team to deliver a successful outcome for all involved.

Claritas were appointed by Medway Development Company via the Hyde CM framework, to deliver two mixed tenure residential buildings, with accompanying retail and leisure space, in the heart of Chatham.

As the scheme’s Construction Management partner, Claritas developed the design team and supply chain procurement strategy, whilst ensuring the required compliance and transparent cost planning. A key aspect of the team’s proactive approach is allowing the use of community space throughout the phasing of construction, in order to encourage positive placemaking. These placemaking efforts also include extensive stakeholder engagement through community events, green walls and safe landscaping.

With the customer’s brief and sales expectations in mind, Claritas is delivering the show unit at the earliest opportunity and creating additional value where possible, including advising on GDV and specification options.

This complex design and build scheme required robust, logistical planning to deliver 33 new senior living homes.

Appointed as Principal Contractor during the preconstruction phases, Claritas created a masterplan that was complementary to its surroundings. Flanked by two schools and residential properties, community engagement was crucial and face to face dialogue a regular activity. Taking a proactive lead in the development of the design to create programme efficiencies, Claritas counteracted issues where possible. One such example was the recommendation of light gauge steel frames to bring forward other phases of the build, by reducing the drying time of a concrete structure.

As a BOPAS accredited contractor, Claritas was appointed to deliver 94 mixed tenure homes at seven ‘infill sites’ across the London Borough of Enfield.

Each site brought its own challenges, including working within densely populated conservation areas, and managing construction close to live railway assets. All required robust community liaison, specialist material selection and offsite SIPS panel manufacturing, to limit community impact and adhere to its surroundings. Claritas worked hard to ensure minimum disruption and created logistics plans which coordinated deliveries outside of busy periods.

An important aspect of Claritas’ appointment and the Section 106 Agreement, was the creation of KPIs for social value, creating skills and employment opportunities throughout the Borough. Achieved through longstanding relationships with tier one supply chain partners, Claritas were able to provide apprenticeship, work experience, local employment and trade opportunities.

Claritas was appointed to investigate the occupied private townhouse and affordable rent apartment scheme, following a number of ongoing defects.

Resolving such defects in a largely occupied site, required consistent communication, health and safety measures and a number of full-time resident liaison officers. This community integration is set to continue, with ongoing support for the adjacent Kennington Youth Project and the achievement of the Considerate Constructors ‘Performance Beyond Compliance’ Certificate of Excellence.

Due to the dynamic nature of the works at St Agnes, Claritas created regular reporting opportunities, to ensure full transparency on its cost and delivery programme. This open communication is a key aspect of Claritas and L&Q’s longstanding relationship.

Appointed to act as Pre-construction Manager to achieve a successful Section 73 Planning Application to increase GDV and improve efficiencies. Claritas successfully delivered Thurlow Park in 2016.

On receipt of approval, we acted as Principal Contractor and Construction Manager to build a 1.5 story basement and four-storey concrete frame against the boundaries of the two adjoining owners, where access was constrained by a school and pedestrian crossing.

Following a technical appraisal of the original planning consent, we proposed that it was feasible to improve the efficiency of the basement and concrete structure.

As Lead Designer, we worked with the CSL sales team and the interior designer to analyse the cost and value of key finish specifications and layout to improve the GDV and cost efficiencies by approximately £1.5 million.

Following a competitive tender, Claritas were awarded this three-unit residential, JCT Design and Build contract by Tandridge District Council.

Delivered on time and within budget, Claritas adopted a proactive approach to the complex scheme by reconfiguring designs during pre-construction and future-proofing the bungalows where possible, with environmental initiatives.

Positioned within a well populated residential area, the site required careful logistics and clear communication with existing neighbours, through regular face-to-face interaction and formal notices. Creating picnic tables, together with bird and bat boxes from the sites’ excess wood, is an example of the social value our team added. Claritas’ approach was recommended for best practice by the CCS for small sites in highly populated residential areas.

As Principal Contractor on this 20-unit residential scheme with Southern Housing Developments, Claritas managed all services, from de-risking and pre-demolition groundworks to providing technical and cost consultancy management.

A key outcome of the initial risk analysis was the site’s limitations around drainage, which resulted in a specialist SuD strategy for the construction period and entire development life cycle. Working closely with the Employers Agent, Claritas explored several options, ultimately saving Southern Housing Developments approximately £170,000 by selecting the correct filtration system and avoiding major road closures to connect the site with local existing sewers.
