suppressed asbestos removal, mechanical

If not kept clean, grease extraction ductwork poses
a substantial fire risk. Grease is a potential fuel
for fire causing fire to spread rapidly throughout
an extract system, into other areas of a building,
increasing risk to human life. According to a report
by the London fire brigade, there is on average 1
kitchen extract ductwork fire every 9days in greater
London alone and insurers may not always pay out
for claims, if the duct system is the found cause of
why a fire spreads. Ductwork systems need to be
maintained and kept in a state in accordance with
insurance policy conditions or warranties.

Ductclean (UK) Ltd have developed and created a
bespoke database system, VMP (ventilation management
programme). VMP allows us to record all systems that have
been surveyed and/or cleaned, and enable us to provide
clients with an in-depth report, detailing the condition
or cleanliness of your ventilation systems, all reports are
available on request by clients and contain all the relevant
industry compliant information.

cleaning for councils and housing associations
across the UK. We provide ventilation hygiene
surveys, which include, internal ductwork images,
system descriptions, single line drawings and
associated fire risk assessments.
Client liaison is essential when carrying out projects
involving a large number of properties. We utilise a
number of different methods to communicate, with
both end users (tenants) and clients. Where required
we can make telephone appointments directly with
tenants, provide pre works questionnaires, and we always
provide letter drops to all properties. We ensure that
we provide high levels of customer service at all times.

NHS Compliance
HTM 03-01 has outlined new guidance and procedures
for the NHS properties and the management of their
ventilation equipment. All of Ductclean (UK) Ltd’s work
are undertaken in accordance with current HTM standards.
Asbestos Controlled Cleaning
Historically, Asbestos rope gaskets were used as
air tight seals on access doors, fire damper stops
and between angle iron flanges on ductwork joints
until the 1990s. Asbestos contamination is a
significant health risk in many ventilation systems.
Various types of asbestos can be found within ventilation
systems and asbestos fibres may be found to have been
dispersed outside the distribution ductwork, into occupied
areas. If asbestos has been detected, the risk of exposure
to the building occupants has to be controlled.
If this situation arises, as a specialist licenced asbestos
contractors, Ductclean (UK) Ltd should be contacted to
decontaminate affected areas and then, to control the
risk of further exposure, to either remove or encapsulate
the asbestos source. Ductclean (UK) Ltd are licenced by
the Health & Safety Executive to carry out all such asbestos
works.

Our UKATA approved training academy is a state
of the art, self contained facility based at our
head office.
The training academy has two bespoke classrooms, each
with 12 desks, all desks dock a touch screen tablet devices,
enabling each delegate to access the latest course material
and connect to the SMART interactive whiteboard in
each classroom.
We have designed a practical area to replicate the
environments where asbestos removal is typically required,
for both licensed and unlicensed materials. The areas
include ceiling tiles, boilers, electrical services and cavity
areas. We have also designed areas specifically to stimulate
real life environments, such as a gas meter cupboard,
complete with mock asbestos boarding and boilers
with flues.
Our bespoke training area also contains all the equipment
needed for practical training on ductwork cleaning. We have
an extensive ductwork system, suspended from different
height levels throughout the facility, to help replicate the
different height conditions engineers may come across
at different sites. The ductwork system also allows for
delegates to gain experience of working at height and also
installing access doors of various dimensions and shapes.
Additionally, a mock kitchen with cooker and canopy
in present, to enable practical kitchen and oven deep
cleaning training.

1 Day Duty to Manage Asbestos in Non-Domestic Premises
The course provides comprehensive information on how
to assess whether a premises contains asbestos, how to
assess the risks from asbestos and how to manage those
risks to ensure that you, as a duty holder, are compliant
with the current regulations.
Ventilation Hygiene Training
This course is designed around TR/19 (Ventilation cleaning
standards) and BS:15780 “Ventilation for buildings
ductwork, cleanliness of ventilation systems”. It includes
a mixture of theory and practical, which we can conduct
at our training academy and will provide the attendees
with the overview required to clean kitchen extract and
mechanical ductwork systems safely.
Health & Safety Training
Working safely is a one day course, offering all the basics
in a high impact interactive package. Working safely is for
people at any level, in any sector, needing a grounding
in the essentials of health and safety. Everyone at work
should have an understanding of why they must ‘work
safely’ and this course offers exatly that.
Vanguard Sensor Technology; a revolutionary
way in which the world monitors ductwork
deposit levels.
Ductclean (UK) Ltd embarked on a visionary idea, to create
the world’s first ductwork deposit monitoring sensor. The
Vanguard Sensor has been developed in accordance to the
regulations set out by the building research establishment.
This innovation is notably the first of its kind, and currently
operates at the O2 arena, Greenwich, Kings College
London and Centrica Plc’s portfolio of offices. The
Vanguard Sensor captures the real meaning of ventilation
system based monitoring.

Until now the only methods available to the industry for
testing and monitoring ductwork systems have been based
on human assessment requiring a visual or manual test on
each system across a number of locations, for each and
every site. Vanguard Sensors eliminate the risk of human
error, and can remotely and accurately monitor ductwork
across a client’s whole portfolio.
Our sensor can be set to measure dust and grease build up
to any agreed failure point. TR19’s tables 5 and 9 outline
the current advised deposit levels for the ductwork cleaning
industry, with the help of our sensor, remedial action can
now take place based on factual condition based on
monitoring, and not just actioned as part of the regular
planned maintenance. By having this information at your
fingertips, clients may find that previously planned cleaning
intervals could change, potentially providing substantial
cost savings, due to reduced maintenance visits.

The work place (Health, Safety and Welfare) Regulation 1992, regulation 5
“Requires that mechanical ventilation systems used for
providing general ventilation are maintained including
cleaned as appropriate, in an efficient state, in efficient
working order and in good repair”.

“52 mechanical ventilation systems (including air-
conditioning systems) should be regularly and adequately
cleaned. They should also be properly tested and maintained
to ensure that they are kept clean and free from anything
which may contaminate the air”.
Condition monitoring takes the surprise out of ventilation
clean requirements and helps avoid expensive call out/shut
down cleans.
