Name of Borrower. The borrower’s nameis placed at the top for easy and quickidentication of the report.

Property Photo. The subject photo is onthe front page. This makes it easy to viewthe property and ensure it’s the correctproperty being used for collateral.

Executive Summary. The Collateral Valu-ation Report was designed so that the rstpage presents all the salient information inan executive summary format.

Date and Source of Photo. The date andsource of the photo is indicated to ensurerelevancy and reduce fraud.

Appraiser’s Identity Authenticated. Theidentity of all CVR Certied appraisers hasauthenticated by Appraisal Sentry using

“out of pocket” credentials.

Report Fraud Prevention. This technology iscalled “On Document Verication”. Encryptedin the data matrix is all the pertinent informationabout the appraiser and the report. If there isany indication of fraud, the data matrix can bedecrypted to reproduce the original report data.This is the same technology used by the postalservice to prevent mail fraud.

12-Month Value Forecast. Using eco-nomic data the value of the collateral isforecasted for 90,180, 270 and 360 daysout. The values are show as well as a trendchart for a better understanding of theanticipated values in the market and of thecollateral.

Appraiser’s Opinion of Value. The ap-praiser’s opinion of value and the effectivedate of the value are indicated.

Market Trends. The trends for sales andlistings for the market area are graphicallyshown in a chart for easy and better inter-pretation of the activity in the market area.

Neighborhood Demographics. The stan-dard neighborhood demographic informa-tion typically found on a 1004 is also foundon the CVR.
