Industrial and Logistics rents Map H1 2014An overview of the prime yields and prime rents of the Industrial and Logistic market of the BeneluxContinuing trends on the logistic market29-04-2014 - The demand for logistic real estate in the Netherlands remains high and is popular with investors. Due to a shortage of high-end logistic and industrial real estate the rents remain stabile and yields are improving at the logistics hotspots. The vacancy rate of older complexes is increasing. This is shown by the Benelux Industrial and Logistics Rents Map H1 2014 of Colliers International where an overview is given of the latest developments on the logistics market.On the logistic market there is a growing demand for campuses and XL distribution centers (DC XL). There is a low supply of high quality industrial and logistic space in the Netherlands. We see a growing vacancy levels of older logistic space, due to the current developments in the logistic market. These logistics centers do not meet today’s requirements regarding location and technical requirements. On short and medium term Colliers sees an increase of build-to-suits. Furthermore, institutional investors seem to have great interest in the logistic market, especially non-European investors.Moreover, there are big regional differences. Rents in the port of Amsterdam and Schiphol airport are under pressure. Schiphol Airport remains the location with the highest rents, although the market for these logistic warehouses next to the runway only attract companies from specific sectors. At locations located on the Antwerp/Rotterdam – Rürharea axis, like Breda and Venlo, rents are overall stabile. Tilburg, a city which is developing on a fast pace as a logistic hub, is an exception where an increase of rents is expected the coming year. Furthermore, the yields of the cities on the Antwerp – Dusseldorf axis are expected to increase due to scarce investments opportunities.

Definitions:

Prime net rent: The top open-market tier of rent that could be expected for a unit of standard size, and of the highest quality and specification (Grade A), in the best location in the market at the survey date. The figure excludes service charges and taxes, and does not reflect tenant incentives.

Prime yield: The yield an investor is prepared to pay to buy a Grade A building, fully-let to high quality tenants at an open market rental value in a prime location. Lease terms should be commensurate with the market e.g. typically 5yrs +. Initial yield = First years’ net income/purchase price (prior to deducting fees and taxes).
